THE WOODLANDS, TEXAS — Grandbridge Real Estate Capital has closed a $12.9 million first mortgage loan for Hilton Garden Inn-Woodlands, a 117-room hotel located in The Woodlands, a northern suburb of Houston. Bill Mattice and Phillip Cox of Grandbridge originated the refinancing for the undisclosed borrower. The Bancorp provided the 10-year, fixed-rate loan, which features a 30-year amortization schedule.

GARLAND, TEXAS — Marcus & Millichap has arranged the sale of Oaks Branch, a multifamily building located at 1004 Castleglen Drive in Garland. Oaks Branch features 76 units in a mix of two- and three-bedroom apartment layouts and two-story townhouse-style units. Nick Fluellen and Bard Hoover of Marcus & Millichap represented the seller, a limited liability company, and procured the buyer, also a limited liability company, in the deal. The acquisition price was not released.

DALLAS AND FORT WORTH, TEXAS — NAI Robert Lynn has brokered three separate sale transactions totaling 55,742 square feet of office and industrial space in Dallas and Fort Worth. In the first deal, 2408 Converse Street LP acquired 7,225 square feet of office and warehouse space at 1351 Crampton St. in Dallas. Robert Blankinshop of NAI Robert Lynn represented the undisclosed seller in the transaction. In the second transaction, Cantwell Industries purchased a 22,017-square-foot office building located at 2729 E. Loop 820 in Fort Worth. Todd Hubbard of NAI Robert Lynn represented the buyer, while Todd Hawpe of Transwestern represented the undisclosed seller. In the third transaction, Purchasing Solutions International acquired a 3,696-square-foot office building located at 1824 Eighth Ave. in Fort Worth. Colt Power of NAI Robert Lynn represented the buyer, while David Cason of Holt Lunsford represented the undisclosed seller in the deal.

DALLAS — Marcus & Millichap has brokered the sale of Villas Del Lago Apartments, an apartment community located at 2911 Clydedale Drive in Dallas’ Bachman Lake neighborhood. Overmore LLC acquired the 248-unit property in a 1031 exchange transaction. Constructed in 1974 and renovated in 2015, the property was 98 percent occupied at the time of sale. Mark Allen and Sevak Keshishian of Marcus & Millichap represented the seller, a Dallas-based syndication group led by Jean-Marc Landau, and procured the buyer in the deal. Tim Speck of Marcus & Millichap was the firm’s broker of record in Texas.

Renamed Las Palmas, the property features 262 residential units. The buyer has started a full exterior and interior renovation on the property. The name of the seller was not released.

HOUSTON — EDGE Capital Markets has brokered the acquisition of Art Square Center, a mixed-use building located at 4118 Fannin St. in Houston. Kline Ventures acquired the 38,549-square-foot property from Fannin VP for an undisclosed price. The building features a mix of retail, studio and residential space. Josh Jacobs and Burdette Huffman of EDGE Capital Markets represented the buyer in the transaction.
