HOUSTON — Locally based brokerage firm Oxford Partners has negotiated the sale of a 22,813-square-foot industrial building in northwest Houston. According to LoopNet Inc., the single-tenant building at 11407 Charles Road was originally constructed in 1997 and renovated in 2015. Perry Mazzone and Ryan Hartsell of Oxford Partners represented the buyer, an entity doing business as Illinois 3 Properties LLC, in the transaction. Andrew Laycock of Partners Real Estate represented the undisclosed seller.

GRAPEVINE, TEXAS — Vidorra will open a 7,879-square-foot Mexican restaurant at 700 W. State Highway 114 in Grapevine, located in the northern-central part of the metroplex. According to LoopNet Inc., the freestanding building was originally built in 1991 and was previously home to Romano’s Macaroni Grill. Emilie Paulson of Weitzman represented the undisclosed landlord in the lease negotiations Michael Walters of Falcon Realty Advisors represented Vidorra, which expects to open in December.
ALICE, TEXAS — California-based brokerage firm Hanley Investment Group has arranged the sale-leaseback of a 2,608-square-foot restaurant building in Alice, about 50 miles east of Corpus Christi, that is net leased to Dairy Queen. The building was originally constructed in 1983 and renovated in 2015. Garrett Wood of Hanley represented the seller, R&L Lozano Leasing (dba F&P Development), in the transaction. David Bynum of Bynum Inc. represented the buyer, a California-based private investor.
SAN ANTONIO — Tremont Realty Capital, a division of Boston-based investment firm RMR Group, has provided a $28 million bridge loan for the refinancing of Rise at Loop 410, an approximately 360,000-square-foot warehouse and distribution building in San Antonio. According to LoopNet Inc., the cross-dock building offers 36-foot clear heights, 106 exterior dock doors and 280 parking spaces. Tremont funded the floating-rate loan, which has a three-year initial term with two one-year extension options, through its affiliate, Seven Hills Realty Trust (NASDAQ: SEVN). Cushman & Wakefield arranged the debt on behalf of the owner, Connecticut-based Grandview Partners.
DALLAS — REEDER Construction has completed the 70,807-square-foot George Peabody Elementary School in the Oak Cliff area of Dallas. Designed by Pfluger Architects, the school supports about 500 students and features a courtyard and a central core with a media center, art and music rooms and maker space, all wrapped by classrooms. The school opened at its current site in 1951, and students and faculty were temporarily relocated to the former Thomas Edison Middle School campus during construction of the new facilities.
LUBBOCK, TEXAS — Dallas-based brokerage firm STRIVE has arranged the sale of Family Park Center, a 60,685-square-foot shopping center located in the West Texas city of Lubbock. The center is located along I-27 and was 94 percent leased at the time of sale to tenants such as Dollar Tree, Harbor Freight and Specialty Auto Repair. Will Schubert of STRIVE represented the locally based seller in the transaction and procured the Irving-based buyer. Both parties requested anonymity.
KATY, TEXAS — EōS Fitness will open a 40,000-square-foot gym in the western Houston suburb of Katy. The Dallas-based operator will join tenants such as Target and Lowe’s Home Improvement at Texas Heritage Marketplace, a $400 million mixed-use development that fronts both I-10 and the newly completed Texas Heritage Parkway. NewQuest owns the property and also represented EōS Fitness in the lease negotiations. The opening is scheduled for 2027.
FORT WORTH, TEXAS — Texas Wireline Manufacturing, a provider of hydraulic support equipment for the trucking industry, has signed a 20,000-square-foot industrial lease renewal in Fort Worth. The company has housed its headquarters within the building at 8821 Forum Way on the city’s south side for 25 years. Todd Lambeth of Bradford Commercial Real Estate Services represented the tenant in the lease negotiations. Jeremy Mercer of Mercer Co. represented the landlord, the Knopf Family.
OKLAHOMA CITY — A partnership between Boston-based Bain Capital Real Estate and New York City-based 11North Partners has purchased three open-air shopping centers in the Nichols Hills submarket of Oklahoma City for $212 million. Nichols Hills Plaza, The Triangle at Classen Curve and Classen Curve collectively comprise nearly 40 acres and have a combined occupancy rate of approximately 97 percent. Whole Foods Market and Trader Joe’s anchor the centers, which are also home to tenants such as Lululemon, Warby Parker, West Elm, Anthropologie, Sephora and Kendra Scott. The seller was not disclosed. The new ownership has tapped JLL to manage the properties.
DALLAS — Driftwood Capital, a Miami-based lender, has provided new mezzanine financing for the 1,841-room Sheraton Dallas Hotel. Built in 1959, the hotel is located at 400 Olive St. in the downtown area and features 230,000 square feet of meeting and event space and five onsite restaurants, in addition to standard hospitality amenities. The transaction includes the full replacement of a $270 million CMBS loan that was originated in 2024 with a new $300 million senior loan originated by Goldman Sachs and JPMorgan Chase Bank. In tandem, Driftwood upsized its original $30 million mezzanine loan to $35 million. The two-year, floating-rate loan includes three one-year extension options. The sponsor is San Francisco-based Chartres Lodging Group.
