MCALLEN AND PHARR, TEXAS — California-based investment firm Cardinal Industrial has acquired a two-property portfolio of industrial assets totaling 463,708 square feet in the Rio Grande Valley. One of the properties is located in McAllen and the other is located in Pharr. The sale includes 25.7 acres of land near the United States-Mexico border. Dustin Volz, Zane Marcell and Grant Matthews of JLL represented Cardinal Industrial in the transaction. John Opinsky of Frampton & Opinsky LLC represented the undisclosed seller.

AUSTIN, TEXAS — The Jenkins Organization, a Houston-based developer and operator of self-storage properties, has opened Manchaca Storage, a 795-unit facility in Austin. The official opening of the 93,225-square-foot property was held on Sept. 10. Manchaca Storage, which offers both climate- and non-climate-controlled space, will primarily serve the south Austin area.

HUMBLE, TEXAS — A partnership between Atlanta-based Ridgeline Property Group and Texas-based Archway Properties will develop Park Air 59, a 685,400-square-foot industrial project in Humble, a northeastern suburb of Houston. The cross-dock property will feature 40-foot clear heights, 153 dock-high doors, 180-foot truck court depths, 242 trailer parking spaces, 332 auto parking spaces and an ESFR sprinkler system. The groundbreaking of Park Air 59, which offers convenient access to Beltway 8, is scheduled for late September. Completion is slated for the second quarter of 2019.

Arlington-ISD-Arts-Athletics-Facility

ARLINGTON, TEXAS — Adolfson & Peterson Construction has begun work on an $84 million arts and athletics facility for the Arlington Independent School District (ISD). Designed by HKS, the property will be situated on more than 21 acres and serve the entire school district. Individual features will include a 97,963-square-foot performance and demonstration venue, a 1,250-seat concert hall and a 425-seat theater. The 97,548-square-foot athletic complex will offer facilities for swimming, basketball, wrestling, volleyball and gymnastics. The complex is expected to open in fall 2020.

HOUSTON — Houston-based Hines has sold a 447,605-square-foot manufacturing plant located within Greens Port Industrial Park in Houston. Situated on 41.5 acres, the property offers quick access to the Houston Ship Channel. The buyer was an undisclosed investor that acquired the property via a 1031 exchange. At the time of sale, the plant was fully leased to AFGlobal Corp., a Houston-based technology and manufacturing specialist. The sales price was also undisclosed.

PEARLAND, TEXAS — Grow Your Storage (GYS) Development, a builder of self-storage properties in Texas and the Western United States, has opened Blackhawk Self Storage, an 809-unit facility in Pearland, a southern suburb of Houston. The three-story property totals 107,000 square feet. GYS partnered with Colorado-based All Pro Capital Inc., which secured debt and equity for the project.

DALLAS — NorthMarq Capital has added six multifamily investment sales specialists to its Dallas branch, which is the Minneapolis-based financial intermediary’s top-producing debt and equity advisory office. Joining the Dallas team is Taylor Snoddy, the top overall producer for Transwestern over the last two years, along with former Transwestern associates James Roberts and Philip Wiegand. Over the past two years, Snoddy, Roberts and Wiegand have closed more than $2.5 billion in multifamily sales and are on pace to exceed $1 billion in sales in 2018. Also joining NorthMarq’s Dallas office from Transwestern are Eric Stockley, Devin Etzold and Charles Hubbard, who will provide financial analysis, client service and transaction coordination.

NEW YORK CITY — The American investment team of Bahrain-based Investcorp has acquired 56 industrial properties totaling approximately 4.5 million square feet across seven major American markets. The purchase price was roughly $300 million. The portfolio includes nine warehouses in Minneapolis; 16 warehouse/flex buildings in Dallas; 14 warehouse/manufacturing buildings in Chicago; nine warehouse and flex buildings in Philadelphia and Delaware; five warehouse/manufacturing buildings in Phoenix; two industrial properties in Houston; and one industrial asset in San Antonio. All of the infill properties offer last-mile proximity to major population centers. The seller was not disclosed. “This acquisition gives us the opportunity to expand our presence in this important and growing industrial/warehouse sector in the U.S.,” says Mohammed Alardhi, executive chairman of Investcorp. “This investment further reflects our commitment to growing Investcorp’s footprint in the U.S., which is a key driver of the firm’s overall growth strategy.” At the time of sale, the properties were collectively 90 percent occupied by tenants in the e-commerce, manufacturing, design, wholesaling and food services industries. The sale marks Investcorp’s ninth industrial portfolio acquisition in the last 36 months. Since 1996, Investcorp has purchased more than 550 properties with a total value in excess of $14 billion. …

HOUSTON — KeyBank Real Estate Capital has secured a $59.4 million acquisition loan for The Westmore at Bellaire, a 580-unit apartment complex in Houston. Built in 1990, the Class A property comprises 19 three-story buildings. Caleb Marten of KeyBank secured the non-recourse, fixed-rate loan through Fannie Mae’s Green Rewards program. The 10-year loan also includes five years of interest-only payments and a 30-year amortization schedule. The borrower was not disclosed.

AUSTIN, TEXAS — Dallas-based Leon Capital has broken ground on Society, a 262-unit multifamily community located at 6001 S. Congress Ave. in Austin. The property will offer creative office space with a tech lounge, fitness center, pool and outdoor TV lounge. Preleasing is expected to begin in summer 2019, and the first units are slated a fall 2019 delivery. Austin-based Rhode Partners is serving as project architect, and LG Wade Construction is the general contractor.
