DALLAS — Steve Jarvie has joined E Smith Realty Partners as president. Jarvie will lead the growth initiative for Dallas tenant representation services and will serve on the company’s executive committee, assisting with strategic direction for the company. Prior to joining E Smith Realty, Jarvie served as executive vice president at Jones Lang LaSalle (JLL) and The Staubach Co., focusing on the development of new business and management of client transactions. Jarvie has accounted for more than 10 million square feet of leases during his career. Jarvie earned his Bachelor of Arts degree from Baylor University in Waco.

HOUSTON — Colliers International, on behalf of the landlord, Southwest Texas (Clinton) Industrial Park, has leased three distribution spaces in Clinton Industrial Park to three separate tenants. Stone Paving USA leased 12,735 square feet at 7241 Clinton Drive, with Mike Quint of Jackson Cooksey representing the tenant. Mantua Manufacturing Co. leased 36,560 square feet at 7201 Clinton Drive, and CD Polytech leased 10,820 square feet at 7139 Clinton Drive. Steven O’Connor of Southwest Realty Advisors represented CD Polytech and Mantua Manufacturing. Walter Menuet of Colliers International represented the landlord in all three transactions. The park is now 100 percent leased.

HOUSTON — Jeffrey Roberts has joined the HFF firm as a chief information officer (CIO) in its Houston office and will be a member of the firm’s leadership team. In this role, Roberts will lead HFF’s information technology (IT) department and strategic technology vision for the firm and manage all aspects of the company’s IT strategy and operations. Roberts has more than 20 years of technology experience running global IT operations for leading corporations. Prior to joining HFF, he was the CIO at Carriage Services (NYSE: CSV), the world’s third-largest holding company of funeral homes and cemeteries. Before joining CSV, he worked as the CIO at Situs, a global commercial real estate advisors/servicer; Saxon Mortgage, a division of Morgan Stanley; and Litton Loan Servicing, a Goldman Sachs company. Roberts holds an executive leadership certificate from Rice University and is a graduate of the University of Tulsa.

MURPHY, TEXAS — United Development Co. of Southlake, Texas has closed on a 1.6-acre parcel in Murphy with plans to co-develop a 11,500-square-foot retail center. The property will feature a 4,000-square-foot Sherwin Williams at 420 W. FM 544 near the Brand Road intersection. The center will be complete summer 2016. The project is being co-developed with Stacy McVey of Double Eagle Properties. Shelley Taylor of The Retail Connection is leasing the project, which will include Jimmy John’s, a dentist’s office, and 4,000 square feet of available space. United Development Co., through its investment platforms, has managed more than $500 million of real estate investments over the last 15 years.

SPRING, VICTORIA and LUBBOCK, TEXAS — Cain Brothers has arranged the sale of three Lutheran Social Services of the South (LSSS) senior living facilities for undisclosed prices. A joint venture of Brookdale and HCP acquired two of the communities: The Village at Gleannloch Farms, a 206-unit continuing care retirement community in Spring, and Copperfield Village, an 86-unit independent living facility in Victoria. Prime Life Communities acquired the final community, Wedgewood South, a 49-unit assisted living facility in Lubbock. As a result of the transactions, LSSS was able to retire all of its outstanding debt and retain net proceeds to fund its mission.

DALLAS — Jim Turano of Henry S. Miller Brokerage’s office division represented Park Tree North in the sale of their 46,000-square-foot office building in Dallas. The building is located at 17311 Dallas Parkway, just south of Trinity Mills Road. MYCON General Contractors purchased the building with plans to remodel and use it for their new headquarters. Nora Hogan of Transwestern represented the buyer in the transaction.

AUSTIN, TEXAS — Lone Star Transmission has purchased Building 2 within the New Mesa Oaks Professional Development in southwest Austin. Building 2 consists of 18,500 square feet and is part of a 120,000-square-foot development project. The sale brings the project to 62 percent occupancy, with two new 18,000-square-foot buildings delivering in the coming months available for lease and sale. Jerry Frey with CBRE represented the buyer and Matt Levin and Patrick Ley with Equitable Commercial Realty (ECR) represented the seller.

Sprouts-Spring-Town-Center

HOUSTON — NewQuest Properties will break ground on additional retail space in its 46-acre Spring Town Center in tandem with the first-quarter opening of the Grand Parkway in northwest Houston. The 320,497-square-foot Spring Town Center is the largest and closest retail development to the Kuykendahl Road exit of the Grand Parkway’s $1.1 billion extension from U.S. 290 to U.S. 59. Kuykendahl Road bisects Spring Town Center, with its northeastern corner anchored by Walmart, a 12-screen Cinemark and Palais Royale and the southeastern tract anchored by Lowe’s Home Improvement Center and Sprouts Farmers Market. NewQuest will be adding an 11,550-square-foot freestanding building on the southeastern corner. The new structure will front Kuykendahl Road, adjacent to the newly opened El Pollo Loco. Designed by NewQuest’s in-house architects, the building will deliver in the fall.

SAN ANTONIO AND KINGWOOD, TEXAS — Strategic Storage Growth Trust, which is sponsored by SmartStop Asset Management, has acquired three self-storage facilities for $26.7 million. The portfolio totals 196,300 square feet of storage space and 1,400 units. The properties include one self-storage facility located in the Alamo Heights area of San Antonio, one self-storage facility located in Kingwood and another in Colorado. Another San Antonio 101,600-square-foot property is under contract and scheduled to close in January 2016. The portfolio includes 8239 Broadway, San Antonio, with 490 units and 76,700 square feet; 1671 N. Park Drive, Kingwood, with 470 units and 60,100 square feet; 875 E. Ashby Place, San Antonio, with 440 units and 83,400 square feet (under contract). The portfolio will offer climate-controlled units, drive-up units and covered RV spaces.
