SPARTANBURG, S.C. — Colliers Mortgage has secured an $8.9 million loan for the refinancing of Northside Townhomes in Spartanburg. The 47-unit property features three-bedroom townhome residences. Amenities at the community include attached garages for select units, off-street parking and access to the Hub City Farmers Market. Bill Mattice and Phillip Cox of Colliers Mortgage orginated the 35-year financing on behalf of the borrower, an entity doing business as Spartanburg RE Investments LLC.

COLUMBIA, S.C. — Berkadia has arranged $52 million in construction financing for The ONE at Columbia, a 360-unit garden-style apartment development located at 4415 Percival Road in Columbia. Brad Williamson, Scott Wadler, Mitch Sinberg and Matt Robbins of Berkadia arranged the loan on behalf of the borrower, Miami-based One Real Estate Investment. North River Partners and Amzak Capital Partners provided the loan. The property will feature one-, two- and three-bedroom units with custom cabinetry, quartz countertops and smart features. Amenities will include a sauna, resort-style pool and electric vehicle charging stations. The developer expects to deliver The ONE at Columbia in the fourth quarter of 2025.

SUMTER, S.C. — First National Realty Partners has acquired Sumter Square, a 66,765-square-foot shopping center in Sumter, about 45 miles east of Columbia, S.C. A 39,365-square-foot Piggly Wiggly grocery store anchors the center, which it has since 1992. The acquisition of Sumter Square marks First National Realty’s entry into South Carolina. David Robinov of Ackman-Ziff represented the undisclosed seller in the transaction. The sales price was also not disclosed.

CHARLOTTE, N.C. AND CHARLESTON, S.C. — Berkadia has arranged the sale of a multifamily portfolio comprising 2,164 units in South Carolina. The portfolio includes eight communities — Ivystone at Palmetto Pointe in Myrtle Beach; Mallard Pointe and Deerfield Apartments in Rock Hill; Deerfield Run, Waterford Apartments and Ivy Ridge in Easley; and Heritage Trace and Heatherstone Apartments in Piedmont. Caleb Troop of Berkadia’s Charlotte office, along with Mark Boyce of the firm’s Charleston office, represented the private buyer in the transaction. The seller and sales price were not disclosed. Brookside Properties has taken over property management at the communities on behalf of the buyer, which plans to renovate all units over the next three years and upgrade amenities.

ANDERSON, S.C. — Smurfit Kappa, a global paper-based packaging company, has purchased Building 1 at Evergreen 85 Logistics Park in Anderson, a city roughly 30 miles south of Greenville via I-85. Smurfit Kappa will be the sole occupant of the 258,801-square-foot facility, its first in South Carolina. The seller is Kansas City-based developer Hunt Midwest, which is developing the park adjacent to I-85. The park will span more than 1.7 million square feet of industrial space, with build-to-suit options available for buildings sized 200,000 to 1.1 million square feet. The design-build team for Evergreen 85 includes civil engineer Seamon Whiteside, architect LS3P and Evans General Contractors. Trey Pennington, Jeff Benedict and Tripp Speaks of CBRE represented Hunt Midwest in the transaction and will handle leasing for the remainder of the park.

MAULDIN, S.C. — Reedy River Retail at SVN Blackstream has arranged the acquisition of a 10.9-acre development site located at 1116 Ashmore Bridge Road in Mauldin, roughly 10 miles south of Greenville, S.C. The buyer, Atlanta-based Venture South Investments, plans to develop a Publix-anchored shopping center at the site. Dustin Tenney and Daniel Holloway of Reedy River Retail represented the buyer in the $4.6 million transaction. Plans for the site include the development of a 63,000-square-foot retail center anchored by a 45,000-square-foot Publix grocery store, as well as two outparcels. A construction timeline was not disclosed.

MARLBOROUGH, MASS. — BJ’s Wholesale Club, an operator of member retail warehouse locations, plans to open five new clubs in the Southeast and Indiana this fiscal year, which ends Feb. 1, 2025. The new clubs will be located in Maryville, Tenn., a suburb of Knoxville; Myrtle Beach, S.C.; Palm Coast and West Palm Beach in South Florida; and Carmel, Ind., a suburb of Indianapolis. Earlier this month, the Marlborough-based company announced its plans to open a new store near Jefferson Mall in Louisville, Ky. BJ’s Wholesale expects each new club to create roughly 150 new jobs. The company first opened its warehouse club model in New England in 1984. Today, BJ’s Wholesale operates 244 clubs and 175 BJ’s Gas stations in 20 states.

CHARLESTON, S.C. — CBRE has arranged the sale of Preserve at Essex Farms, a 284-unit apartment community located at 3245 Glenn McConnell Parkway in Charleston’s West Ashley submarket. Jim Sewell, David Lansbury and Erika Maston of CBRE represented the unnamed seller in the transaction. The buyer and sales price were also not disclosed. Preserve at Essex Farms comprises studio, one-, two- and three-bedroom floor plans, as well as two-story townhomes. Amenities include a resort-style swimming pool, grill area, bike trail, 24-hour fitness center and a pet spa area. B&M Management Co. is the property manager.

Belk, Planet Fitness and Goodwill anchor the property, which was built in 1975 and renovated in 2012. Kyle Stonis, Pierce Mayson, Jeff Enck and Boris Shilkrot of Matthews represented the undisclosed seller in the transaction. The buyer and sales price were also not disclosed.

AIKEN, S.C. — Marcus & Millichap has brokered the $4.3 million sale of a single-tenant office building located in Aiken, about 20 miles east of Augusta, Ga. UPS Supply Chain Solutions occupies the 51,250-square-foot property, which is located at 2031 S. Centennial Ave. Ani Paulson of Marcus & Millichap’s Atlanta office represented the undisclosed seller in the transaction. Ben Yelm, the firm’s broker of record in the state, assisted in closing the sale.
