NORTH MYRTLE BEACH, S.C. — The Klotz Group of Cos. and Longleaf Real Estate plan to soon break ground on The Preserve, a $250 million residential development in the coastal city of North Myrtle Beach. The plans for the 110-acre project call for 370 luxury apartments, 207 build-to-rent homes, 227 paired villa lots and 10,000 square feet of commercial space. Situated between the Intercoastal Waterway and the Carolina Bays Parkway, The Preserve will eventually be a part of a planned development district (PDD) that will feature more than 3,500 dwelling units and 1 million square feet of commercial space, including a 165,000-square-foot Amazon delivery facility. The construction timeline was not disclosed, but Klotz and Longleaf plan to break ground on The Preserve this summer.

COLUMBIA AND MYRTLE BEACH, S.C. — Berkadia has arranged the sale of two assisted living and memory care communities in South Carolina. Berkadia Seniors Housing & Healthcare, led by Mike Garbers, Cody Tremper, Dave Fasano and Ross Sanders, closed the 156-unit transaction on behalf of a publicly traded REIT. The properties, located in the Columbia and Myrtle Beach MSAs, were purchased by a regional owner-operator. The sales price and specific locations were not disclosed.
SPARTANBURG, S.C. — Reedy River Retail at SVN Blackstream has brokered the sale of Westgate Mall, a 431,306-square-foot retail property located in Spartanburg. Namdar Realty acquired the mall for roughly $15 million. Belk, Dillard’s, JCPenney and Costco anchor the property, which is situated on 52 acres. Dustin Tenney and Daniel Holloway of Reedy River Retail arranged the transaction.
Landmark Properties Acquires 67-Acre Site for Cottage-Style Student Housing Community in Columbia, South Carolina

COLUMBIA, S.C. — Landmark Properties has acquired a 67-acre development site located near the University of South Carolina campus in Columbia. Landmark plans to construct an 826-bed cottage-style student housing community at the site. The community will offer fully furnished units in two- through six-bedroom floor plans. Landmark will begin construction imminently and plans to deliver the project in August 2026. Units will be wired for high-speed internet and will feature hardwood-style laminate floors, quartz countertops, stainless-steel appliances and full-sized washers and dryers. Community amenities will include an outdoor pool complex with a sun deck, cabanas, hammocks, a Jumbotron and outdoor grilling stations; a sand volleyball court; sports simulator; fire pits; a 24-hour fitness center; study spaces; and a computer lab. Residents will also have access to a complimentary shuttle service for commuting to and from the University of South Carolina campus and downtown Columbia. Landmark Cottage Construction, the company’s in-house general contractor, will manage construction of the project. NORTH CHARLESTON, S.C. — Marcus & Millichap has brokered the $18.8 million sale of The Shoppes at Montague Corners, a retail center located at 5060 Dorchester Road in North Charleston. Planet Fitness anchors the property, which totals 106,518 square feet. The 23-tenant center was 94.6 percent occupied at the time of sale. Other tenants at the property include Dollar General, Harbor Freight Tools and Save-A-Lot. The center has undergone renovations and tenant improvements totaling $4 million within the past two years. Allyssa Paragano and Ani Paulson of Marcus & Millichap represented the seller and procured the buyer in the transaction.
Kauhale Health Acquires 66,765 SF The Parker Assisted Living Community in Greenville, South Carolina
GREENVILLE, S.C. — Kauhale Health has acquired The Parker, a 66,765-square-foot assisted living and memory care facility located in the Pettigru Historic District, roughly one mile outside downtown Greenville. Comprising 75 assisted living and 17 memory care private suites, the property will be rebranded as Kauhale Pettigru. Amenities at the facility, which is 100 percent private pay, include common dining areas, private dining, a beauty salon, community room, game room, parlor room, theater, gardens, patios and multiple walking paths. A subordinate of Kauhale Health will operate the community, with Kauhale Healthcare Management managing the facility. Built in 2001 on 3.5 acres, the property recently underwent renovations to the common areas and one-third of the residential units.
RealtyLink to Develop $100M Industrial Park Near Former Greenville-Pickens Speedway Site in South Carolina

PICKENS COUNTY, S.C. — RealtyLink has purchased 115 acres behind the former Greenville-Pickens Speedway in Pickens County, directly west of Greenville, S.C. The locally based developer plans to initially invest $100 million in Phase I, which will comprise 1 million square feet of industrial space. At full build-out, Speedway Business & Technology Park will span 600 acres and comprise up to 4 million square feet of industrial space. The park will also include sidewalks, walking trails and other amenities. Phil Wilson and Stan Tzouvelekas of RealtyLink, along with CBRE, are seeking tenants for the development. Inaugural tenants of Speedway Business & Technology Park will be announced in the weeks and months to come.
CHARLESTON, S.C. — Marcus & Millichap has brokered the $13.3 million sale of Courtyard North Charleston, a 123-room hotel located at 2415 Mall Drive in Charleston. Built in 1999, the hotel is situated near Charleston International Airport, Tanger Outlets Charleston and the Charleston Area Convention Center. The property features an outdoor swimming pool, fitness center, and meeting and banquet facilities. Jack Davis, Joce Messinger and Chase Dewese of Marcus & Millichap’s Charleston office procured the buyer, Baron Hospitality, in the transaction. The seller was not disclosed.
CapitaLand Ascott Trust Completes Acquisition of 678-Bed Student Housing Community Near University of South Carolina

COLUMBIA, S.C. — CapitaLand Ascott Trust (CLAS) has acquired the Standard at Columbia, a student housing community located near the University of South Carolina campus in Columbia. CLAS acquired the property in phases over the past three years. In June 2021, CLAS jointly acquired a 90 percent stake in the development alongside The Ascott Limited. The company acquired Ascott’s 45 percent stake in the property in November 2022. The remaining 10 percent stake not owned by CLAS was recently acquired, bringing the company to full ownership of the community. The 678-bed property was completed in August 2023 and offers studio through five-bedroom units. Shared amenities include a fitness center, academic lounge, private study rooms, a computer lab, rooftop swimming pool, jumbotron, fire pit, grilling station, bike storage, multi-sport simulator and a resident clubroom.
MOUNT PLEASANT, S.C. — Trader Joe’s has signed a lease to open a new store at Sweetgrass Corner, a 90,000-square-foot shopping center located in Mount Pleasant, roughly five miles outside downtown Charleston. The grocer will occupy 14,000 square feet at the property, which is owned by Baltimore-based Continental Realty Corp. (CRC). Trader Joe’s, which operates more than 570 stores throughout the country, will be situated within a portion of the space left vacant by the closure of BI-LO in 2019. The new lease brings the center’s occupancy to 82 percent. CRC acquired Sweetgrass Corner in spring 2022. An opening date for the store was not disclosed.
