MEMPHIS, TENN. — Northmarq has arranged a $10.7 million refinancing loan for two affordable housing properties in Memphis. The communities, Bantam-Airways and Bantam-Springbrook, are situated near each other and total 291 units. The properties were both built in 1973 and renovated in 2022. Mike Padilla and Dan Trebil of Northmarq’s Minneapolis office arranged the Freddie Mac loan, which features five years of interest-only payments followed by a 35-year amortization schedule.

CBRE Arranges $32.2M Acquisition Financing for Two Vitality-Branded Seniors Housing Communities in Metro Nashville

FRANKLIN AND HENDERSONVILLE, TENN. — CBRE has arranged $32.2 million in financing for the acquisition of Vitality Living Franklin and Vitality Living Hendersonville, both located in high-growth suburbs of Nashville. The borrowers were Winterpast Capital Partners (WCP), Scribner Capital and its institutional partner, and Broadview Real Estate Partners. Vitality Living, WCP’s wholly owned operating platform, will manage the communities under a traditional third-party agreement. The portfolio consists of 256 assisted living and memory care units. Aron Will, Tim Root and Michael Cregan of CBRE National Senior Housing arranged the financing, which features a three-year term and two years of interest-only payments. A regional bank provided the funds.
Crescent Communities, Pearl Street Open 322-Unit Novel Harpeth Heights Apartments in Nashville

NASHVILLE, TENN. — Crescent Communities has opened Novel Harpeth Heights, a 322-unit apartment community located at 615 Old Hickory Blvd. in Nashville’s Bellevue neighborhood. The Charlotte-based developer partnered with Pearl Street Partners on the project. The property’s clubhouse resembles a country farmhouse and includes a front porch and screened patio space, and the property’s “Carriage House” features a spa and fitness center. A resort-style swimming pool and lap pool are situated between the two amenity buildings. The four residential buildings are elevator-serviced and house studio, one-, two- and three-bedroom apartments. Rental rates start at $1,705 per month, according to the property website. The project team included architecture firms HEDK Architects and 906 Studio Architects, interior designers SJL Design Group and 505 Design, landscape architect EDGE, civil engineer Barge Civil Associates and general contractor McShane Construction.
NASHVILLE, TENN. — Work-focused members organization The Malin will open a 12,000-square-foot club in Paseo South Gulch in Nashville, marking the second location for the brand in the city. Located within the project’s Voorhees Building, The Malin South Gulch will feature 58 dedicated desks, seven private offices, four meeting rooms, three lounges and a library. Kingston Lafferty Design is providing interior design services for the project, which is scheduled for completion this fall. SomeraRoad is the developer and owner of Paseo South Gulch.
Blue Vista Capital Partners Acquires 88-Unit Multifamily Community in Eastern Tennessee

JOHNSON CITY, TENN. — Blue Vista Capital Partners has acquired Stoneybrook Heights Apartments, an 88-unit multifamily community located in Johnson City. Blue Vista purchased the mixed-income property in partnership with Standifer Capital. Built in 1998, Stoneybrook Heights comprises 11 two-story buildings and a single-story leasing office, with apartments averaging 1,032 square feet in two-, three- and four-bedroom layouts. Originally constructed as affordable housing, the community will become a fully market-rate property in the second half of 2024. Amenities at the property include a clubhouse and green space for pets. The seller and sales price were not disclosed.
Cordish Plans Adaptive Reuse Project for Historic George Jones Building in Downtown Nashville

NASHVILLE, TENN. — The Cordish Cos. has revealed plans for Nashville Live!, an adaptive reuse of the historic George Jones building in downtown Nashville. Upon completion, the property will offer 50,000 square feet of dining and entertainment space. Nashville Live! will feature a different concept on each of its five floors, including a DraftKings Sports & Social restaurant and bar, a flagship location for PBR Cowboy Bar and concert hall, an elevated rooftop venue, a 10,000-square-foot private event space with room to host up to 450 people, and an exclusive speakeasy bar. Plans for DraftKings Sports & Social include several state-of-the-art LED media walls; a number of signature bars offering specialty cocktails; restaurant space featuring a full menu developed by James Beard Award nominee John Suley; and guest-friendly mobile platforms that will allow patrons to place bets using the DraftKings Sportsbook application. WHITE HOUSE, TENN. — The Sembler Co. has announced plans for White House Shops, a 75,000-square-foot retail center in White House, roughly 30 miles north of Nashville. Publix has signed a 48,387-square-foot lease to anchor the property, which will also feature 11,000 square feet of adjacent retail space and 9,000 square feet of shop space across two additional buildings. Completion of the project is scheduled for next summer. Sembler acquired the 20-acre site earlier this month from a private owner for an undisclosed price.
Stream Realty Partners Arranges 25,324 SF Office Lease at Radius in Nashville’s Gulch District

NASHVILLE, TENN. — Stream Realty Partners has arranged a 25,324-square-foot office lease at Radius, a 265,564-square-foot office building located at 601 11th Ave. N in Nashville’s Gulch district. The tenant, Covenant Physician Partners, signed a 10-year lease to occupy the eighth floor of Radius, which is now 60 percent occupied. The company is relocating from its current Nashville offices at the Truist building (401 Commerce St.). Rob Lowe of Stream Realty Partners, along with Nikko Sansone of Sandeema, represented the landlord, Rubicon Equities, in the lease negotiations. Southwest Value Partners, AEG Sign Iconix Fitness to 40,000 SF Lease at Nashville Yards

NASHVILLE, TENN. — Southwest Value Partners and AEG, joint venture partners and co-developers of the 18-acre Nashville Yards mixed-use development, have signed Iconix Fitness to a 40,000-square-foot retail lease. Michael Townsend of Townsend & Associates advised Iconix Fitness on the lease transaction. The high-end wellness and recovery-focused fitness operator plans to open the new club in summer 2025. Iconix will occupy the entire second floor of Nashville Yards’ 420,000-square-foot, Class A creative office building, which will also house an EVO Entertainment venue. The Iconix club will have a dedicated entry on the ground floor with a retail space offering fitness apparel, as well as a health-focused café with an adjacent patio space that will be used to host social events for members. The club also plans to activate the more than seven acres of open green spaces at Nashville Yards for special events and classes. Additionally, the venue will have a 2,500-square-foot recovery area that will feature infrared sauna, cold plunge, red light therapy and compression therapy treatments.
CHATTANOOGA, TENN. — Four new retail tenants will join Hamilton Place, a 1.2 million-square-foot enclosed shopping mall in Chattanooga. Crunch Fitness will open a 35,000-square-foot location at the property’s former Sears location, and restaurants Texas Roadhouse, Taco Mamacita and Community Pie have also signed leases. Construction on the Crunch Fitness space is scheduled to begin in August, with the opening planned for later this year. Work is currently underway on Community Pie and Taco Mamacita, which will open in July and next year, respectively. Texas Roadhouse is also scheduled to open next year, with construction anticipated to begin later this month. Chattanooga-based CBL Properties is the landlord and purchased the mall’s former Sears building in 2017.
