NASHVILLE, TENN. — Pollack Shores Real Estate Group has announced that its new mixed-use development in Nashville’s Gulch neighborhood will feature 376 upscale apartment units, 9,000 square feet of retail space and a parking garage. Pollack Shores recently closed on the purchase of the site, which spans an entire city block and contains the Gossett Building and several land parcels. The site is bordered by Church Street and 12th Avenue North. Pollack Shores plans to salvage and restore the vintage neon M.T. Gossett sign outside the building for future use in the development. The new development’s apartment units will be outfitted with quartz countertops, European cabinetry, plank flooring, under mount sinks and stainless steel appliances. Matrix Residential, Pollack Shores’ multifamily management division, will manage the asset upon completion. The first residential units are expected to be available beginning in spring 2018.

Love Funding Secures $10.1M HUD Loan for Historic Court Square Center in Downtown Memphis

MEMPHIS, TENN. — Love Funding has closed a $10.1 million refinancing loan for Court Square Center, a historic mixed-use development in downtown Memphis. The property comprises three buildings: Lincoln American Tower, the Lowenstein Building and Court Annex 2. The project features 75 market-rate apartments and more than 32,000 square feet of commercial space. The Lowenstein Building and Lincoln American Tower are listed on the National Register of Historic Places. Court Square Center was redeveloped from 2006-2009 following a fire in October 2006 at a nearby church that spread to the development, resulting in a loss of the Court Annex building and severe damage to the other two properties. Artin Anvar of Love Funding’s Washington, D.C., office arranged the loan through HUD’s 223(f) loan program. The loan features a low fixed interest rate and a 35-year term. A development team comprising John Basek, C. Yorke Lawson, Chandler and Chandler, Telesis Corp. and New Community Partners co-developed the property’s rehabilitation. The proceeds of the loan will be used us pay off the original debt taken out to redevelop the property.
NASHVILLE, TENN. — Moody National REIT I Inc. has entered into a purchase contract to acquire the Embassy Suites Nashville for $66.3 million. The 208-room hotel opened on a 1.25-acre lot in 2001 in Nashville’s West End-Midtown district near Vanderbilt University. The hotel features an indoor swimming pool, fitness center, business center and meeting space. Moody National REIT I owns select-service hotels in major markets across the United States. The REIT is sponsored by Moody REIT Sponsor LLC, an affiliate of the Moody National Cos.
NASHVILLE, TENN. — HFF has arranged refinancing for One Hundred Oaks, an 891,470-square-foot mixed-use retail and medical office center in south Nashville. Redeveloped in 2010, the property is located off I-65 within five miles of Vanderbilt Hospital and Vanderbilt University. Vanderbilt University Medical Center fully occupies One Hundred Oaks’ medical office space, which comprises more than 50 percent of the property’s overall square footage. The retail portion is 99 percent leased to Regal Cinemas, Burlington Coat Factory, Ross Dress for Less, T.J. Maxx, PetSmart, Michael’s, Electronic Express, Guitar Center, Ulta Beauty, Kirkland’s Home, Sketchers, Logan’s Roadhouse, Panera Bread and Panda Express. John Rose, Campbell Roche and Gay Thomas of HFF arranged the fixed-rate loan through Northwestern Mutual on behalf of the borrower, LaSalle Investment Management.
CHATTANOOGA, TENN. — Ziff Properties Inc. has acquired Signal Mountain Shopping Center in Chattanooga for $4.8 million. The 61,284-square-foot center is anchored by a BI-LO grocery. Sharon Bands and Susan Bands of Marcus & Millichap represented the seller. Ziff Properties was self-represented by Christian Chamblee.
SEVIERVILLE, TENN. — RealtyLink LLC has broken ground on River Landing, a $25 million shopping center in Sevierville. The 175,000-square-foot project will be located on a 16-acre site along Winfield Dunn Parkway at the site of the Old Reel Theatre. Phase I is slated for completion this September, and Phase II is expected to be complete in February 2016. The property is pre-leased to eight undisclosed retailers. The project team includes general contractor Vannoy Construction, architect Cor3 Design and sub-contractor Blalock Cos.
NASHVILLE, TENN. — Castilleja, a lifestyle and home décor retailer, plans to open a new 2,300-square-foot store in Edgehill Village, a shopping district right off Music Row in Nashville. The store is located at 1200 Villa Place, Suite 403. The company was founded by Liz Rose, a Grammy Award-winning songwriter. The store offers a variety of home furnishings, art, clothing and gifts.
HENDERSONVILLE, TENN. — Carolina Holdings Inc. has partnered with Atlanta-based Branch Properties LLC to develop Merchant Pointe at Indian Lake, a new 140,000-square-foot retail center located in Hendersonville, part of the Nashville metro area. The asset is located on 18 acres at Indian Lake Boulevard and North Anderson Lane. The property will have four anchor tenants, including The Fresh Market, Off Broadway, an unnamed fashion department store and an unnamed fourth anchor. According to Carolina Holdings, the four anchors are new to the market. The project team includes architect H. Michael Hindman Architects, civil engineer Ragan-Smith Associates and general contractor Harper Corp. BB&T is providing construction financing.
When it comes to grading commercial office space, there is no doubt that location is still king — and other factors such as price, architecture, functionality and amenities all take a back seat to the property’s location. Since we assign buildings letter grades (A and B), let’s take a look at what these letter combinations mean and the relationship of quality to location. In these scenarios, the first letter describes the building’s class (A or B) and the second letter represents the desirability of its location (A or B). The A/A designation refers to Class A buildings in Class A locations. It’s no surprise that this is the first category of office space absorbed when a market heats up and leasing volume intensifies. During this stage of the cycle, rental rates to inch upward, and more importantly, lease renewal terms tighten as landlords sense a shift toward the middle. For Memphis, Tenn., the total vacancy for Class A space in the East Memphis submarket decreased from 2.9 percent during third quarter 2014 to 2 percent in fourth quarter 2014.
