HOUSTON — Alterra IOS has acquired a 9.7-acre industrial outdoor storage facility (IOS) located at 9605 Galveston Road in southeast Houston. The property houses three buildings totaling 31,000 square feet that are currently vacant. According to Crexi, the buildings feature 18- to 21-foot clear heights, office and showroom space and four grade-level loading doors. The seller and sales price were not disclosed.

HOUSTON — Locally based brokerage firm Finial Group has negotiated a 15,000-square-foot industrial lease in southeast Houston. The building at 11026 Bay Commerce Drive is located within Gulfpoint Business Park. William Alcorn and Jason Gibbons of Finial Group represented the undisclosed landlord in the lease negotiations. Jack Perelman of Mohr Partners represented the tenant, industrial supplies distributor Alliance SouthernCarlson.

PLANO, TEXAS — Cushman & Wakefield has arranged the sale of the Plano Industrial Portfolio, a collection of eight buildings totaling 846,261 square feet located on the northeastern outskirts of Dallas. The buildings range in size from 53,833 to 210,560 square feet. At the time of sale, the portfolio was 100 percent leased to 15 tenants with an average tenure of 10 years. Jim Carpenter, Jud Clements, Robby Rieke, Madeleine Supplee and Trevor Berry of Cushman & Wakefield represented the undisclosed seller in the transaction. The buyer was New York City-based investment firm DRA Advisors. The sales price was not disclosed.

AUSTIN, TEXAS — Intracorp Homes will develop Leland South Congress, a 270-unit multifamily project in the Bouldin Creek area of Austin. The property will offer studio-, one-,  two- and three-bedroom for-sale units as well as penthouses on the top level and 22,000 square feet of retail and restaurant space. Amenities will include a pool, fitness center, private garden, pet play area, private dining room, catering kitchen, library, coworking lounges and a clubroom. The design team consists of Kirksey Architecture (lead architect), Michael Hsu Office of Architecture (interiors and amenities) and Nudge Design (landscaping). Construction is scheduled to begin later this year and to be complete in 2027.

KATY, TEXAS — JLL has brokered the sale of Banyan Kingsland Heights, a 97-unit build-to-rent residential complex located in the western Houston suburb of Katy. Built on 27 acres in 2021, Banyan Kingsland Heights features three- and four-bedroom floor plans with an average size of 1,876 square feet. Matthew Putterman, Jim Humphries, Daniele Colbertaldo and Rhett Robins of JLL represented the seller, Los Angeles-based Banyan Residential, in the transaction. The buyer was not disclosed.

DALLAS — Workbox, a provider of flexible workspaces and coworking solutions, has opened a 50,000-square-foot facility in the Victory Park area of Dallas. Members will have access to two floors of workspace, lounges, conference rooms, open kitchens and offices for teams ranging from one to 130 individuals. A new tenant-only fitness center and daytime lounge are also expected to be completed later this month. The location is the first in Dallas and ninth nationally for Workbox.

AUSTIN, TEXAS — National general contractor JT Magen has completed the renovation of the 8,000-square-foot office space of JBGoodwin Realtors in Austin. The space is located at 1613 S. Capital of Texas Highway in the city’s Westlake neighborhood. The project increased the flow of natural light via floor-to-ceiling windows and added a variety of functional spaces for staff training and client hosting, as well as additional desking areas. Seventh Spectrum Studios handled the interior design.

Marriott-Autograph-Collection-Hotel-&-Residences-Flower-Mound

FLOWER MOUND, TEXAS — Dallas-based Realty Capital will develop a 181-room hotel in Flower Mound, located in the northern-central part of the metroplex. The 12-story hotel will be located within the 160-acre Lakeside Village mixed-use development and will be operated under the Autograph by Marriott family of brands. The property will also include 21 for-sale residences across the top three floors. Amenities will include a pool, spa, ballrooms, fitness center, a lakefront wedding chapel, an outdoor music amphitheater and several lakefront restaurants.

Carter-Crossing-Houston

HOUSTON — Locally based developer Griffin Partners has broken ground on Carter Crossing, a 137,171-square-foot speculative industrial project in North Houston. Carter Crossing will be situated on a nine-acre site near Beltway 8 and I-45 and feature 3,707 square feet of prefinished office space, 32-foot clear heights and 28 dock-high loading doors. Transwestern is the leasing agent for the project, which is expected to be complete before the end of the year.

HOUSTON — Clay Development has completed Kennedy Greens Distribution Center III, a 110,250-square-foot industrial project in Houston. The 7.7-acre site is located at 13520 JFK Boulevard on the city’s north side and is part of a larger, 145-acre development. Building features include 32-foot clear heights, 2,600 square feet of office space and parking for 186 cars. The site can also support parking for up to 32 trailers.
