Nashville’s industrial market continues to see strong demand going into 2023. In fact, more than 1.7 million square feet of leasing activity was recorded throughout fourth-quarter 2022, bringing the year-to-date transaction volume just shy of an impressive 8.8 million square feet. Even overall vacancy sat at 3 percent during the final quarter of 2022, and while that was a slight increase compared to the previous quarter, it still was 30 basis points below the national vacancy average. Despite a recessionary environment and uncertainty of what’s next in the commercial real estate sector, Nashville’s industrial market is uniquely positioned for the upcoming year. As Nashville’s industrial market still experiences growth, there are several macro-economic trends impacting it that are worth keeping an eye on, such as e-commerce and third-party logistics demand. Interest rates have also risen, making it very tricky to value property and cap rates due to the debt markets. This has triggered limited investment activity from buyers and sellers alike across all property types, including industrial. Over the past decade, Nashville has enjoyed a baffling explosion of growth that sent cranes shooting up all over the city, festooned with developer names like Bell, Clark and Giarratana. Highrise towers of glass and steel rose out of the old rail yards like the emerging monolith in the opening scene of “2001: A Space Odyssey” multiplied in a funhouse mirror. The Metropolitan Government is eager to add new projects to its tax rolls, and its Assessor of Property decides when and how that happens. The assumptions made by the assessor’s office about a project’s cost and timing dictate how quickly and how much a new building is taxed. So, as always, taxpayers need to keep an eye on what the assessor is doing. The assessor’s difficult job has become even more complicated in the post-COVID quagmire of supply chain failures. Twelve-month projects have stretched into 24-month projects, and the assessor’s assumptions about completion times have been thrown out of whack. NASHVILLE, TENN. — Convexity Properties has broken ground on 5 City Blvd, a 15-story office tower within the ONEC1TY master-planned development in Nashville. The 300,000-square-foot building will be situated at the intersection of City and Charlotte avenues, roughly two miles outside of Nashville’s Central Business District and near I-40 and I-440. In addition to upscale offices, 5 City Blvd will feature 17,000 square feet of ground-level retail space, 900 parking spaces, electric vehicle charging stations and fiber optic connectivity. The design-build team includes architect Goettsch Partners and general contractor JE Dunn. Goldman Sachs provided an undisclosed amount of construction for the project. Convexity has tapped Frank Thomasson and Byran Fort of CBRE to lease 5 City Blvd, which is set for a fourth-quarter 2024 delivery.

NASHVILLE, TENN. — JLL has secured the $106 million sale of Abberly Riverwalk, a 304-unit, three-story apartment community in Nashville that is nearing completion. Matthew Lawton, Brian Dawson and Nick Brown of JLL represented the buyer, HHHunt, in the transaction. Travis Anderson and Warren Johnson of JLL arranged a $62 million, floating-rate acquisition loan on behalf of the buyer. The seller was not disclosed, but Wood Partners previously announced its groundbreaking of the property under a different name, Alta Riverwalk. Set for a July completion, Abberly Riverwalk will feature studio, one- and two-bedroom offerings with an average size of 799 square feet. Community amenities will include a sundeck courtyard, outdoor firepit, coworking space, outdoor kitchen and grills, golf simulator, putting green, pet spa and a 24/7 fitness club. The community is situated off U.S. Highway 12 along the Cumberland River and features an entrance to The Greenway, a 200-mile interconnected trail throughout the metro Nashville area.

NEW YORK CITY — Berkadia has arranged programmatic equity on behalf of The Sterling Group for the recapitalization of three apartment communities in the Southeast. Cody Kirkpatrick, Noam Franklin and Chinmay Bhatt of Berkadia JV Equity & Structured Capital secured the undisclosed amount of financing through a global institutional investor. Properties included in Sterling’s recapitalization include Wellsley Park at Deane Hill in Knoxville, Tenn.; Apartments @ Eleven240 in Charlotte, N.C.; and Enclave at Bailes Ridge in Indian Land, S.C. The communities comprise 358, 271 and 246 units, respectively.

FRANKLIN, TENN. — A joint venture between locally based developers Chartwell Hospitality and Southstar has broken ground on Aureum, a $500 million mixed-use development located in the Nashville suburb of Franklin. Situated in the city’s Cool Springs district, the 22-acre development will feature residences, shops, restaurants, entertainment venues, offices and two hotels, as well as five acres of open space featuring parks and trails. “We are the first to market with an all-in-one entertainment, hospitality and residential community that hasn’t been seen before in this area,” says Rob Schaedle, president of Chartwell Cos. “Studies done by the city predict Cool Springs will be the gateway to a popular and highly accessible submarket of Franklin, and we expect Aureum to be a popular choice for residents.” Aureum, which is Latin for “golden,” was originally announced in summer 2019. No construction timeline was given for the development, which will be completed in phases. Aureum will be situated at the southwest corner of Carothers Parkway and McEwen Drive, a site the co-developers are calling the “golden corner” of Cool Springs. GREENEVILLE, TENN. — Marcus & Millichap has arranged the sale of a 40,448-square-foot, multi-tenant retail property located in the Eastern Tennessee city of Greeneville. Dominic Sulo and Brett Winger of Marcus & Millichap represented the seller, a New Jersey-based limited liability company, in the $2.4 million transaction. Sulo and Samuel Malato, also with Marcus & Millichap, secured and represented the buyer, a Tennessee-based limited liability company. Both parties requested anonymity. Jody McKibben assisted in closing the transaction as Marcus & Millichap’s broker of record in Tennessee.

KNOXVILLE, TENN. — Capital Square plans to break ground soon on Livano Knoxville, a 348-unit apartment community in south Knoxville. To fund the $116 million development, the firm is launching CSRA Opportunity Zone Fund VIII LLC, a project-specific opportunity zone fund that seeks to raise $46.7 million in equity from accredited investors. Capital Square has previously secured a $70.4 million construction loan from Truist Bank, as well as a $6.5 million commitment from the City of Knoxville due to the project including 35 workforce housing apartments, which will be affordable to households earning 80 percent of the area median income. Capital Square has also formed a joint venture with LIV Development for the project. Situated at 451 W. Blount Ave. adjacent to University of Tennessee’s Neyland Stadium, Livano Knoxville will include studio, one-, two- and three-bedroom apartments averaging approximately 930 square feet. The development team, including general contractor Southern Building Group Inc., plans to break ground on the community in February.

COLUMBUS, OHIO — Marcus & Millichap has arranged the sale of a self-storage portfolio comprising 10 Boardwalk Storage facilities located in Alabama, Georgia and Tennessee. The properties total 3,369 units across 569,530 square feet. Gabriel Coe, Nathan Coe and Brett Hatcher of Marcus & Millichap arranged the sale on behalf of the undisclosed seller and procured the buyer, which was also not disclosed. At the time of sale, the portfolio, which includes a mix of climate-controlled and non-climate-controlled units, was 64 percent leased. The Alabama property is located in the city of Opelika, with the Georgia properties located in Dahlonega, Clermont, Loganville, Perry and Jasper. In Tennessee, the facilities are situated in Ooltewah, Chattanooga and Soddy-Daisy. Marcus & Millichap’s brokers of record in Alabama, Georgia and Tennessee are Eddie Greenhalgh, John Leonard and Jody McKibben, respectively.

NASHVILLE, TENN. — Tech giant Oracle has expanded its footprint at Radius, a nine-story office building located at 601 11th Ave. N in Nashville’s Gulch district. The company is expanding its footprint from 31,580 square feet to 100,000 square feet. Rubicon Equities, the landlord of Radius, also recently signed a new lease with CoreTrust, a locally based commercial sourcing agency. The company leased the entire seventh floor, totaling 31,580 square feet. In addition to offices, Radius features a fitness center with lockers and showers, café, onsite security, rooftop terrace, 18,500 square feet of ground-level retail space and a parking garage with 900 spaces. Stream Realty Partners is the property manager for the building and shares the leasing assignment with Sandeema Co. There is currently 125,000 square feet of space available for lease.
