FRANKLIN, TENN. — McShane Construction Co. will build Ellison Cool Springs, a 34-acre mixed-use project in Franklin, approximately 20 miles south of Nashville. Upon completion, the property will comprise 332 apartments and 15 commercial units across three four-story buildings. McShane will construct the project on behalf of the developer, Fluornoy Development Group. Designed by Dynamik Design, amenities at the development will include an outdoor pool, clubroom, fitness center, recording studio, hospitality bar, focus room, pet spa and a car wash. Additionally, the property will feature two two-story parking garages and five standalone six-bay garages. Residences will include apartments in one-, two- and three-bedroom layouts, with select two-story, live-work units. The project team expects to deliver Ellison Cool Springs in August 2026.

NASHVILLE, TENN. — Host Hotels & Resorts Inc. has purchased the fee simple interest in a two-hotel complex in downtown Nashville. The properties in the $530 million acquisition include 1 Hotel Nashville, a 215-room hotel, and the 506-room Embassy Suites by Hilton Nashville Downtown. Affiliates of Starwood Capital Group, Crescent Real Estate LLC and High Street Real Estate Partners sold the hotels, which they built in 2022. Situated adjacent to Bridgestone Arena and across from the Music City Convention Center, the hotels feature a combined 721 rooms averaging approximately 500 square feet in size, as well as seven food-and-beverage options, including Harriott’s Rooftop. Amenities include a spa with six treatment rooms, two fitness centers, a yoga studio and 33,000 square feet of shared meeting space, including a 9,400-square-foot ballroom and 9,300 square feet of pre-function space.

JACKSON, TENN. — Strato Capital has acquired a 771,000-square-foot warehouse located in Jackson, a western Tennessee city that sits between Nashville and Memphis via I-40. Strato Capital purchased the asset in a joint venture with an institutional family office. Located on 80 acres within an industrial park, the property features 32-foot clear heights, ESFR sprinklers, a 400-foot truck court and developable land on the site. A publicly traded entity has occupied the building, which was originally a build-to-suit, for 20 years.

NASHVILLE, TENN. — Oracle Corp. (NYSE: ORCL), an IT company known for its cloud-based products and services, has announced it is moving its global headquarters from Austin to Nashville in a move to focus on the healthcare sector, according to multiple media outlets. Oracle chairman and chief technology officer Larry Ellison announced the move at the Oracle Health Summit earlier this week, citing the Music City as a “health center.” In 2020, Oracle announced it was moving its longtime headquarters from Redwood City, Calif., to the Texas capital. In 2021, the company purchased a 60-acre riverfront site in downtown Nashville for more than $250 million with plans to develop a corporate campus. In 2022, Oracle bolstered its healthcare portfolio when it acquired electronic medical records company Cerner in a deal valued at more than $28 billion. Oracle also expanded its office presence in Nashville by leasing more than 100,000 square feet at Radius, a nine-story office building in the city’s Gulch district. According to The Tennessean, Ellison says that the riverfront campus underway in Nashville will resemble a city within a city with office buildings, a park, hotel, concert venue, restaurants and a community clinic.

CROSSVILLE, TENN. — Newmark has arranged the sale-leaseback of a five-building industrial portfolio in Crossville, about 70 miles west of Knoxville via I-40. The portfolio spans 920,000 square feet across two property sites: four buildings at 297-349 Sweeney Drive and a 570,745-square-foot facility at 301 Porcelain Drive. The properties are situated about 2.5 miles apart and both have direct access to I-40. Andrew Sandquist, J.C. Asensio and Briggs Goldberg of Newmark represented the seller and tenant, flooring manufacturer AHF Products, in the transaction. The tenant will continue to occupy the portfolio on a long-term master lease. TPG Angelo Gordon purchased the portfolio for an undisclosed price. Jordan Roeschlaub and Christopher Kramer of Newmark arranged an undisclosed amount of acquisition financing through Citi Group on behalf of TPG Angelo Gordon.

COLLIERVILLE, TENN. — JLL Capital Markets has brokered the $12 million sale of Collierville Crossing, a 94,331-square-foot shopping center located in Collierville, roughly 30 miles outside of Memphis. Academy Sports + Outdoors anchors the property, which was built in 2004. Other tenants at the center include La Hacienda, Sakura Japanese Restaurant, America’s Best Contacts and Eyeglasses, Sports Clips and Direct General Insurance. Desco Group and Affinius Capital sold the property to an entity doing business as RCG-Collierville VII LLC. Jim Hamilton, Brad Buchanan and Andrew Michols of JLL represented the sellers in the transaction.

BRENTWOOD, TENN. — Greenberg Gibbons has acquired Cool Springs Pointe, a 198,103-square-foot shopping center located in Brentwood, a southern suburb of Nashville. The property was purchased through the Greenberg Gibbons Real Estate Income Fund for $34.5 million. The seller was not disclosed. Cool Springs Pointe was fully leased at the time of sale to tenants including Best Buy, Ross Dress for Less, Restoration Hardware Outlet, Golf Galaxy, Old Navy and Party City.

NASHVILLE, TENN. — Albion Residential has secured a construction loan for the first of two residential towers at Albion Music Row, the company’s previously announced multifamily development in Nashville. The Chicago-based developer and Clark Construction recently broke ground on the first tower, a 29-story high-rise comprising 458 units. Matthew Schoenfeldt, Mary Dooley and Brian Dawson led the JLL team that secured the undisclosed amount of financing for the first tower through Pacific Life Insurance Co. The first high-rise will include micro, studio, one-, two- and three-bedroom apartments, as well as 4,000 square feet of ground-level restaurant/brewery space. Amenities will include indoor and outdoor fitness studios, a rooftop pool and library, coworking space and a music lounge with a recording studio and podcast room. Albion Residential expects to deliver the first units in fall 2026. Upon completion, Albion Music Row will span two acres and comprise 850 apartments, as well as restaurants, shops and a public plaza on the ground level. The design-build team includes Chicago-based Hartshorne Plunkard Architecture and several Nashville-based companies: Barge Cauthen & Associates (civil engineer), Hodgson Douglas (landscape architect), SDL (structural engineer) and I.C. Thomasson (MEP engineer).

NASHVILLE, TENN. — Video game developer Iron Galaxy Studios has signed a 25,000-square-foot office lease at 333 Commerce in Nashville. The company, which has studios in Chicago and Orlando, will be relocating from UBS Tower, where it occupied space on a temporary basis. Kevin Ziomek, Corey Siegrist and Jim Rose of JLL represented the tenant in the lease negotiations. Amenities at the building include an 8,000-square-foot fitness center, outdoor courtyards and recently renovated lobby and common areas.

NASHVILLE, TENN. — Naftali Credit Partners and J.P. Morgan have provided $120 million in financing for 1111 Church Street, a recently developed multifamily and retail project in Nashville. New York City-based Tidal Real Estate Partners is the borrower. The five-year financing comprises a senior loan from J.P. Morgan and a mezzanine loan from Naftali, which will be used to refinance an existing construction loan and provide bridge financing to a sale or permanent financing. Keith Kurland, Aaron Appel, Jonathan Schwartz, Adam Schwartz, Michael Diaz and Michael Ianno of Walker & Dunlop arranged the financing on behalf of the borrower. Located in the North Gulch neighborhood, the property features 380 multifamily units in studio, one- and two-bedroom layouts, in addition to 52,000 square feet of amenities, 45,000 square feet of retail space and dedicated parking. Amenities include an outdoor pool, fitness center, pickleball court and golf simulators, and a recently opened Puttshack.
