We are fortunate to live and work in a region that experiences steady growth and maintains a healthy economy. From a commercial real estate perspective, the Richmond market is a consistent performer due to its diversified economy and reliable and consistent business drivers. Industrial and multifamily construction activity has remained strong without being overbuilt, eliminating the pattern of “boom and bust” that some other areas experience. A submarket that has been red hot is Scott’s Addition, a 20-square-block neighborhood that has been transformed from warehouses and light industrial to a mixed-use mecca of multifamily, office and retail. Developers and tenants alike appreciate the proximity to the interstate, numerous amenities and abundant diversity within the community. Exceptional walkability scores, along with a thriving restaurant and brewery scene, seem to be driving tenants’ willingness to pay the highest rents in the area. The high cost of new construction also informs these rents and, ultimately, is passed through to end users. Scott’s Addition will likely continue to be a desirable location for many, although high rents and challenging parking will remain an issue for some. ASHBURN, VA. — Finmarc Management Inc. has sold a 25.3-acre site at 19886 Ashburn Road in Ashburn, a city in Loudoun County. The buyer, a data center developer doing business as JK Land Holdings LLC, purchased the site for $60 million. The new ownership plans to develop a new 360,000-square-foot data center on the site. The construction timeline for the project was not disclosed. Ryan Goeller of KLNB represented JK Land Holdings in the land acquisition, and Rob Faktorow, Josh Greenberg and Anna Faktorow of CBRE represented the seller. Finmarc acquired the site, which includes a 110,000 square foot office building and a nearly 80,000-square-foot industrial/R&D structure, in 2019. The two-building portfolio currently serves as the global headquarters for Telos Corp., a cybersecurity IT firm that has occupied the facility since 1988.
SL Nusbaum Brokers $9M Sale of Former James River Transportation Building in Richmond

RICHMOND, VA. — S.L. Nusbaum Realty Co. has brokered the $9 million sale of an industrial property located at 915 N. Allen Ave. in Richmond. James River Transportation formerly occupied the property, which totals 16,560 square feet situated on 4.3 acres. Jefferson Street Partners II LLC, an affiliate of Academy Bus Lines that acquired James River Transportation last year, was the buyer. Douglas Tice III of S.L. Nusbaum represented the seller, Storyland Properties, in the transaction.
LYNCHBURG, VA. — LifeSpire of Virginia has announced plans for an $80 million expansion of The Summit, a continuing care retirement community in Lynchburg, about 55 miles east of Roanoke, Va. Although the number of units was not disclosed, the company says the project will “create dozens of new residences” via 18 cottage homes and multiple villa options, as well as a new memory care neighborhood. The nonprofit LifeSpire of Virginia, which acquired The Summit in late 2021, plans to complete the expansion over the next 24 months. The Summit sits on a 125-acre campus, which comprises scenic trails; a 10-acre lake for fishing, kayaking and canoeing; and forested areas.
RESTON, VA. — Bechtel, a global engineering firm, has signed a 289,000-square-foot office lease at Reston Overlook, a 320,000-square-foot office building within the Reston Town Center mixed-use campus in Northern Virginia. BXP, formerly known as Boston Properties Inc., is the landlord at Reston Overlook. Erin Cotter and Jake Stroman of BXP represented the landlord internally in the lease negotiations, and Cathy Delcoco of CBRE represented Bechtel. The lease represents a renewal and expansion for Bechtel, increasing the company’s occupancy to span 11 floors at Reston Overlook. The company, which has had its headquarters in Reston since 2012, employs 18,000 people across 50 countries. Owned and operated by BXP, Reston Town Center offers 4 million square feet of office space, 50 retailers, 30 restaurants, more than 2,000 residences, outdoor recreation spaces and seasonal events programming.
Campbell County Economic Development to Build 100,000 SF Industrial Facility in Central Virginia

RUSTBURG, VA. — Campbell County Economic Development plans to develop a 100,000-square-foot industrial facility in Rustburg, a city in central Virginia. The $11 million project will be situated on 7.5 acres within Seneca Commerce Park along U.S. Route 29 and Wards Road. The facility represents the largest undertaking for the department in a decade. The design and oversight of the construction project is currently being procured by Campbell County Economic Development, with site development scheduled to be advertised for bidding in the fall. The selected architect and engineering firms will work with the county to design the building and provide ongoing construction management throughout the project. The Tobacco Regional Revitalization Commission has awarded grant funding for the site, which has also been recommended for funding by the Southeast Crescent Regional Commission. The projected timeline has the tenant-ready building delivering in spring 2026.
RESTON AND FALLS CHURCH, VA. — The Fresh Market plans to anchor two mixed-use developments in the Northern Virginia region of metropolitan Washington, D.C. The Greensboro, N.C.-based grocer has committed to approximately 27,000 square feet of space at Reston Station, a mixed-use development in Reston by Comstock Cos., and 29,000 square feet at West Falls, a 10-acre mixed-use development in Falls Church by Hoffman & Associates. The Reston Station grocery store will be situated within Midline at Reston Station, and the West Falls store will be located at the ground level of an upcoming residential development. Both new stores are expected to open within the next three years, with the West Falls store set to open by mid-2026. The Fresh Market has two existing locations in nearby Alexandria and Vienna, Va.
RICHMOND, VA. — BWE has arranged a $47 million loan to refinance Discovery Village at the West End, a senior living community located at 9801 Harmony Woods Way and 2422 University Blvd. in Richmond. Totaling 219 units, the property features independent living, assisted living and memory care residences situated on one contiguous campus. Amenities include restaurant-style dining, a Legends club and bar, wellness center, movie theater, concierge services and programming, including lectures, fitness classes and onsite therapy. The property was 93 percent occupied at the time of financing. Ryan Stoll and Taylor Mokris of BWE secured the financing on behalf of the borrower, an undisclosed private equity investor.
NEW KENT COUNTY, VA. — Matan Cos. has purchased 185 acres east of Richmond for the development of New Kent Logistics Center, a 2 million-square-foot industrial park. JLL arranged the land sale on behalf of Matan Cos. Located at the intersection of I-64 and Emmaus Church Road in New Kent County, the property will span four buildings and be situated between the industrial markets of Richmond and Hampton Roads, the latter of which houses the Port of Virginia. Matan has selected Gareth Jones, Chris Avellana and Charlie Polk of JLL to lease New Kent Logistics Center. The construction timeline was not disclosed.
NORFOLK, VA. — S.L. Nusbaum Realty Co. has brokered the $34.9 million sale of an industrial facility located at 3321 Princess Anne Road in Norfolk. Industrial Realty Group acquired the 298,126-square-foot warehouse from an entity doing business as 3321 Princess Anne LLC. Stephanie Sanker of S.L. Nusbaum represented the seller in the transaction. LION Power and Beckett Corp. currently occupy a combined 104,334 square feet at the facility, with the remaining space available for lease. Constructed in 2022, the building comprises two sections. Section A features 113,450 square feet with 36-foot clear heights, multiple dock doors with expansion potential, new racking, office space and restrooms. Section B totals 80,321 square feet with dock-level loading, 21- to 24-foot clear heights and 38- by 36-foot column spacing.
