NASHVILLE, TENN. — Matthews Real Estate Investment Services has brokered the sale of a 10,656-square-foot shopping center located at 6700 Charlotte Pike in Nashville, about six miles outside of the city’s downtown district. The property is currently under construction and is fully preleased to tenants including Chase Bank, Pacific Dental Services and Sleep Outfitters, all of which are on 10-year leases. Hutt Cooke and Clay Smith of Matthews represented the seller, a partnership of five individual investors, in the $8.4 million, all-cash transaction. An undisclosed private investor acquired the property in a 1031 exchange.

LEBANON, TENN. — CRG has acquired a 200-acre site in Lebanon, roughly 30 miles outside of Nashville, to accommodate a 2.8 million-square-foot industrial park. Upon completion, the project — dubbed The Cubes at Sparta Pike — will comprise four buildings ranging in size from 250,000 to 1.4 million square feet each. Jim Rodrigues of Lee & Associates will handle leasing and marketing of the property on behalf of CRG.

NASHVILLE, TENN. — Global real estate investment firm Northwood Investors LLC has acquired Fifth + Broadway, a newly developed mixed-use project in Nashville. The purchase price was $715 million, according to the Nashville Post. Brookfield Properties, which developed and operated the asset, completed construction in 2021. Northwood purchased the property in its entirety, including the retail portion, 501 Commerce office tower and The Place residences, from a subsidiary of Brookfield. Fifth + Broadway is one of the largest single-phase mixed-use developments in the history of the city and the state of Tennessee, according to Northwood. The project, which is located on the six-acre site that formerly housed the Nashville Convention Center, features 250,000 square feet of retail and entertainment space; the 56,000-square-foot National Museum for African American Music; 367,000 square feet of Class A office space; 381 apartment units; and more than 2,000 parking spaces. Pacific Life provided acquisition financing for the transaction. The Nashville Convention Center closed when the 2.1 million-square-foot Music City Center opened a block away in 2013. SMYRNA, TENN. — Foundry Commercial has broken ground on Creekside Logistics, a three-building, 43-acre industrial project located in Smyrna, roughly 25 miles southeast of Nashville. Building 1 will comprise 88,400 square feet, with Buildings 2 and 3 spanning 147,209 square feet and 135,200 square feet, respectively. Completion of the single-phase development is scheduled for late 2023. Synovus Bank is providing financing for the project, and Layton Construction is serving as the general contractor.

FRANKLIN, TENN. — Highwoods Properties has selected Toro Development Co. and Ignite Realty Partners to develop Ovation, a mixed-use community located on a 145-acre site in the Nashville suburb of Franklin. Specific plans and construction timelines were not released as the project is in the planning stages, but Toro and Ignite will partner to transform a 60-acre portion of the Ovation campus into a walkable village that will feature shops, restaurants, apartments and lodging. Highwoods, which developed and owns the Mars Petcare headquarters on the Ovation site, will develop the office component of the project. Open Realty Advisors LLC, a Newmark company led by Mark Masinter, will serve as the leasing agent for Ovation.

NASHVILLE, TENN. — RMR Group is underway on Station East, an 18-acre mixed-use development located at 111 N. First St. in the East Bank neighborhood of Nashville. Designed by Hastings Architecture, the development will feature 1,400 residential units, 1.2 million square feet of office space, over 600 hotel rooms, 2.9 acres of green space and 225,000 square feet of retail space. NASHVILLE, TENN. — JLL has arranged $172 million in acquisition financing for Four Seasons Hotel Nashville, a 40-story hospitality tower located at 100 Demonbreun St. in downtown Nashville’s South Broadway district. The 235-room hotel includes Mimo Restaurant, Mimo Bar, a full-service spa, event space and a resort-style pool and pool deck. The Four Seasons property also includes 143 condominiums that were not part of the sale. Eric Tupler, Jeff Bucaro, Brian Dawson and Kevin Davis of JLL arranged the financing through Credit Suisse on behalf of the borrower, a joint venture between GD Holdings, Stonebridge Development Co. and Copford Capital Management LLC. The sellers, Congress Group and AECOM Capital, opened the hotel earlier this week.

NASHVILLE, TENN. — GBT Realty Corp. has delivered Parke West, a 15-story mixed-use project located in the West End neighborhood of Nashville. Parke West features 210 residential units, 11,000 square feet of retail space and a nine-story Hilton hotel. Occupancy in the residential tower, which began leasing this summer, is approaching 15 percent. The tower features apartments in studio, one- and two-bedroom layouts. Community amenities include a dog run and washing station, coffee bar, fitness center, game room, club room and a rooftop pool. Monthly rents begin at $1,865. Current retail leases on the ground floor include Stride Fitness and Complexion, an aesthetics and skincare boutique. Both concepts will open in spring 2023 and occupy 2,611 square feet and 3,030 square feet, respectively. Opened in October of this year, the hotel is dual-branded, with 103 Hilton Garden Inn keys and 69 Home2Suites by Hilton keys. Shared amenities comprise a lobby bar and restaurant, rooftop pool deck and 4,000 square feet of flexible meeting space.

NASHVILLE, TENN. — Westmount Realty Capital has sold 840 Logistics Center, a 709,652-square-foot industrial facility situated on 44 acres in Nashville. The buyer and sales price were not disclosed. Westmount Realty has owned the bulk distribution facility since 2020 and has invested millions of dollars in capital improvements during its ownership, including new LED warehouse lighting, exterior painting, epoxy floor sealant and new dock and light packages on every loading dock within the facility. Built in 2008 near I-840 in Wilson County, 840 Logistics Center features 32- to 36-foot clear heights, 366 car parking spaces and 76 trailer stalls. The asset was fully leased at the time of sale to two third-party logistics tenants.

NASHVILLE, TENN. — Dairy Farmers of America (DFA), represented by Tarek El Gammal and Vincent Lefler of Newmark, has sold a 3.2-acre parcel in Nashville. Bosa Development acquired the land for $66 million. Located at 1401 Church St., the site is part of the Midtown submarket and will be developed as a mixed-use property. John Shaunfield, Kyle Jett and Chris Murphy of Newmark’s Dallas office also provided transactional support. Details about the construction timeline or project design were not disclosed.
