COLUMBIA, S.C. — Colliers has facilitated the sale of Stephenson Center, a 102,141-square-foot flex/office portfolio located at 714 Betsy Drive and 720 Gracern Road in Columbia. FirstLight Investments acquired the property for an undisclosed price. Nolan Ashton, Tommy Whitmore, Henry Roe and Allen Wilkerson of Colliers represented the seller, RealOp Investments, in the transaction. Roe and Wilkerson will lead leasing efforts for the property on behalf of the new ownership. Stephenson Center comprises three flex/office buildings with approximately a half-acre of secured industrial outdoor storage (IOS). The portfolio is currently 91 percent leased to a mix of multi-purpose tenants, medical users and government agencies.

Pinckney, Coldwell Banker Unveil Plans for 34-Acre Mixed-Use Development in Johns Island, South Carolina

JOHNS ISLAND, S.C. — Pinckney Partners and Coldwell Banker Commercial Atlantic have unveiled plans for South Island Market, a 34-acre mixed-use project under development on Johns Island, about 13 miles south of Charleston. The project will span 82,000 square feet across eight buildings, which will be designated for retailers, restaurants, service-based tenants and office space. The development will also include 79 luxury townhomes built by Fort Washington, Pa.-based Toll Brothers, along with 16 acres of open space. Buddy Darby and Charles Darby of Pinckney Partners are the lead developers of South Island Market. Hannah Kamba and Tim Rowley of Coldwell Banker are the development’s listing agents.
GREENVILLE, S.C. — Comunidad Partners has acquired The Haywood, a 234-unit workforce housing community located at 100 Gloucester Ferry Road in Greenville, roughly one mile south of Simon’s Haywood Mall. The seller and sales price were not disclosed. The property was originally built in 1991 and was previously known as Hawthorne at the Park, according to Apartments.com. Comunidad Partners plans to renovate The Haywood’s unit interiors, facades and amenities. The company also plans to work closely with local and national nonprofit partners to establish resident services at the community.
MOUNT PLEASANT, S.C. — JLL Capital Markets has arranged a $14.3 million loan for the refinancing of The Plaza at East Cooper, a 102,731-square-foot shopping center located in Mount Pleasant, roughly two miles from downtown Charleston. Eric Tupler, Rob Bova and Ellie Savage of JLL’s Debt Advisory team, along with Alexis Kaiser of JLL’s Charlotte office, represented the borrower, an entity doing business as Bamoza LLC, in securing the loan through an unnamed insurance company lender. Aldi anchors The Plaza at East Cooper, which was 85 percent leased at the time of sale to tenants including Firehouse Subs, Batteries Plus and 843 Nail & Spa. The center was originally built in 1975 on roughly 37 acres, according to LoopNet.
CHARLESTON, S.C. — Asana Partners is redeveloping Pacific Box, a 221,600-square-foot mixed-use development on Charleston’s Upper Peninsula. The redevelopment — which will include the conversion of 26,000 square feet of office space into lifestyle retail and restaurants — is already underway. Completion of the project is scheduled for the second quarter of 2026. Existing tenants, including Edmund’s Oast Brewing Co. & Taproom and Rancho Lewis, will remain open throughout the redevelopment process. Spanning 10 acres along King Street, the newly converted space will include a 6,000-square-foot marquee restaurant space, exterior upgrades, new retail façades, improved central courtyard and turf areas, a children’s play area, a venue for year-round programming, the addition of covered patio for dining and retail and increased parking options. Walker & Dunlop Arranges $75M Refinancing for Society at Laurens Apartments in Downtown Charleston

CHARLESTON, S.C. — Walker & Dunlop has arranged a $75 million loan for the refinancing of Society at Laurens, a newly built, 148-unit luxury apartment community located at 31 Laurens St. in Charleston’s historic downtown district. Walker Layne, Matt Wallach and Stephen West led the Walker & Dunlop team that arranged the three-year loan through Aareal Capital on behalf of the borrower, Southern Land Co. The Society at Laurens features studio, one-, two- and three-bedroom apartments, as well as a heated saltwater pool and spa situated on a second-floor deck with views of Charleston Harbor. Other amenities include a high-end fitness center, controlled-access parking and package lockers with 24/7 access.
CHARLESTON, S.C. — Avison Young has brokered the sale of 61 West, a 43,426-square-foot medical office building located at 1483 Tobias Gadson Blvd. in Charleston’s West Ashley submarket. Atlanta-based SG Property Services purchased the property from an entity doing business as Tobias LLC for an undisclosed price. Gary Lyons and Gregg Legerton of Avison Young represented the seller in the transaction. 61 West was 85 percent leased at the time of sale to a mix of tenants including University Medical Associates (UM of SC), Anesthesia Associates and Parkwood Pediatrics. The property underwent extensive renovations to the lobby and common areas in 2023, according to Avison Young.
Dwight Mortgage Trust Funds $110M Refinancing for LC Line and Low Apartments in Charleston

CHARLESTON, S.C. — Dwight Mortgage Trust, an affiliate of Dwight Capital, has provided a $110 million bridge loan for the refinancing of LC Line and Low, a new 277-unit apartment development in Charleston. Brandon Baksh, Noah Greenwald and Talisse Thompson of Dwight Mortgage Trust originated the loan on behalf of the sponsor, Lifestyle Communities, which will use the loan to refinance existing construction debt and fund remaining construction expenses. LC Line and Low features a main residential building, train shed with loft-style apartments, historic single-family homes with private courtyards and seven retail suites totaling 15,000 square feet. The retail component houses tenants including The Goat Restaurant & Bar and Morning Ritual Coffee Shop, with another restaurant and a cocktail bar in the planning stages. Amenities include a resort-style pool, clubhouse, fitness center with saunas and cold plunges, coworking lounge and a parking deck.
IPA Arranges Portfolio Sale of Five Food Lion-Anchored Shopping Centers in the Carolinas

RALEIGH, N.C. — Institutional Property Advisors (IPA), a division of Marcus & Millichap, has arranged the sale of a five-property portfolio of Food Lion-anchored shopping centers in the Carolinas. The assets span 248,030 square feet and include College Lakes Plaza in Fayetteville, N.C.; Eden Centre in Eden, N.C.; Kimberly Park in Carthage, N.C.; Kris Krossing in Conway, S.C.; and West Pointe Village Asheboro, N.C. Raleigh-based Genesis Properties purchased the portfolio from Richmond-based Capital Square for an undisclosed price. Dean Zang and David Crotts of IPA, along with Zach Taylor of Marcus & Millichap, represented the seller and procured the buyer in the transaction. Ben Yelm and Donald Gilchrist served as Marcus & Millichap’s brokers of record in South Carolina and North Carolina, respectively, in the deal.
LOUISVILLE, KY. — GE Appliances, a Haier company, has unveiled plans to invest more than $3 billion in its U.S. operations over the next five years. The company plans to expand its air conditioning and water heating portfolio, increase production output across all product lines and further modernize its 11 U.S. manufacturing plants with new automation and capital equipment. The first phase of investments will begin at GE Appliances plants in Kentucky, Alabama, Georgia, Tennessee and South Carolina. Upon completion of the plan, Louisville-based GE Appliances will have invested $6.5 billion across its U.S. manufacturing plants and nationwide distribution network since 2016, which is the year that the company was sold by General Electric (NYSE: GE) to Haier. The new $3 billion announcement marks the second-largest investment in the company’s history. The GE Appliances plant in Camden, S.C., currently produces gas water heaters. With the new investment, electric and hybrid water heater manufacturing will be added, doubling the plant’s output and employment once the project is complete. The first phase will be implemented by early 2026. In December, GE Appliances will add two new models of air conditioners to its air and water product portfolio at its Selmer, Tenn., plant. …
