GREENWOOD, S.C. — Marcus & Millichap has brokered the $9.5 million sale of the Emerald Place shopping center in Greenwood, approximately 25 miles from the Georgia-South Carolina state line. Kohl’s, Ross Dress for Less and Rack Room Shoes anchor Emerald Place, which is located at 259 Hospitality Blvd. Private investor George Snelling purchased the 107,616 –square-foot property from Cole MT Greenwood SC LLC. Marcus & Millichap’s Zach Taylor, Brian Munn and Don McMinn brokered the sale on behalf of both the seller and the buyer. The buyer, who typically invests in self-storage assets, purchased Emerald Place as it provided a more attractive yield than other self-storage options, according to Taylor.

CHARLESTON, S.C. — Capital Square and Method Co. have announced plans to develop 529 King Street, a 50-unit hotel with ground-level retail space in the Cannonborough-Elliotborough neighborhood of historic downtown Charleston. Capital Square has established a project-specific opportunity zone fund called CSRA Opportunity Zone Fund IV LLC, which seeks to raise $7.7 million in equity from investors willing to invest a minimum of $100,000 to fund the hotel development. Method’s ROOST Apartment Hotel brand will operate the hotel. Designed by New York-based Morris Adjmi Architects, the five-story property will feature 4,218 square feet of retail space, valet-operated parking spaces, a courtyard and rooftop lounge. The property will also feature a fitness center, library and coworking space on each floor.
Marlboro to Develop 253,800 SF Speculative Industrial Facility in Dillon, South Carolina

DILLION, S.C. — Developer Marlboro Development Team Inc. has unveiled plans for a new, 253,800-square-foot industrial project in the I-95 Mega Site in Dillon, seven miles from the South Carolina-North Carolina state line. The 72-acre property within the site is scheduled for delivery in the third quarter of 2020. The facility will be designed for logistics and distribution, featuring cross-dock capabilities, 200-foot truck court depths, 36-foot clear heights, speed bays and expansion capability up to 650,000 square feet. Adjacent to I-95, the facility will be less than one mile from South Carolina Ports Authority’s (SCPA) Inland Port Dillon, which is CSX-railway served. Marlboro Development Team and its parent company, Marlboro Electric Cooperative, own nearly 4,000 acres surrounding Inland Port Dillon.
MYRTLE BEACH, S.C. — CBL Properties plans to redevelop Coastal Grand in Myrtle Beach. As part of the redevelopment, the Chattanooga-based shopping center owner will relocate Dick’s Sporting Goods, which will include Golf Galaxy, to a building near Dillard’s and a new 53,000-square-foot Flip N Fly that will occupy Dick’s current space. Flip N Fly will bring a trampoline park as well as other family attractions to Coastal Grand. Construction on the new Dick’s/Golf Galaxy store will begin in early 2020. More information about a grand opening date will be announced as plans are finalized.
LEXINGTON, S.C. — Publix Super Markets Inc. has opened a GreenWise Market store within Lexington Marketplace in Lexington. The new 20,400-square-foot grocery store is located at 5336 Sunset Blvd., 10 miles west of downtown Columbia. TSCG announced in April that Publix’s organic brand would be moving into the shopping center. This is second location for GreenWise in South Carolina. The 156,000-square-foot Lexington Marketplace is 94 percent leased to tenants including Hobby Lobby, Ulta Beauty, Brain Balance Achievement Centers, Fit Body Boot Camp, Smoothie King, MOD Pizza, Aiden Lane Boutique and Code Ninjas. Darrell Palasciano of TSCG represented the landlord and developer, Columbia Development, in the lease transaction.
Greystar Opens New Corporate Headquarters at 82,000 SF Office Building in Downtown Charleston

CHARLESTON, S.C. — Greystar Real Estate Partners LLC has opened its new headquarters in the Greystar Building, located in downtown Charleston. The five-story, 82,000-square-foot building completes Phase I of Evening Post Industries’ Courier Square redevelopment. The Greystar Building is the second property to open as part of the first phase of development within the master plan. Robert A.M. Stern Architects, Gensler and Elizabeth Stuart designed the headquarters to fit in with surrounding architecture. The building includes 70,000 square feet of office and 12,000 square feet of retail space. The building, located at 465 Meeting St., Suite 500, features 71 conference rooms and collaborative spaces, motion-sensor lighting, filtered water machines, coffee bar, fitness center/yoga studio and locker rooms with showers.
GREER, S.C. — Cooling solution provider AIRSYS Cooling Technologies Inc. has signed a 10-year lease to occupy 60,000 square feet within the 475-acre Smith Farms Industrial Park in Greer, approximately 13 miles northeast of Greenville. Bobby Lyons of Lyons Industrial Properties represented the tenant in the transaction. The development is located at the intersection of S.C. Highway 101 and 296 (Reidville Road), three miles from where BMW North America is located and nine miles from Inland Port Greer. AIRSYS Cooling Technologies recently announced plans to establish operations in Greer, investing more than $5 million and creating at least 116 new jobs.
BLYTHEWOOD, S.C. — Jushi USA, a California-based supplier of fiberglass reinforcements and fabrics, has leased 280,000 square feet of industrial space at 10700 Farrow Road in Blythewood, a suburb of Columbia. The property is part of the Carolinas Industrial Properties portfolio, which consists of 39 buildings spanning 5.5 million square feet and housing 55 tenants. Built in 1971, 10700 Farrow Road is located 15 miles north of downtown Columbia and 20 miles north of one of Jushi’s existing distribution centers. The Blythewood facility was the largest available industrial space for lease in the Columbia market and previously housed KitchenAid, Little Tikes, Remington, Pure Power Technologies and Samsung. Colliers International’s Chuck Salley, Dave Mathews, Thomas Beard and John Peebles represented the landlord, Reger Holdings LLC, in the lease negotiations.
GREENVILLE, S.C. — Arbor Realty Trust Inc. has provided a $12.4 million Fannie Mae acquisition loan for the Hudson Orchard Park, a 172-unit apartment community in Greenville. Ryan Duff of Arbor’s New York City office originated the loan. Built in 1984, Hudson Orchard Park features outdoor amenities including a barbecue/picnic area, clubhouse with residential kitchen, large patios and balconies, pet play area and a pool, fitness center and volleyball court. Located at 49 Orchard Park Drive, the property is located less than five miles east of downtown Greenville.
Scannell, 908 Group Break Ground on 486-Bed Student Housing Development Near University of South Carolina

COLUMBIA, S.C. — A joint venture between Tampa-based 908 Group and Indianapolis-based Scannell Properties has broken ground on The Nine at Columbia, a 486-bed student housing community located near the University of South Carolina in Columbia. The community will consist of one five-story building and six two-story buildings offering townhomes. Shared amenities will include a sauna, fitness center, swimming pool, spa, an outdoor barbecue area and fire pits. FaverGray is serving as the general contractor. The development is set for completion in summer 2021.
