OKLAHOMA CITY — Locally based brokerage firm HotelBrokerOne has arranged the sale of the 218-room Best Western Plus Saddleback Inn in Oklahoma City. The hotel offers an onsite bar and restaurant in addition to complimentary breakfast, and guests also have access to a pool, indoor spa and sauna and meeting/event spaces. Ted Holmes led the transaction for HotelBrokerOne. The buyer and seller were not disclosed. The new ownership plans to renovate and rebrand the property under the Eagle Suites banner.

LAREDO, TEXAS — Lee & Associates has negotiated a 103,780-square-foot industrial lease within Pinnacle Industry Center in the Rio Grande Valley city of Laredo. The tenant, freight and logistics provider Buckland Global Trade Services, will occupy the entirety of the building at 21208 Kraus Loop, which sits on a 7.4-acre site and features 32-foot clear heights. Enrique Volkmer of Lee & Associates represented the tenant in the lease negotiations. Huffman Development & Construction Services owns the building.

ARLINGTON, TEXAS — Precision Pulley & Idler has signed a 38,734-square-foot industrial lease in Arlington. The manufacturer of conveyor systems and components is taking space at the building at 2025 Meridian St., which according to LoopNet Inc. was constructed in 1980 and totals 71,973 square feet. Harrison Putt and Nick Fulton of Mercer Co. represented the tenant in the lease negotiations. Mark Graybill and Reed Parker of Lee & Associates represented the landlord, Chicago-based ML Realty Partners.

AUSTIN, TEXAS — Industrious will open an 18,653-square-foot coworking space at Victory Plaza, a three-story building in North Austin. The space will be the sixth in Austin for the New York City-based company, which was recently acquired by Dallas-based CBRE Group Inc., and the opening is slated for this summer. Brent Powdrill, Bethany Perez and Colton McCasland of JLL represented the undisclosed landlord in the lease negotiations. Kristi Svec Simmons and Jon Wheless of CBRE represented Industrious.

AUBREY, TEXAS — Texas-based investment firm SPI Advisory has acquired Encore 380, a 416-unit apartment community in Aubrey, located north of the metroplex in Denton County. Built in 2017 as Century 380, the property offers one-, two-, three- and four-bedroom units that are furnished with stainless steel appliances, granite countertops, kitchen islands and washer/dryer connections. Select units feature private yards. Amenities include a pool, fitness center, clubhouse, playground, computer lounge, dog park, package lockers and outdoor grilling and dining stations. Eastdil Secured represented the undisclosed seller in the transaction. SPI plans to upgrade unit interiors, building exteriors and common spaces.

GRAND PRAIRIE, TEXAS — Institutional Property Advisors (IPA), a division of Marcus & Millichap, has negotiated the sale of Springs at Grand Prairie, a 276-unit apartment complex located roughly midway between Dallas and Fort Worth. The property was built on 15 acres in 2022 and has an average unit size of 991 square feet. Amenities include a pool and a fitness center. Drew Kile, Taylor Hill, Michael Ware and Cameron Purse of IPA represented the seller, Continental Properties, in the transaction. Brian Eisendrath, Cameron Chalfant and Harry Krieger, also with IPA, arranged acquisition financing on behalf of the buyer, which plans to upgrade select units and has also rebranded the property as The Bradbury.

COPPELL, TEXAS — Pilot Air Freight has signed a 95,071-square-foot industrial lease in Coppell, located in the northern-central part of the metroplex. The freight forwarding provider will occupy the entirety of the building at 221 Southwestern Blvd., which according to LoopNet Inc. was completed in 2024. Building features include 32-foot clear heights, 31 dock-high doors and 3,780 square feet of office space. J.M. Priddy, Robert Tamillo ad Jon Gorczyca of JLL represented the tenant in the lease negotiations. Jeremy Kelly and Lena Thomas of Stream Realty Partners represented the landlord, Chicago-based ML Realty Partners.

CAMERON, TEXAS — DWG Capital Partners has purchased a 78,600-square-foot industrial complex in Cameron, about 80 miles northeast of Austin. The property consists of multiple buildings on a 27.8-acre site that can support manufacturing, warehouse, office and storage uses. DWG Capital Partners acquired the property in a sale-leaseback with The Butler Weldments Corp., a provider of fabricated and machined metal products that will continue to occupy the facility on a 20-year, triple-net lease. Jonathan Ameen and Mark Grossman of Northmarq represented the seller/tenant in the off-market transaction. Judd Dunning internally negotiated the deal on behalf of DWG Capital Partners.

KATY, TEXAS — Marcus & Millichap has brokered the sale of a 21,598-square-foot, newly built retail strip center in the western Houston suburb of Katy. Gaston Retail Center sits on a 2.2-acre site and was fully leased at the time of sale to nine tenants, including Dos Tacos, Vogs Coffeehouse and Molar Dental. Justin Miller and Irby Rozelle of Marcus & Millichap represented the seller, a local developer, in the transaction and procured the buyer. Both parties requested anonymity.

SAN ANTONIO — The Port San Antonio Board of Directors has unanimously approved the next step in the development of Innovation Tower, an office project on the 1,900-acre Tech Port campus, located just southwest of downtown San Antonio. Port San Antonio is a public entity created to redevelop land formerly occupied by Kelly Air Force Base. Yesterday, the board approved $7.5 million to move the tower from its preliminary phase to the finalization of architectural plans, budget and schedule. The design phase is expected to last about one year, with groundbreaking slated for 2026 and completion by 2028. Project costs are estimated at roughly $275 million, according to the San Antonio Business Journal. The multi-story Innovation Tower, which will be located at the main entrance of the campus, will support growing demand by adding nearly 300,000 square feet of high-end office space. The tower will also include 27,000 square feet of amenity spaces such as a health and wellness center, sauna, locker rooms and a large conference room. Pelli Clarke & Partners designed the tower, with architect Bill Butler leading the project.
