NASHVILLE, TENN. — Dayton, Ohio-based The Conor Group has completed the disposition of Elliston 23, a multifamily community located at 2312 Elliston Place in Nashville’s West End submarket. San Diego-based Sunroad Enterprises acquired the asset for $162 million. Brett Carr and Kevin Geiger of CBRE represented the seller in the transaction, and Nate Sittema of CBRE’s Debt & Structured Financing Group arranged acquisition financing for the buyer. Elliston 23 features 331 apartments in a mix of studio, one- and two-bedroom floorplans averaging 844 square feet. Units offer in-suite washers/dryers, granite countertops and stainless steel appliances. Community amenities include a 24-four fitness center, year-round heated pool and sundeck area, 24-hour conference room, controlled access parking structure and a courtyard with gas grilling stations. Additionally, Elliston 23 features more than 15,000 square feet of ground-floor retail space, including multiple restaurants, a cycling studio, beauty salons and a spa.

FLORIDA, NORTH CAROLINA AND TENNESSEE — Clarion Partners LLC and Blackfin Real Estate Investors LLC have acquired a 12-property multifamily portfolio totaling 3,564 units for $885.5 million. The assets are located in the Sun Belt markets of Tampa, Fla.; Orlando, Fla.; Melbourne, Fla.; Charlotte, N.C.; Wilmington, N.C.; and Nashville, Tenn. A partnership between PGIM Real Estate and CARROLL was the seller. The garden-style, Class B communities were built between 1972 and 1995. Amenities at the properties include clubhouses, pools, fitness centers and basketball and tennis courts. Clarion and Blackfin plan to upgrade both unit interiors and community amenities. The majority of the units will be updated with new vinyl floors, appliances, countertops and LED lights. “This acquisition further strengthens our position in fast-growing Sun Belt markets and also gives us exposure to a high-growth portfolio of seasoned multifamily properties which we can own below replacement cost and renovate for yield enhancement,” says Thomas James, managing director with Clarion. CHATTANOOGA, TENN. — Los Angeles-based Haven Realty Capital, in a joint venture with funds managed by New York City-based Yieldstreet, has closed on the first phase of a $28.6 million acquisition of Hartman Hill, a 71-home build-to-rent (BTR) residential community in Chattanooga. The Haven-led joint venture will close on the remaining homes in phases over the next seven months. Hartman Hill is being developed on a 26-acre site at 5005 Dayton Blvd. in the Red Bank neighborhood, approximately eight miles north of downtown Chattanooga. At full buildout, the property will offer three- and four-bedroom homes ranging in size from 1,538 to 2,515 square feet. Each of the two-story homes will offer custom cabinetry with soft-close drawers, quartz countertops, tile backsplashes, stainless steel appliances, private backyards and direct access garages. Common area amenities will include a sports court, bark park and a pet washing station. The new ownership will maintain the landscaping for all homes and common areas.

NASHVILLE, TENN. — Tanger Factory Outlet Centers Inc. has broken ground on Tanger Outlets Nashville, a 290,000-square-foot outlet mall in Nashville. Slated to open in fall 2023, the six-building, open-air property will be located on a 32-acre site along I-24 within the Century Farms development. Tanger Outlets Nashville will house 70 brands and provide approximately 1,100 full- and part-time retail and management positions upon completion. Nashville will be the third Tennessee market served by Tanger as the Greensboro, N.C.-based company has outlet malls in Sevierville and Memphis. The property marks the first outlet mall in Nashville proper, according to Tanger.

NASHVILLE, TENN. — SomeraRoad, a real estate investment and development firm headquartered in Nashville and New York, has started construction on the $108 million Emblem Park, a 346-unit apartment community located in Nashville’s Wedgewood-Houston neighborhood. The property also includes 13,000 square feet of ground-floor retail space within the adaptive reuse portion of Emblem Park, where retailers will occupy the former Grooms Engine Warehouse. Located at 1414 Fourth Ave. S., Emblem Park will offer amenities such as a resort-style pool, resident lounge, pedestrian courtyard, remote workspace and a fitness center. The property also offers walkable access to popular local area businesses and to Geodis Park, the newly opened home stadium of Nashville SC of the MLS, the largest soccer-specific stadium in North America. Bridge Investment Group is a joint venture equity partner on the project, investing in Emblem Park out of its Opportunity Zone Fund. Wintrust Bank will also provide a $65 million construction loan for the project. The design team includes general contractor Hardaway Construction and architectural firm EOA Architects. ANTIOCH, TENN. — Legacy South, with the assistance of its capital advisor Patterson Real Estate Advisory Group, closed on equity and debt construction financing for The Rowan, an 80-unit rental townhome community in the south Nashville suburb of Antioch. Patterson arranged an undisclosed amount of joint venture equity financing with TriGate Capital and debt financing through Hancock Whitney. Upon completion, The Rowan will be spread across 16 different buildings with an average unit size of 1,575 square feet, and each unit will contain three bedrooms and three-and-a-half bathrooms. Situated near I-24, I-40, I-65 and Route 254, the property offers easy access to Nashville’s primary job centers, including Nashville International Airport and downtown Nashville.

NASHVILLE, TENN. — JLL Capital Markets has brokered the sale of Accent Edgewood, a 236-unit, mid-rise multifamily community in the Wedgewood-Houston neighborhood of Nashville. JLL represented the seller, Westplan Investors, in the transaction. PassiveInvesting.com acquired the Class A asset for an undisclosed price. ACRE provided a $58.5 million acquisition loan through its latest debt fund to the buyer, which rebranded the community as Braxton Music City. Accent Edgewood features units with luxury finishes, including high ceilings, energy-efficient lighting, granite countertops, stainless steel appliances, vinyl and hardwood flooring, full-sized washers and dryers, walk-in closets and large windows. Community amenities include a 24-hour gym, resort-style pool, pet washing spa, bark park, bicycle storage, sky lounge, coffee bar, coworking space and a recording room. Located at 2165 Nolensville Pike near downtown Nashville, Accent Edgewood is situated near the redevelopment of the May Hosiery and Nashville Warehouse Co., a 150,000-square-foot creative office and outdoor music venue. The community also has immediate access to the recently opened Geodis Park, Nashville Soccer Club’s MLS stadium, which is the largest soccer-specific stadium in the United States by seating capacity (30,109 seats).

NASHVILLE, TENN. — Hines and Cresset Real Estate Partners have announced plans for The Finery, a mixed-use development in Nashville’s Wedgewood Houston district. The property will span more than 700,000 square feet and include 383 apartments and T3 Wedgewood Houston, a 200,000-square-foot mass-timber office and retail building. The Nashville creative office building will be the 16th T3-branded building for Hines. The Finery will include restaurants, cafes, stores, fitness options and outdoor gathering spaces, and T3 Wedgewood Houston will feature private tenant outdoor balconies, shared conference space, a fitness center, bike storage and end-of-trip facilities. The overall project broke ground last summer and is expected to open in the second quarter of 2023.

NASHVILLE, TENN. — JLL has arranged the sale of Stocking 51, a five-building adaptive reuse campus in Nashville’s The Nations neighborhood. The buyer, an institutional investor advised by Stockbridge, purchased the property, which was originally built in 1927 as the Belle Meade Hosiery Mill. Richard Reid, Ryan Clutter and Huston Green of JLL, along with Trent Yates of Sagemont Real Estate, represented the seller, Vintage South Development, and procured the buyer. The sales price was not disclosed. Situated on a 6.2-acre site, the property is now roughly two-thirds creative office space and one-thirds retail space. The property was fully leased at the time of sale to coworking providers, tech and financial services firms, interior designers, restaurants and fitness users.

NASHVILLE, TENN. — Amazon plans to invest a total of $10.6 million to help build and renovate more than 130 affordable housing units in Nashville. The investment is in partnership with the Metropolitan Development and Housing Agency (MDHA) and supports the social work of the local nonprofit CrossBridge Inc., which provides housing and supportive services to adults overcoming addiction. The investment is part of the Amazon Housing Equity Fund, which has earmarked more than $2 billion to create and preserve 20,000 affordable homes in Nashville, Washington state’s Puget Sound region and the Arlington, Va., region, which is home to Amazon’s HQ2 campus. The Seattle-based e-commerce giant has committed more than $94 million over the past two years to affordable housing efforts in Nashville. Amazon’s commitment to MDHA consists of a $7.1 million low-rate loan to support the construction of Cherry Oak Apartments, a mixed-income residential development in the Cayce Place neighborhood of east Nashville. Cherry Oak will feature 96 apartments, including 53 that are affordable at or below 80 percent of area medium income (AMI). MDHA has a 99-year ground lease at the site.
