SUGAR LAND, TEXAS — E Contractors, a Houston-based construction firm, has broken ground on Egrets Landing Sugar Land, a 22,000-square-foot, Class A office property. The building will be situated on 1.5 acres at the corner of U.S Highway 59 and State Highway 6 in the Houston metro of Sugar Land. E Contractors expects to complete the two-story building in January 2018.

When Ross Perot Jr. broke ground on the world’s first industrial airport in north Fort Worth in 1988, even he didn’t realize what a big deal it would become. Named “Alliance” in recognition of the collaboration between Perot’s Hillwood, the city of Fort Worth and the Federal Aviation Administration, the project kicked off a development spree that now spans 18,000 acres. With the airport, a major intermodal yard, two Class I rail lines and a number of interconnecting highways, Alliance has had a profound impact on establishing the industrial real estate market in Fort Worth’s northern sector. The development is still going strong, but other firms such as Trammell Crow Co., IDI and Stream Realty Partners have joined the party with surrounding projects that build on Hillwood’s foundation. The latter recently completed work on a new 538,000-square-foot Northlake headquarters for Farmer Brothers Coffee, which includes a 125,000-square-foot roasting plant and 258,000-square-foot distribution center. Industrial development remains brisk in other areas of Fort Worth, too, most notably in Railhead Industrial Park, Mercantile Center and Carter Industrial Park, where Hunt Southwest is underway with a 657,000-square-foot spec project. FORT WORTH, TEXAS — Trammell Crow Co. and joint venture partner PGIM Real Estate have begun construction on Phase II of 35-Eagle, a 106-acre industrial park located near Alliance Airport in north Fort Worth. Phase II will deliver three new buildings: a 1.1 million-square-foot cross-dock warehouse; a 312,654-square-foot rear-load warehouse; and a 233,961-square-foot cross-dock warehouse. Completion of all three buildings is scheduled for the fourth quarter. Phase I of the project delivered two Class A buildings totaling roughly 1.6 million square feet in the fourth quarter of 2016. Those properties are now 90 percent occupied.
MCKINNEY, TEXAS — SWBC Real Estate LLC has broken ground on Central Park at Craig Ranch, a 276-unit multifamily complex situated on 4.5 acres within the 2,200-acre, master-planned community of Craig Ranch in McKinney. Amenities will include a clubhouse with a business center, 24-hour fitness center, a resort-style pool and an attached parking garage. The project is expected to be complete by December 2018, with the first units becoming available by April 2018.
DENTON, TEXAS — Andy B’s Entertainment and Bowling Centers, a Missouri-based company that provides food, drink and games, has entered into an agreement to purchase land in north Texas on which to build a new 45,000-square-foot location. The new establishment will be located within Rayzor Ranch Town Center, a 600,000-square-foot retail development located at 2750 W. University Drive in Denton. Construction on the property, which will be the company’s fourth location under the Andy B’s brand and its 11th overall, is slated to begin late this year.
GRAPEVINE, TEXAS — Salt Lick BBQ will open a new location in the Dallas-Fort Worth metro of Grapevine in 2018. The new restaurant, which is situated on a 10-acre tract, will feature 10,000 square feet of indoor and outdoor dining space, as well as a specialty wine and beer bar. A general contractor has not yet been assigned to the project, construction of which is scheduled to begin this fall.
HOUSTON — The Dupuy Group, a transport and logistics firm, has signed a 212,961-square-foot industrial lease at 3240 South Loop on Houston’s south side. The property features 5,175 square feet of office space, 30-foot clear heights, two drive-in doors and 19 rail doors. David Boyd of Boyd Commercial represented Dupuy in the lease negotiations. Kelly Landwermeyer of Holt Lunsford represented the landlord, CenterPoint Properties. The company has also renewed two leases at its nearby industrial facilities located at 7700 and 7703 Cannon St.
CEDAR PARK, TEXAS — Developers IGX Brushy Creek LLC and American National Insurance Co. Eagle LLC have broken ground on Brushy Creek Corporate Center, a two-building, 231,030-square-foot flex/industrial campus in the northern Austin suburb of Cedar Park. Situated on 16 acres along Brushy Creek Drive, the buildings will feature 48-inch dock-high doors and 24-foot clear heights. The general contractor, Cantera Design Builders LLC, is expected to deliver the project in August. AQUILA Commercial will serve as the leasing and sales broker on the project.
TOMBALL AND JOURDANTON, TEXAS — HCA Holdings, a Tennessee-based, publicly traded operator of more then 300 medical properties, will acquire two hospitals totaling 417 beds in Texas from subsidiaries of Community Health Systems. The two properties are Tomball Regional Medical Center, a 350-bed facility in the Houston metro of Tomball, and South Texas Regional Medical Center, a 67-bed facility in the San Antonio metro of Jourdanton. The transaction is expected to close this summer.
PLANO, TEXAS — Crayola will open a new Crayola Experience family attraction at the Shops at Willow Bend, a mall located at 6121 W. Park Blvd. in Plano. The 60,000-square-foot concept, which will be situated between the food court and Macy’s, will feature a 5,000-square-foot Crayola Store. Crayola expects to hire about 200 part- and full-time employees during peak employment at the new store, which is the fourth of its kind. The opening is slated for 2018.
