FAIRFAX, VA. — Federal Realty Investment Trust has purchased Fairfax Junction, a 75,000-square-foot retail center in Fairfax, for $22.5 million. The center sits on seven acres and was fully leased to Aldi, Planet Fitness and CVS/pharmacy at the time of the sale. Fairfax Junction is situated about 17 miles west of downtown Washington, D.C. Michael Gorsage of H&R Retail Investment Properties represented the seller, Glazer Properties, in the transaction.

FALLS CHURCH, VA. — Mill Creek Residential has broken ground on Modera Founders Row, the multifamily component of Founders Row, a mixed-use project that will feature 394 apartment units and 90,000 square feet of retail space in Falls Church. The development team for Founders Row includes CrossHarbor Capital Partners, Lighthouse Real Estate Investments LLC and PNC Financial Services. Chris Wilkinson of JBG Smith is handling retail leasing for Founders Row. Studio Movie Grill and City Works Eatery & Pour House will be tenants in the retail component of Founders Row, which will span 4.5 acres at the corner of West Broad and North West streets, about 12 miles west of Washington, D.C. Modera Founders Row will offer 322 apartment homes and 72 apartment homes dedicated to age-restricted living for individuals 55 and older. The 322 units will be a mix of one- and two-bedroom floor plans. ARLINGTON, VA. — Booz Allen Hamilton, a Fortune 500 firm that specializes in providing consulting, analytics, engineering and digital solutions and employs 25,000 people in 80 locations worldwide, will expand its presence in Arlington’s National Landing submarket. In September, Booz Allen Hamilton will occupy 84,000 square feet of office space at 1550 Crystal Drive, a 480,572-square-foot building owned by JBG Smith Properties. The building is now 92 percent leased. The asset is situated about four miles south of downtown Washington, D.C.
CLARKSBURG, MD. — The NRP Group has broken ground on The Axiom at Cabin Branch, a 272-unit apartment complex in Clarksburg. The apartment complex will offer one-, two- and three-bedroom floor plans and community amenities such as a swimming pool, pool deck, fire pits, grills, fitness center, dog park, bike storage and package reception services. The asset is located about 30 miles north of Washington, D.C. The NRP Group is developing Axiom with equity partner Parse Capital. First National Bank of Pennsylvania is providing construction financing. A timeline for completion was not provided.
ROANOKE, VA. — BC Wood Properties has acquired Ivy Market, a 31,073-square-foot shopping center situated about three miles south of downtown Roanoke. The asset is occupied by Earth Fare, First Watch and a soon-to-open CoreLife Eatery. The seller and sales price were not disclosed.
RICHMOND, VA. — Thalhimer Realty Partners has acquired Towers on Franklin Apartments, a two-building, 332-unit apartment complex in Richmond, for $23.5 million. The buildings are situated at 104 and 311 W. Franklin St., in the heart of Virginia Commonwealth University’s campus. Amenities include a clubhouse, two fitness centers, media lounge, swimming pool and underground parking. Thalhimer has significant renovations planned, including full interior unit renovations to the 311 building. A timeline for the renovations was not disclosed. C&F Bank provided acquisition financing.
TYSONS, VA. — The Meridian Group has announced retail tenants that will join The Boro, a planned mixed-use development in Tysons. The new tenants include a two-story Ethan Allen furniture store, French bakery Paris Baguette, Verizon Wireless, a hair studio, nail lounge and restaurants Akira Ramen and Poki D.C. Dave Ward and Geoff Mackler of H&R Retail represented Meridian Group in the lease negotiations. The Boro’s first phase will feature 2 million square feet of office, retail, entertainment and residential space. Nine retailers have already committed to The Boro, including Whole Foods Market, ShowPlace ICON Theaters, MyEyeDr., Tasty Kabob, Fish Taco and Tropical Smoothie Café. The Boro is situated about nine miles northwest of downtown Arlington. The Meridian Group expects The Boro to open this year.
RICHMOND, VA. — RMR Office Property Fund, a real estate investment fund managed by a subsidiary of The RMR Group Inc., has purchased a 355,449-square-foot, Class A office building located at 9954 Mayland Drive in Richmond for $56 million. The asset was 98 percent leased at the time of the sale. The building is situated about 12 miles northwest of downtown Richmond and recently underwent $16 million in renovations to add a new four-story parking garage, new roof, new fitness center and a cafeteria, as well as updated lobbies, elevators and building mechanical systems. The seller was not disclosed.

Situated about 11 miles west of downtown Richmond, Pocono Crossing was 84 percent leased at the time of sale to tenants including Burlington, Tuesday Morning, Chuck E. Bellwether Enterprise Provides $37.5M Acquisition Loan for New Apartment Complex in Richmond

RICHMOND, VA. — Bellwether Enterprise Real Estate Capital LLC has provided a $37.5 million Fannie Mae loan to Heritage Income Property LLC for the acquisition of James River at Stony Point, a newly built apartment complex in Richmond. Harry Giallourakis of Bellwether Enterprise’s Cleveland office originated the 12-year, interest-only loan. The borrower purchased James River at Stony Point through a 1031 tax-deferred exchange. Located at 9101 Stony Point Parkway, the 280-unit community includes a fully furnished clubhouse with a heated saltwater pool and sundeck, outdoor grill and fire pit lounge, 24-hour fitness center, dog park and a business center. Individual units feature modern appliances, in-suite washers and dryers and walk-in closets.
