FLOWER MOUND, TEXAS — Newmark has negotiated a 41,202-square-foot industrial lease at Prologis Flower Mound 5, a 140,500-square-foot warehouse located in the northern-central part of the metroplex. Reggie Beavan, Chris Mason and Jack Brewer of Newmark represented the tenant, Dallas-based tool kit and test equipment provider Specialty Products Co., in the lease negotiations. The deal brings Prologis Flower Mound 5, which is one of six buildings within the larger development, to full occupancy.

Pullman-Market-San-Antonio

SAN ANTONIO — Texas-based restaurant operator Emmer & Rye Hospitality Group will open Pullman Market, a 40,000-square-foot food hall that will be located within San Antonio’s Pearl District. Set to debut next spring, the culinary destination will feature four full-service restaurants, fast-casual concepts, an artisan butcher and fishmonger program, various wine and beer selections, Texas-based produce and specialty foods, a seasonal bakery and a fresh pasta program. The four restaurants include Italian concept Fife & Farro, Mexican eatery Mezquite, fine-dining establishment Isidore and dessert bar Nicosi.

SAN ANTONIO — Four healthcare users have signed leases totaling 35,877 square feet at Sunset at Treeline, a 64,644-square-foot medical office building in San Antonio’s Alamo Heights area. The tenants include FCC MSO (12,646 square feet), Sports Medicine Associates of San Antonio (11,036 square feet), Katherine Cornforth, MD, OBGYN (6,135 square feet) and Northeast OB/GYN (6,060 square feet). Chad Gunter of Transwestern represented the landlord, Casey Development, in all of the lease negotiations.

Main-Street-Lofts-Mansfield

MANSFIELD, TEXAS — Texas-based private equity firm SPI Advisory has purchased Main Street Lofts, a 266-unit apartment complex in the southern Fort Worth suburb of Mansfield. Completed in 2022, the property offers studio, one-, two- and three-bedroom units. The amenity package consists of a pool with an adjacent game lawn, fire pit and lounge, as well as a rooftop lounge with shuffleboard, fitness center with yoga and spin studios, dog park, conference rooms, biking trails and resident lounges with TVs. Grant Raymond, Asher Hall, Robert Stickel and Alex Brown of Cushman & Wakefield represented the seller, a partnership between Dallas-based Realty Capital Residential and Florida-based PointOne Holdings, in the transaction. Fritz Waldvogel of Colliers Mortgage originated an undisclosed amount of Fannie Mae acquisition financing for the deal.

SAN ANTONIO — Dallas-based brokerage firm The Multifamily Group (TMG) has arranged the sale of Lorenzo Apartments, a 72-unit complex in San Antonio. Built in 1960 on the city’s south side, the property features one- and two-bedroom units with an average size of 611 square feet, as well as a dog park and onsite laundry facilities. Jon Krebbs of TMG represented the seller, and Christopher Siemasko of TMG procured the buyer. Both parties requested anonymity.

ALLEN, TEXAS — Lee & Associates has negotiated the sale of a 29,979-square-foot office building in the northeastern Dallas suburb of Allen. According to LoopNet Inc., the two-story building at 100 Allentown Parkway was constructed in 1985 and includes 142 parking spaces. Jessica Reinhardt and George Tanghongs of Lee & Associates brokered the deal. The buyer and seller were not disclosed.

KATY, TEXAS — Engineering firm Percheron Holdings has signed a 28,597-square-foot office lease extension for its headquarters space at Grandway West, located at 1904 Grand Parkway N in the western Houston suburb of Katy. Chris Nash of Colliers and Jeremy Hunt of Hunt’s Real Estate represented the tenant in the lease negotiations. Parker Burkett and Eric Anderson with Transwestern represented the locally based landlord, InSite Realty.

HOUSTON — Locally based firm RE:VIVE Development has completed Stomping Grounds, a project in Houston’s Heights neighborhood that consists of 26,000 square feet of retail and restaurant space and 10,000 square feet of open green space. The site spans three acres. Tenants include local operators such as Rooster & Rice, Bollo Woodfired Pizza, Sonoma Wine & Cheese, Luloo’s Day & Night and Fat Cat Creamery.

AUSTIN, TEXAS — The Richmond Group, a multifamily owner-operator based in Connecticut, has begun leasing The Prescott, a 340-unit apartment community in Austin’s South Congress neighborhood. The Prescott features 16 different floor plans, including studio, one-, two- and three-bedroom units that are furnished with stainless steel appliances, granite countertops, individual washers and dryers and private balconies/patios. Amenities include a pool, business center, fitness center, pet park, clubroom, package locker system and outdoor grilling and dining stations. South Florida-based V Starr handled the interior design of the project. Rents start at roughly $1,300 per month for a studio apartment.

AUSTIN, TEXAS — Newmark has brokered the sale of Water Oak, a 292-unit apartment community in South Austin. Built in 2022, Water Oak offers studio, one-, two- and three-bedroom units. Amenities include a pool, outdoor grilling and dining stations, a dog park and pet spa, clubhouse, entertainment kitchen, movie theater, business center with conference rooms and a fitness center. Austin-based JCI Residential sold the property to Chicago-based Sherman Residential for an undisclosed amount. Patton Jones and Andrew Dickson of Newmark brokered the deal.
