DALLAS — Civitas Capital Group has signed a lease to occupy 24,724 square feet of office space at One Arts Plaza in downtown Dallas. The mixed-use property, which is located at 1722 Routh St., features more than 500,000 square feet of office space. Under the terms of the lease, which begins this summer, the new space will serve as Civitas’ corporate headquarters. Phil Puckett and Harlan Davis of CBRE represented Civitas in the transaction, and James Esquivel, Blake Shipley and Ahnie Gampper of JLL represented the landlord, Billingsley Co., a Texas-based developer. MCALLEN, TEXAS — Home2 Suites by Hilton has opened a 99-suite location in the McAllen, a city in south Texas near the Mexico border. Amenities include a combined laundry and fitness area, outdoor pool and meeting/event space that can accommodate up to 100 guests. Perspective Hospitality Management Services will manage the property, which is located at 525 S. Ware Road, approximately three miles from McAllen-Miller International Airport.

IRVING, TEXAS — WaterWalk Hotel Apartments has broken ground on WaterWalk Las Colinas, located adjacent to DFW Airport at George Bush Turnpike and West Royal Lane in Irving. WaterWalk Las Colinas will feature 153 units across two buildings and is expected to open by Memorial Day of 2018. The franchised property is owned by a group of investors based in Wichita, Kan., and led by Allan Dunne, owner and manager of Dunne Investments and Dunne Property Co. The Law Company is the general contractor on the project, and LK Architecture is the architect. Both companies are also based in Wichita. WaterWalk combines the features of an upscale extended-stay hotel with the lifestyle of apartment living. Guests may choose to stay a day, a week, a month, a year, or longer with one all-inclusive bill for utilities, DirecTV with 300 channels and premium channels, DVR, Internet, phone, gym facility and 24/7 concierge services. With the full-service package, guests receive fully furnished accommodations, housekeeping and a complimentary breakfast delivered to the suite. FORT WORTH, TEXAS — A joint venture between GHP Office Realty and RD Management has sold a 136,000-square-foot shopping center anchored by Albertsons, located in Fort Worth, for $15 million. The property was 98 percent occupied at the time of sale by tenants including Cook Children’s Health Foundation, Dollar General, Ace Hardware and Subway. The buyer was undisclosed.

John Ferruzzo and Chris Kugle of NAI Partners represented the tenant, Mascorp Ltd., and Steve Hazel of Insite Realty represented the landlord, Cabot, in the leasing transaction.

ROSENBERG, TEXAS — IHOP is set to open a 4,588-square-foot restaurant at Brazos Town Center, a 1.8 million-square-foot shopping center located roughly 35 miles west of Houston in Rosenberg. Bob Conwell of NewQuest Properties represented the undisclosed landlord, and Jon Kantalis of SDI Realty represented the tenant in the leasing transaction. An opening date for the IHOP has yet to be announced.

SAN ANTONIO — GBT Realty Corp. recently acquired a one-acre site in San Antonio for the development of South Park Commons, a 12,600-square-foot retail center. GBT purchased the property from Target for $925,000 on Feb. 21. The site is adjacent to Target’s SW Military Drive storefront in San Antonio. Construction of the center is underway with tenants expected to open in November. South Park Commons is currently 70 percent pre-leased to national names including AT&T, Aspen Dental, Firehouse Subs and GNC. Approximately 3,600 square feet of street-facing space is still available. Nearly 103,500 people with an average household income of more than $42,000 live within five miles of South Park Commons, according to GBT, a development company based in Brentwood, Tenn. Approximately 36,700 vehicles daily pass the San Antonio site in this retail corridor.

HOUSTON — Davis Commercial Real Estate has negotiated two new leases for 9Round Fitness, a company specializing in customized and shortened workout routines. A 1,536-square-foot lease was secured at 4656 Beechnut St., and a 1,484-square-foot lease was signed at 15455 Memorial Drive.
