LANCASTER, TEXAS — Crow Holdings Capital-Real Estate will break ground this month on I-35 Logistics Crossing, a two-building, 1.2 million-square-foot industrial park located at the intersection of Interstates 35 and 20 in the south Dallas suburb of Lancaster. The property, which is slated for an early 2018 delivery, will feature 36-foot clear heights, 185-foot truck courts and trailer storage. Kurt Griffin and Nathan Orbin of Cushman & Wakefield will handle leasing of the property.
COLLEGE STATION, TEXAS — Axilla Capital LLC has secured an $11.9 million, non-recourse bridge loan for TRYP by Wyndham College Station, a 166-room hotel located at 1508 S. Texas Ave. near Texas A&M University in College Station. Joel Mazur and Tom Fleming of Axilla arranged the loan on behalf of an undisclosed borrower that acquired the property in 2015. Proceeds will be used to refinance the property’s existing debt and fund outstanding renovation costs.
PORT ARTHUR, TEXAS — STRIVE, a Dallas-based investment sales firm, has brokered the sale of Port Arthur Corners Shopping Center, a 27,946-square-foot retail center in Port Arthur, a suburb of Beaumont. Shadow-anchored by WalMart, the center was 81 percent occupied at the time of sale. Bryce Gissler of STRIVE represented the seller, a Texas-based real estate firm, in the transaction. Other terms of sale were not disclosed.
HOUSTON — Moody Rambin has negotiated a 15,856-square-foot lease renewal at Woodlake Office Park, a medical/office complex located at 2500 Tanglewilde St. in Houston. Terri Torregrossa of Moody Rambin represented the landlord, Woodlake Properties Ltd., in the lease negotiations. Tim Relyea of Cushman & Wakefield represented the tenant, Texas ENT Specialists.
GRAPEVINE, TEXAS — Developer Seefried Industrial Properties Inc. has delivered a 322,194-square-foot distribution and learning center in Grapevine for Mercedes-Benz USA. Situated on 31 acres along Lakeside Parkway at Enterprise Road, the property consists of a 262,969-square-foot distribution center and a 59,215-square-foot learning and performance center. Richardson-based construction firm Hill & Wilkinson served as general contractor on the project.
FARMERS BRANCH, TEXAS — Holt Lunsford Commercial (HLC) has arranged the sale of a 68,092-square-foot distribution warehouse in the Dallas-Fort Worth metro of Farmers Branch. Situated on 3.3 acres at 14335 Gillis Road, the property, which was built in 1977, features 18-foot clear heights, three dock-high loading doors and a sprinkler system. Joshua Barnes of HLC represented the undisclosed seller in the transaction. John Nguyen and Heather Nguyen of NewQuest Properties represented the buyer, 85C Bakery & Café, a Taiwanese bakery and coffee shop chain.
LAREDO, TEXAS — Marcus & Millichap has brokered the $4.7 million sale of Walker Plaza, a 63,714-square-foot office building located at 5810 Bernardo Ave. in the south Texas city of Laredo. James Bell and Keith Lloyd of Marcus & Millichap represented the seller, an undisclosed partnership. The name and representative of the buyer were not released.

GRAND PRAIRIE, TEXAS — Altaquip LLC, an Ohio-based equipment services provider, has leased 15,000 square feet of office/warehouse space at 923 Avenue N in Grand Prairie. Michael Stanzel and Patrick Embry of NAI Robert Lynn represented the undisclosed landlord in the lease negotiations. Corby Hodgkiss of Mercer & Co. represented Altaquip.
FORT WORTH, TEXAS — Facebook’s $1 billion data center in Fort Worth, which includes 440,000 square feet of server space and 70,000 square feet of administrative space, has gone operational. Construction of the property, which is situated on 150 acres at State Highway 170 and Park Vista Boulevard, began in June 2015. The Menlo Park, California-based media giant will also build a $267 million addition to the center that will deliver more than 400,000 square feet of additional space, according to The Dallas Morning News.
