DALLAS — Talon Private Capital has completed the disposition of an office building located at 2525 McKinnon St. in Dallas’ Uptown submarket. City Office REIT Inc. acquired the 111,722-square-foot property for an undisclosed price. Completed in 2003, the property was 96 percent leased at the time of sale. The Retail Connection, Aramark Service, Staffelbach, Hunt and Berkeley Research are tenants at the property. HFF represented the seller and procured the buyer in the transaction.
BALCONES HEIGHTS, TEXAS — Dougherty Mortgage has closed a $3.3 million Fannie Mae loan for the refinancing of Balcones Lofts, an affordable multifamily property located in Balcones Heights, a suburb 10 minutes northwest of San Antonio. Dougherty’s Minneapolis arranged the 15-year loan with a 30-year amortization schedule for the borrower, Balcones Lofts Ltd. The 84-unit property features one-, two- and three-bedroom units, a swimming pool, 24-hour fitness center and a community room.
FRISCO, TEXAS — HALL Group has received a $57.3 million construction loan for the development of an office property located at 3201 Dallas Parkway in Frisco. Situated within the 162-acre HALL Park, the 12-story building will feature 300,000 square feet of rentable office space. The office building is slated for completion in December. Amenities at HALL Park include a fitness center, conference center, bank, wine lounge, on-site restaurants, food truck court, courtesy patrols, full-time concierge, retail center and on-site childcare. Try Morsback and Michael Cosby of HFF secured the financing through a lending syndicate led by Commerce Bank on behalf of HALL Group.
KATY, TEXAS — Transwestern Development Co., along with AEW Capital Management, has completed the disposition of Mason Creek Business Center, a four-building industrial property located at 21201-21501 Park Row Drive in Katy, for undisclosed price. The 339,900-square-foot property features clear ceiling heights ranging from 24 to 28 feet, truck court depths from 130 to 190 feet and cross dock and rear- and front-load layouts. Rusty Tamlyn and Trent Agnew of HFF represented Transwestern Development and AEW Capital Management in the transaction. The name of the buyer was not released.
AUSTIN, TEXAS — Los Angeles-based BH Properties has acquired the former Golfsmith International Holdings Inc. headquarters facility in Austin out of Golfsmith’s bankruptcy liquidation process for $20.5 million. Situated on 40 acres, the four-building, 332,345-square-foot property features a 93,000-square-foot building, which housed retail and office space, and three manufacturing and distribution facilities totaling 239,000 square feet. BH Properties was represented in-house, while Michael Jerbich of A&G Realty Partners represented Golfsmith in the deal.
MCKINNEY, TEXAS — Younger Partners has arranged the sale of a 1.6-acre land parcel located at McKinney Ranch Parkway and Lake Forest Boulevard in McKinney. An undisclosed developer acquired the property and plans to construct a 15,000-square-foot retail center on the site. John St. Clair and Kevin Harrell of Younger Partners represented the buyer, while Bry Taylor of Bryson Messer Properties represented the undisclosed seller. The acquisition price was not released.
MANSFIELD, TEXAS — Holt Lunsford Commercial has arranged the sale of an industrial building located at 617 S. Fourth Ave. in Mansfield, a suburb located 30 miles southwest of Dallas. Valdar Properties #5 LLC sold the 41,000-square-foot building for an undisclosed price. George Jennings and Donnie Rohde of Holt Lunsford represented the undisclosed seller in the deal.
SAN ANTONIO — H.I.G. Realty Partners, an affiliate of H.I.G. Capital, has purchased Windsor House Apartments, an apartment complex located in San Antonio, for an undisclosed price. Built in 1997, the property features 322 apartments. The name of the seller was not released.
FORT WORTH, TEXAS — Holt Lunsford has brokered the sale of an industrial property located at 4200 Lubbock Ave. in Fort Worth. TMM Lubbock Avenue LLC acquired the 90,000-square-foot property for an undisclosed price. Donnie Rohde and George Jennings of Holt Lunsford Commercial represented the undisclosed seller in the transaction.
IRVING, TEXAS — Transwestern has negotiated the sale of an office building located at 4001 W. Airport Freeway in Irving. MLMT 2005-LC1 Freeway Offices LLC sold the 85,900-square-foot property for an undisclosed price. Steven Simon and Matt Hurlbut of Transwestern represented the seller. The name of the buyer and acquisition price were not released.
