HIALEAH, FLA. — CBRE has arranged the sale of Miami Midway Park, a four-building industrial park in Hialeah spanning 505,518 square feet. A real estate fund managed by Ares Management purchased the property from a joint venture partnership between Greystar and Butters Construction & Development for an undisclosed price. Jose Lobón, Frank Fallon, Trey Barry, Royce Rose, Devin White, Gabriel Braun and Daniel Sarmiento of CBRE represented the seller in the transaction. Affiliate firm Ares Industrial Management will manage Miami Midway Park on behalf of the new ownership. Delivered in second-quarter 2024, Miami Midway Park features 32-foot clear heights, 120 dock high doors, LED lighting and electric vehicle charging stations. The property was 76 percent leased at the time of sale, with 123,799 square feet of space available at the time of sale.

St. John Properties Begins Construction on 107,000 SF Industrial Park in Salisbury, Maryland

SALISBURY, MD. — St. John Properties Inc. has begun construction on Westwood Commerce Park, a three-building industrial project in Salisbury, approximately 30 miles west of Ocean City in Wicomico County. The first phase of construction, which will be built on a speculative basis, comprises two flex/research-and-development facilities spanning more than 70,000 square feet that will be located at the intersection of Ocean Gateway and Naylor Mill Road. St. John Properties plans to deliver Phase I by fourth-quarter 2025. The 16-acre development will also include a three-acre pad site that would be suitable for a gas station or convenience store, according to St. John Properties. The Baltimore-based developer anticipates Westwood Commerce Park to employ more than 400 people at full capacity.
ST. PETERSBURG, FLA. — Plaza Advisors has brokered the $4.7 million sale of Bay Pines, a 9,110-square-foot retail strip center located along Bay Pines Boulevard in St. Petersburg. The property serves as an outparcel to a Walmart Supercenter and was 85 percent leased at the time of sale to tenants including Starbucks Coffee, Supercuts and Jimmy Johns. Jeff Berkezchuk and Jim Michalak of Plaza Advisors represented the seller, Palm Beach Gardens, Fla.-based Kitson & Partners, in the transaction. The buyer was an undisclosed REIT. The transaction completes a three-property disposition that Plaza Advisors brokered on behalf of Kitson & Partners that includes adjacent Texas Roadhouse and Village Inn properties, which were sold to separate 1031 investors.
ATLANTA — The Cobb-Marietta Coliseum and Exhibit Hall Authority, owner and operator of the Cobb Galleria Centre in Atlanta, has selected a team of locally based firms to manage the expansion and renovation of the convention center. Impact Development Management will serve as the authority’s representative and project manager for the overhaul, Rule Joy Trammell + Rubio will serve as the project architect and Holder Construction will be the construction manager. The development team plans to break ground on the project in fall 2025, with completion slated for early 2027. The Cobb Galleria Centre was originally built by the authority in 1994. The facility currently totals 320,000 square feet, including 144,000 square feet of exhibit space, a 25,000-square-foot ballroom, 20 meeting rooms and four executive boardrooms. Also on the campus is Galleria Specialty Shops, an enclave of small retail shops that currently houses tenants including HOKA Shoes and a Subway kiosk. The master plan for the expansion project includes: Cobb Galleria Centre is centrally located near the intersection of I-75 and I-285 in Atlanta’s Cumberland-Galleria submarket. BRADENTON AND MELBOURNE, FLA. — Berkadia has originated two loans totaling $110.7 million for two multifamily developments in Bradenton and Melbourne. Alec Fox of Berkadia’s Tampa office secured the financing on behalf of the sponsor, Charlotte-based Madison Capital Group. Berkadia secured $60 million in construction financing for Madison Bradenton, consisting of a $47 million senior loan provided by Peachtree Group and a $13 million mezzanine loan from Hickory CRE. The second transaction was $50.7 million in aggregate financing for Madison Midtown in Melbourne, consisting of a $33.5 million senior loan provided by First Citizens Bank and $17.2 million in preferred equity from Forum Capital Advisors. Both properties will consist of 240 units and are slated for completion in 2026.
LOUISVILLE, KY. — Dermody Properties plans to develop LogistiCenter at Airport West, a 342,720-square-foot industrial facility situated on 21 acres in Louisville. Kevin Grove and Alex Grove of CBRE represented the developer in the land acquisition. The site is located west of Louisville Muhammad Ali International Airport in the city’s Southside/Airport submarket. The project will feature build-to-suit office space, 36-foot clear heights, 40 dock doors, two drive-in doors, 190 parking stalls, 70 trailer spaces, ESFR fire protection and LED lighting. The construction timeline for the project was not disclosed.
PANAMA CITY BEACH, FLA. — Birmingham, Ala.-based construction firm Robins & Morton has completed the Tallahassee Memorial HealthCare Medical Office Building in Panama City Beach. Robins & Morton served as the general contractor for the 80,000-square-foot project on behalf of The St. Joe Co. and Tallahassee Memorial HealthCare (TMH). Designed by HuntonBrady, the four-story facility will house TMH Physician Partners – Primary Care, TMH Urgent Care Center, Coastal Tides Surgical Center, TMH Physician Partners – Cardiology and additional space for pulmonary and orthopedic services. Robins & Morton will also break ground on a 100-bed hospital on the same campus, which is scheduled to be complete before the end of 2027.
CHARLESTON, S.C. — Marcus & Millichap has brokered the sale of Clarion Pointe Charleston-West Ashley, a 77-room hotel located at 2455 Savannah Highway in Charleston. The out-of-state buyer purchased the Choice Hotels-branded hotel for an undisclosed price. The seller was also not disclosed. Jack Davis, Chase Dewese, Joce Messinger and Joseph Simpson of Marcus & Millichap represented the seller in the transaction. Robert Hunter and McLean Hicklin, also with Marcus & Millichap, procured the buyer. Built in 2005, the four-story hotel features an indoor swimming pool, fitness center and a breakfast bar.
Boulder Group Negotiates $2.7M Sale of Retail Property in Bartlett, Tennessee Leased to Fast Pace Health

BARTLETT, TENN. — The Boulder Group has negotiated the $2.7 million sale of a retail property in Bartlett leased to Fast Pace Health. The medical services provider operates more than 235 healthcare clinics in the Southeast and Midwest and has more than 14 years remaining on its lease for the Bartlett location. The 3,700-square-foot, freestanding clinic was built in late 2023 at 3082 Kirby Whitten Road, about 15 miles northeast of Memphis. Randy Blankstein and Jimmy Goodman of Boulder Group represented the seller, a private real estate investor, in the transaction. The undisclosed buyer purchased the property in a 1031 exchange.
Wolfspeed to Receive $750M in CHIPS Funding for Manufacturing Plants in North Carolina, New York

DURHAM, N.C. — Wolfspeed, a semiconductor manufacturer based in Durham, has signed a non-binding preliminary memorandum of terms (PMT) with the U.S. Department of Commerce to receive up to $750 million in funding under the CHIPS and Science Act. The funding would support the construction of a new, 2 million-square-foot silicon carbide wafer manufacturing facility in Siler City, N.C., as well as catalyze the planned expansion of Wolfspeed’s device manufacturing facility in Marcy, N.Y. The projects together are estimated to create over 2,000 manufacturing jobs and 3,000 construction jobs and are part of the company’s previously announced capacity expansion plan that exceeds $6 billion in total investment. “Artificial intelligence, electric vehicles and clean energy are all technologies that will define the 21st century, and thanks to proposed investments in companies like Wolfspeed, the Biden-Harris Administration is taking a meaningful step toward reigniting U.S. manufacturing of the chips that underpin these important technologies,” says Gina Raimondo, U.S. Secretary of Commerce.
