AUSTIN, TEXAS — Fort Worth-based Civitas Senior Living plans to open Double Creek Assisted Living and Memory Care in Round Rock and Tech Ridge Oaks Assisted Living and Memory Care in North Austin. These two communities, which offer 92 and 86 units, respectively, are the result of a partnership between Civitas Senior Living and Senior by Design. Civitas acquired the properties in July. Each community offers dining options, a beauty salon, theater, therapy gym, landscaped courtyards and daily activities to promote engagement and encourage social interaction. Civitas plans to open Double Creek on Oct. 25 and Tech Ridge Oaks on Nov. 8.

CARROLLTON, TEXAS — ML Realty Partners has acquired an 81,435-square-foot industrial building located at 2908 Commodore Drive in Carrollton, a northern suburb of Dallas. The Class A building offers convenient access to Interstate 35 and State Highway 121. Michelle Hudson and Tom Hudson of Hudson Peters Commercial represented the undisclosed seller in the transaction and will handle leasing of the building for ML Realty Partners.

GARLAND, TEXAS — Lee & Associates has negotiated a 136,825-square-foot industrial lease at 2901 W. Kingsley Road in Garland, a northeastern suburb of Dallas. Nathan Denton of Lee & Associates represented the tenant Alliance Glazing, which does finish-outs of storefronts and façades, in the lease negotiations. Chris Stout and Randy Touchstone of JLL represented the landlord, Boston-based STAG Industrial. The tenant will relocate from its current space in Irving on November 1.

CARROLLTON, TEXAS — Riverfront Properties LP has sold a 40,353-square-foot industrial asset located at 1325 Capital Parkway in Carrollton, located on the northern outskirts of Dallas. According to LoopNet Inc., the property was built in 1982 and includes a portion of office space. Brian Pafford of Bradford Commercial Real Estate Services represented Riverfront in the sale. Huntly Luna of NAI Robert Lynn represented the buyer, Roane Property Holdings LLC.

HOUSTON — Coca-Cola Southwest Beverages (CCSWB), a Dallas-based subsidiary of Mexican Coca-Cola bottler Arca Continental, is breaking ground today on its new $250 million production and distribution facility in Houston. The new facility will be the first new Coca-Cola plant built in the United States in a decade. Situated within Pinto Business Park, the 1 million-square-foot facility will include manufacturing with five new production lines, distribution, warehouse and sales. Pinto Business Park is a Hines-owned campus spanning 971 acres in northwest Houston. “Coca-Cola has been a part of the greater Houston community for more than 100 years,” says Mark Schortman, president and CEO of CCSWB. “Since opening our first facility in 1902, consumer dynamics have changed and the population in the Houston metro area has increased tremendously. NORMAN, OKLA. — Student Quarters has acquired Millennium Student Apartments, a 698-bed student housing community located near the University of Oklahoma in Norman. The property offers studio, two-, four- and five-bedroom units with bed-to-bath parity. Each unit — which may be rented fully furnished — features a flat screen TV, keyless entry and a patio or balcony. Shared amenities include a resort-style swimming pool, sun deck, hot tub, grilling areas, a gated pet park, study lounges, a coffee bar and pool tables. SQ Caliber, a property management joint venture between Student Quarters and Caliber Living, will manage the property.

The property is situated on 40 acres at the corner of Lebanon Road and the Dallas North Tollway. The center will offer ambulatory care services, physical and occupational therapy services and outdoor amenities such as walking and running trails and a playground.

CORPUS CHRISTI, TEXAS — Lending and advisory firm Greystone has provided $14.9 million in Fannie Mae green financing for the acquisition of a trio of multifamily assets in Corpus Christi. The properties total 295 units and feature pools and onsite laundry facilities. Gill Dolan, D.J. Elefant and Dan Gillard of Greystone originated the financing, which features a 4.92 percent interest rate and a 10-year term, on behalf of the borrower, The Boterra Group. The names of the properties and sellers were not disclosed.

SPRING, TEXAS — Capital Square 1031, a real estate investment and management firm, has acquired a newly completed, 10,000-square-foot memory care community in the northern Houston suburb of Spring. The Class A facility has 16 beds and was completed in June 2018. The property is leased for 15 years on an absolute net basis to Village Green Alzheimer’s Care Home, with a personal guarantee from the owners of the practice for the entire term of the lease. Matt Bear of Bear Real Estate Advisors represented Capital Square in the transaction.

DALLAS — SRS Real Estate Partners has brokered the $3.5 million sale of a 4,779-square-foot retail property ground-leased to Chick-fil-A in Dallas. Ara Rostamian, Matthew Mousavi and Patrick Luther of SRS represented the seller, a Los Angeles-based private investor, in the transaction. Craig Stewart of ACRE Investment Real Estate Services represented the buyer, a California-based family trust that acquired the property via a 1031 exchange. The asset is located at 9111 Garland Road.
