Endeavor, Long Wharf Break Ground on Phase II of Mixed-Use Development in Nashville

NASHVILLE, TENN. — Austin, Texas-based Endeavor Real Estate Group, in a joint venture with Boston-based Long Wharf Capital, has broken ground on Phase II of Gulch Union, a mixed-use development in Nashville’s Gulch district. Construction for the whole project is slated for completion by June 2024. The first phase of Gulch Union included a 330,000-square-foot office building called 1222 Demonbreun. The second phase will feature a 28-story residential tower with 306 multifamily units and 8,000 square feet of retail space. Community amenities in the second phase will include a rooftop pool, fitness and yoga studios, co-working area, lounge with a pool table, shuffleboard and bar, outdoor dining, pickleball court, bocce ball, corn hole, outdoor BBQ grills, firepits and a dog park. HKS Inc. is the designer for the three-phase project, and Turner Construction Co. is the general contractor. IBC Bank provided an undisclosed amount of construction financing for the project.

ZMX, Forbes Plunkett Secure Construction Financing for $67.7M Multifamily Project in Metro Nashville

MADISON, TENN. — Nashville-based ZMX Inc. and Forbes Plunkett Real Estate & Development has secured construction financing for The Northern, a 297-unit, garden-style multifamily development in Madison. Atlanta-based Patterson Real Estate Advisory Group arranged the development financing with Origin Investments and Fifth Third Bank for the $67.7 million project. Construction is slated for completion by early 2024. The Northern will offer studio, one-, two- and three-bedroom floorplans ranging from 592 square feet to 1,285 square feet. Community amenities will include a pool, fitness center, clubhouse with outdoor grilling areas, several green spaces and pocket parks, dog park and a dog spa. The project is located close to downtown Nashville.

SomeraRoad Begins Construction of First Ground-Up Tower at Paseo South Gulch Mixed-Use Project in Nashville

NASHVILLE, TENN. — SomeraRoad has started construction of the first ground-up tower within its Paseo South Gulch mixed-use project in Nashville. Known as Prima, the building will include 278 apartment units, 18,000 square feet of Class A office space and 8,000 square feet of retail space. ESa designed the project, which is slated for completion by the third quarter of 2023. Clark Construction is the general contractor. Safehold Inc. and S3 Capital provided financing. The tower will complement the recently completed adaptive reuse of two historic buildings within the project featuring office and retail space. Matthews Negotiates $11.8M Sale of Shopping Center in Metro Nashville

FRANKLIN, TENN. — Matthews Real Estate Investment Services has negotiated the $11.8 million sale of Carothers Crossing, a shopping center located in Franklin. Hutt Cooke and Clay Smith of Matthews Real Estate Investment Services represented the undisclosed seller in the transaction. The buyer was also not disclosed. Carothers Crossing is fully occupied by tenants such as Starbucks, FirstBank and Pacific Dental. The property includes an outparcel occupied by Life Time Fitness. The property also includes seven triple net leases. Located at 5040 Carothers Parkway, the property is situated off Interstate 65 and is 21.8 miles from Nashville.

CBRE Investment Management Acquires Sylvan Supply Mixed-Use Development in Nashville

NASHVILLE, TENN. — CBRE Investment Management, on behalf of the Strategic Partners U.S. Value 9 fund, has acquired Sylvan Supply, an eight-building, 193,663-square-foot mixed-use development in Nashville. The sellers are the project’s developers: FCP and Third & Urban. The sales price was not disclosed. Originally built in 1959, Sylvan Supply was formally used as a specialty wood mill. Between 2018 and 2020, the site was redeveloped by FCP and Third & Urban. Now, the property includes about 158,000 square feet of creative office space and 36,000 square feet of retail space. The property was 61 percent leased at the time of sale to five restaurants and a variety of other retail tenants, including a brewery, fitness studio and a salon. In addition to creative office space, Sylvan Supply offers a common area, Wi-Fi and numerous outdoor plazas for retail and dining, in addition to private patios for office tenants. The site offers abundant parking for tenants and visitors. Located at 4101 Charlotte Ave. on a 7.8-acre site, Sylvan Supply is situated less than four miles from downtown Nashville.

IPA Arranges Sale of 85,569 SF Office Property in Metro Nashville

MURFREESBORO, TENN. — Institutional Property Advisors (IPA), a division of Marcus & Millichap, has arranged the sale of The Stonegate Corporate Center, an 85,569-square-foot office building in Murfreesboro. Joe Massa, Anthony Lunceford and Michael Grenaway of IPA represented the undisclosed seller and procured the undisclosed buyer in the transaction. The sales price was not disclosed. Built in 2005, Stonegate Corporate Center was 94 percent leased at the time of sale to tenants including Regional Information Sharing Systems, Baird and Northwest Mutual. Additionally, the property is anchored by The Department of Veteran Affairs, which occupies about 35 percent of the property’s total rentable square footage. Located at 1639 Medical Center Parkway, Stonegate Corporate Center is situated across from Ascension Saint Thomas Rutherford Hospital. The seller and sales price were not disclosed. Atlas will be the owner-operator of the communities, which will be rebranded. Located at 22171 Traditions Way, The Goldton at Athens totals 75,824 square feet, comprising 12 independent living residences and 72 assisted living residences. Olympus Property Acquires 248-Unit Village at Apison Pike in Metro Chattanooga

OOLTEWAH, TENN. — Fort Worth, Texas-based Olympus Property has acquired The Village at Apison Pike, a 248-unit multifamily community in Ooltewah, about 18.2 miles east of Chattanooga. The Class A property is the third in Olympus Property’s 12th fund, Olympus Property XII LLC. The seller and sales price were not disclosed. Completed in 2015, Village at Apison Pike offers one-, two- and three-bedroom floorplans with units that range in size from 807 to 1,466 square feet. Unit features include granite countertops, nine-foot ceilings and stainless steel appliance packages. Community amenities include a pool with cabanas, fitness center, fully equipped clubhouse and a dog park. Located at 8605 Tradewind Circle, the apartment property is located about nine miles from the Chattanooga Metropolitan Airport and 16.3 miles from the Tennessee Aquarium. The property is also located close to restaurants including Fat Boy’s Roadside Eats and Couch’s Barbecue. SOUTHFIELD, MICH. — Southfield-based American House Senior Living Communities has acquired 13 seniors living communities in Tennessee totaling 875 units. Seniors housing giant Ventas sold the portfolio for an undisclosed price. The properties were formerly Elmcroft Senior Living campuses and will be rebranded as American House Senior Living Communities. With this new portfolio, Southfield-based American House will now manage a total of 70 independent living, assisted living and/or memory care facilities.
