Thor Equities Signs Three New Retail Leases at Kirby Collection in Houston

HOUSTON — Thor Equities has secured three new retail leases at Kirby Collection, a 1 million-square-foot mixed-use development in Houston’s River Oaks neighborhood. Located in the Upper Kirby District of River Oaks, the project features two levels of retail space totaling 65,000 square feet, a 25-story residential tower with 199 apartment units and a 13-story, 186,000-square-foot Class A office building. The new tenants joining Kirby Collection include boutique retailer A Ma Maniere leasing 2,200 square feet, Indian restaurant Great W’Kana Café leasing 2,960 square feet and high-end hair salon Atelier Isabelle Rose leasing 3,855 square feet. Other recent transactions include high-end bowling and dining concept Pinstripes leasing 33,830 square feet; Whitney Bank leasing the entire 11th floor of the office tower for its regional headquarters, as well as ground-floor retail space for a bank branch; Novum Energy Trading leasing space on the 10th floor for its global headquarters; and Regency Centers leasing 4,000 square feet. The development team for Kirby Collection includes general contractor E.E. Reed Construction, architect Richard Keating Architecture, interior designer Dianna Wong Architecture + Design, Houston-based architect of record Kirksey, structural engineer Walter P. Moore and Houston-based MEP engineer WYLIE.

Data Centers Double Down on Size

Demand for data center space stems from a variety of sources. The vast majority of companies across most industries have some sort of web presence, and their customer and employee records and information are stored electronically. At the same time on the consumer side, smartphones and tablet devices are all but ubiquitous, their owners constantly upping their usage of apps and social media platforms. Nonprofit communications firm CTIA tracks aggregate wireless data usage across the country on an annual basis. The Washington, D.C.-based company found that in 2013, Americans used approximately 3.2 trillion megabytes of data. By 2015, a year in which there were about 228 million smartphones and 41 million tablet devices in circulation, that figure had increased threefold to 9.6 trillion megabytes. By 2016, a year in which there were more than 261 million smartphones in circulation, wireless data usage had exceeded 13.7 trillion megabytes. That total represents more than 35 times the volume of data traffic recorded in 2010, according to CTIA’s website. CBRE Brokers Sale of Office, Multifamily Assets Within Frisco Square

FRISCO, TEXAS — CBRE has brokered the sale of a large portion of Frisco Square, including three office buildings and two multifamily assets that feature ground-floor retail space. The sale also includes the Cinemark Theatre and additional land development sites. The office portion was 92 percent leased at the time of sale and the retail portion was 66 percent leased to tenants including Barre 3, Mattito’s Tex Mex and Jake’s Uptown Burgers. An affiliate of Maxus Realty Trust Inc. acquired the properties for an undisclosed price. Evan Stone, Gary Carr, John Alvarado, Eric Mackey, Robert Hill, Jared Chua, Ryan Reid, Jeremy Faltys and Nita Stewart of CBRE arranged the transaction on behalf of the seller.

TGC Development Breaks Ground on TownePlace Suites by Marriott in Fort Worth

FORT WORTH, TEXAS — TGC Development Group has broken ground on TownePlace Suites by Marriott Fort Worth NW Lake Worth. The four-story, 96-room hotel will be situated northwest of downtown at 2925 Royalty Lane in Fort Worth. The general contractor, Wichita, Kan.-based JACO General Contractor Inc., expects to deliver the hotel this fall. The hotel’s rooms will feature full kitchens with stainless steel appliances and granite countertops, adjustable work spaces with built-in shelves and lighting, flat-screen TVs and new bedding. Amenities will include complimentary breakfast, outdoor grills and firepit, outdoor saltwater pool, coffee service, community refrigerator and a 24-hour sundries market.

Bellomy & Co. Arranges Sale of 606-Unit Self-Storage Facility in San Antonio

SAN ANTONIO — Bellomy & Co. has secured the sale of the 606-unit Judson Self Storage facility located at 14989 Judson Road in San Antonio. Rockville, Md.-based Store It All Self Storage purchased the facility for an undisclosed price. Harry Botkin of HLB Investments in New Braunfels represented the San Antonio-based seller. Bill Bellomy, Michael Johnson and John Arnold of Bellomy & Co. procured the buyer. The 129,573-square-foot Judson Self Storage was 72 percent occupied at the time of sale.

BMC Capital Secures $4.7M Acquisition Loan for Multifamily Community in Oklahoma City

OKLAHOMA CITY — BMC Capital has arranged a $4.7 million acquisition loan for a 148-unit multifamily community in Oklahoma City. Clayton Wells of BMC Capital’s Dallas office arranged the 10-year, nonrecourse loan with a fixed 4.17 percent interest rate and a 30-year amortization schedule. The loan was arranged through one of BMC Capital’s undisclosed agency relationships.

Woodmont Arranges 105,851 SF in Leases at Shopping Center in Killeen, Texas

KILLEEN, TEXAS — The Woodmont Co. has closed four leases totaling 105,851 square feet at Wendland Plaza, a 205,224-square-foot shopping center located at 901 S. Fort Hood St. in Killeen. The four transactions bring the center to 85 percent occupancy. Conn’s Home Plus will lease 45,000 square feet, Altitude Trampoline Park will lease 44,580 square feet, Dollar Tree will lease 10,500 square feet and Lumber Liquidators will lease 5,771 square feet. Grant Gary and Dan Rebensdorf of The Woodmont Co. represented the landlord, Killeen ATM LLC.

JPI Breaks Ground on 364-Unit Apartment Community in Garland

GARLAND, TEXAS — JPI has begun construction on Jefferson Woodlands, a 364-unit apartment community located off President George Bush Turnpike in Garland, about 18 miles northeast of Dallas. The project’s units will range in size from 600 to 1,600 square feet and feature 10-foot ceilings, private patios and balconies and townhouse-style residences, as well as a competitive amenities package including fitness and yoga facilities. Jefferson Woodlands will be situated adjacent to the 33-acre Spring Creek Forest Preserve and near the CityLine and Telecom Corridor business parks. Also nearby is Firewheel Town Center, Simon’s 1 million-square-foot, open-air shopping development.

Hilton Opens New Embassy Suites Hotel Near Houston

KATY, TEXAS — Hilton has opened Embassy Suites by Hilton Houston West-Katy, with all 208 rooms serving as two-bedroom suites. The hotel is owned by Mac Haik Hospitality and managed by Aimbridge Hospitality. Located at 16435 Katy Freeway near the west side of Houston’s Energy Corridor, the hotel’s amenities include the 350-person Texas Ballroom, a business center, indoor pool and whirlpool spa, full-service lobby bar, complimentary parking and Wi-Fi, 24-hour fitness center and access to George Bush Park hiking trails located behind the hotel.

Adolfson & Peterson Completes Medical Office Building in Southlake

SOUTHLAKE, TEXAS — Adolfson & Peterson Construction (AP) has completed a new medical office building at the corner of Tower and Southlake boulevards in Southlake for United Surgical Partners Inc. (USPI). Designed by E4H Architects, the two-story medical office building spans 46,000 square feet. The healthcare facility is the fifth project that AP has contracted with USPI and its ninth project with E4H. USPI is an ambulatory healthcare provider serving more than 2.5 million patients each year and partnering with over 50 not-for-profit health systems nationwide. The Addison, Texas-based company currently operates more than 260 ambulatory surgery facilities, 92 urgent care centers and 23 imaging centers.
