INDIAN LAND, S.C. — The Lancaster County Council has approved developer MPV Properties’ plans for the second phase of RedStone, a mixed-use development in the Charlotte suburb of Indian Land. Phase II will comprise 350 apartments, 20 townhomes and 24,000 square feet of retail space. Located at the intersection of U.S. Highways 521 and 160, the second phase will be situated adjacent to Phase I, a shopping center that opened in 2016 and includes 80,000 square feet of existing retail and restaurant space, as well as the RedStone 14 Cinemas. Between the two phases will be an event lawn that MPV plans to activate with live music, farmers markets and other public events. The developer has begun leasing the retail space at Phase II, which will break ground in fall 2023. Michael Bilodeau and Steve Vermillion of MPV Properties, along with Jason McArthur of Mission Properties, are leading the development of RedStone Phase II. Robbie Adams and Joey Morganthall of MPV Properties are responsible for retail leasing.

RIDGEVILLE, S.C. — Portman Industrial has broken ground on Phase II of Campus 4 within Camp Hall Commerce Park in Ridgeville, a suburb of Charleston. The second phase comprises a 1.1 million-square-foot industrial facility situated on 110.6 acres near the Port of Charleston and adjacent to Volvo Cars’ manufacturing plant. The cross-dock facility will feature tilt-up concrete walls, a structural steel frame, TPO roof, 40-foot clear heights, 215 dock doors, four drive-in doors, 759 car spaces and 851 trailer spaces. The design-build team includes general contractor Frampton Construction, architect McMillan Pazdan Smith and civil engineer Thomas & Hutton. Lee Allen and Kevin Ross of JLL’s Charleston office are handling leasing for the project. Phase II is set for a summer 2023 delivery. Phase I, which comprises three buildings spanning 940,000 square feet, is currently under construction and is more than 60 percent preleased.

AUSTIN, TEXAS; FLAGSTAFF, ARIZ.; AND CHARLESTON, S.C. — Global Student Accommodation (GSA) has completed the acquisition of a five-property student housing portfolio totaling over 1,600 beds. The seller was Harrison Street, an investment management firm headquartered in Chicago. The portfolio includes three assets in Austin, one in Flagstaff and one in Charleston. The price and names of the specific properties were not disclosed. Student housing provider Yugo will take on the management of all five assets immediately, with the aim of enhancing students’ overall experience throughout and beyond university and college life. The transaction gives GSA access to the new market of Charleston, which is rapidly becoming a tech hub and has seen its labor pool grow three times faster than the U.S. average since 2010. This growth is also reflected in student applications to the College of Charleston, which have increased 29.1 percent over that same time period. “These latest additions to our portfolio build on the momentum that we have had since entering the U.S. market at the start of 2021, where demand for student housing remains robust,” says Robin Moorcroft, transaction director of GSA. — Kari Lloyd

ORANGEBURG, S.C. — Pet Supplies Plus, a pet food retail chain based in Michigan, has fully leased a newly built, 534,702-square-foot industrial facility located within Shamrock Commerce Park in Orangeburg. NAI Earle Furman represented the landlord, Appian Investments, in the lease transaction. Pet Supplies Plus’ $53 million investment is expected to create 275 new jobs. Operations at the new distribution center are expected to begin in early 2023. The new facility is the fourth U.S. distribution center for Pet Supplies Plus, which operates 630 stores across 40 states. Appian’s project partners include Pacolet Milliken and Jim Roquemore.

GREENVILLE, S.C. — The retail division of SVN | Blackstream, dubbed Reedy River Retail, has negotiated the $10.7 million sale of Woodruff Village Shopping Center in Greenville. Located at 1810-1848 Woodruff Road, Woodruff Village’s tenant roster includes Planet Fitness, Social Latitude and Habitat for Humanity’s Restore. Daniel Holloway and Dustin Tenney of Reedy River Retail represented the seller, an entity doing business as Woodruff Investment National Exchange LLC, in the transaction. Rox Pollard of Colliers represented the buyer, Greensboro, N.C.-based MarBro Realty LLC.

GREENVILLE, S.C. — Investors Management Group Inc. (IMG) has purchased Millennium Apartments, a 305-unit multifamily community in Greenville, for $64.4 million, or $211,000 per unit. The seller was not disclosed. Andrea Howard of Northmarq brokered the transaction. Additionally, Northmarq provided a non-recourse, fixed-rate Freddie Mac loan that carries a seven-year term and a four-year interest-only period. In addition to the debt financing, IMG raised $35 million in equity from over 200 investor clients across 20 states to finance the acquisition. Built in 2008, Millennium features one-, two- and three-bedroom units. IMG plans to invest $2.5 million in capital improvements at the property.

GASTONIA, N.C. AND FORT MILL, S.C. — Birmingham, Ala.-based Growth Capital Partners (GCP) is partnering with Houston-based Phelan-Bennett Development to develop two speculative industrial projects in metro Charlotte totaling 442,896 square feet. GCP acquired a 17.3-acre site at 1215 Jenkins Road in Gastonia in April. Set in Northwest Gateway Logistics Park off I-85, Phelan-Bennett will break ground in late September to build a 132,395-square-foot facility and a 166,370-square-foot warehouse with an expected delivery of third-quarter 2023. The buildings will feature 32-foot clear heights, 57 total dock-high doors and a shared 200-foot truck court. The 15.5-acre site that GCP acquired mid-August in Fort Mill at Lakemont Business Center will break ground in December, with an expected delivery in fourth-quarter 2023. The 144,131-square-foot project will feature 32-foot clear heights, dock-high doors and a 122-foot truck court. GCP will manage and lease the properties upon completion. Henry Lobb and Abby Smith of Avison Young are marketing all three buildings for lease. GAFFNEY, S.C. — Chicago-based Glenstar and Creek Lane Capital are partnering to develop Cherokee Commerce Center 85, a 3.6 million-square-foot industrial park in Gaffney. The developers plan to invest approximately $415 million to develop six separate facilities in multiple phases. Situated equidistant between Greenville, S.C., and Charlotte, the new industrial park will span 290 acres along I-85. The first two facilities — the 500,000-square-foot (expandable to 1.3 million square feet) Building Two and 278,200-square-foot Building Four — are expected to begin construction in January 2023, with delivery slated for fourth-quarter 2023. Master planning at Cherokee Commerce Center 85 shows potential for up to 1.7 million square feet under one roof to accommodate bulk industrial users. The Colliers industrial brokerage team of Garrett Scott, John Montgomery, Brockton Hall and Dillon Swayngim has been selected to handle leasing for the park.

CLEMSON, S.C. — Pierce Education Properties has acquired a two-property portfolio of student housing communities offering 382 beds near Clemson University in South Carolina. Acquisitions include The Enclave in Town and The Enclave on Old Central, both of which were constructed in 1998 and offer two- and three-bedroom units. The communities are situated at 423 Lindsay Road and 1146 Old Central Road and feature shared amenities, including a swimming pool, 24-hour fitness center and dog park. Teddy Leatherman, Scott Clifton and Stewart Hayes of JLL represented the seller, a joint venture between Centerlane Capital and Burkely Communities, in the transaction. GREENVILLE, S.C. — Monument Capital Management, an A-Rod Corp. company, has sold Park West Apartments in Greenville. Tai Cohen of Cushman & Wakefield represented the seller in the $39 million transaction. The buyer was not disclosed. Located on 20 acres at 357 Hillandale Road, the 359-unit Park West Apartments comprises 305 one- and two-bedroom garden-style residences and 54 two-bedroom townhomes. Monument Capital Management originally purchased the community in 2016 and immediately upgraded unit interiors, amenities and common areas.
