DANVILLE, VA. — Clayco has broken ground on Tyson Foods’ new poultry processing facility in Danville. Construction started last month and is slated for completion by the spring of 2023. Built on a 64-acre site, the project will be used primarily for the production of fully cooked, Tyson-branded chicken products. Tyson Foods has committed to purchasing 60 million pounds of Virginia-grown chicken over the next three years. The chicken processing plant’s features will include a mezzanine level, ASRS cold storage structure, raw materials storage, production and packaging space, a two-story space for offices, and cold storage spaces that will range in temperatures throughout the building. A wastewater treatment plant will also be included. Lamar Johnson Collaborative is the designer for the project, with Clayco in charge of designing and building. Other project partners include Concrete Strategies, Tucker Jones and Stock Engineering.

CHRISTIANSBURG, VA. — SRS Real Estate Partners has brokered the $8.2 million sale of North Shops at Spradlin Farm, a 17,290-square-foot, multi-tenant retail center in Christiansburg. Britt Raymond, Kyle Fant, Matthew Mousavi and Patrick Luther of SRS represented the seller, a North Carolina-based shopping center fund. Tyler Price of Price Richards Commercial represented the buyer, a California-based investment firm that was in a 1031 exchange. Built in 2000, North Shops at Spradlin Farm was fully occupied at the time of sale to tenants including Mattress Firm, AT&T, Supercuts and MedExpress. The retail property is an outparcel to Spradlin Farm Shopping Center, a 441,000-square-foot power center anchored by Target, The Home Depot, Big Lots and T.J. Maxx. Located at 10-100 Spradlin Farm Drive on two acres, North Shops at Spradlin Farm is situated at the major intersection of North Franklin Street and Spradlin Farm Drive NW. RICHMOND, VA. — Cushman & Wakefield | Thalhimer’s Capital Markets Group has arranged the sale of Gold’s Gym Plaza in Richmond. An entity doing business as Seminole Trail Annex LLC acquired the property for $13 million. Catharine Spangler of Cushman & Wakefield | Thalhimer represented the sellers, West Tower LLC and SugarOak Investments, in the transaction. Located at 8900 West Broad St., the property spans 124,275 square feet across five buildings. The center is currently fully leased and co-anchored by Gold’s Gym and Regal Cinemas, which have occupied space at the property for 40 and 19 years, respectively. The 44,000-square-foot box anchored by Regal Cinemas and an adjacent parking lot are subject to a ground lease.
WOODBRIDGE, VA. — Greysteel has arranged the sale of Friendship Place Apartments, a 40-unit multifamily property in Woodbridge. Kyle Tangney and Max Goldstein of Greysteel represented the undisclosed seller. The sales price and buyer were also not disclosed. Jon Goldstein, Mike Yavinsky and Wes Boatwright of Avison Young arranged the loan through an unnamed local bank on behalf of the borrower, a partnership between Stewart Investment Partners and Chestnut Funds. Built in 1985, the three-story property was converted from a general office building into a medical office building in 2021. Improvements included outfitting the atrium lobby, corridors, elevators and restrooms, as well as adding energy-efficient lighting and modernizing the parking garage. Located at 1420 Beverly Road, the property offers access to Interstates 495 and 66 and Dulles Toll Road. The property is also 11.2 miles from Washington, D.C.
SPRINGFIELD, VA. — Cushman & Wakefield has arranged the sale of Backlick Center, a 48,267-square-foot shopping center in Springfield. John Owendoff of Cushman & Wakefield represented the seller, a Dallas-based real estate fund advised by Crow Holdings Capital, in the transaction. Rochester, N.Y.-based Glazer Properties acquired the property for $25 million. Backlick Center was 91 percent leased at the time of sale to tenants including Chick-fil-A, Advance Auto Parts, Outback Steakhouse and Taco Bamba. Located at 1 Avery Row, the distribution and warehouse building was formerly occupied by Home Shopping Network for the past 30 years. The building will now serve as Würth Revcar Fasteners’ new headquarters. The facility will be used to ship directly to customers throughout North America and distribute inventory to eight regional branch locations. The property sold for $22 million. The property, 9000 Westmont Drive, is triple-net leased to Avid Medical Inc., a wholly owned subsidiary of Owens & Minor and sole occupant of the property.
