LEWISVILLE, TEXAS — Bright Realty is developing an Aldi-anchored retail project in the Dallas suburb of Lewisville. The 13-acre parcel, owned by Bright Realty, includes a total of seven commercial pad sites to be developed by the company. Aldi is the first retailer to close within the development. The Aldi site, located on the southeast corner of Josey Lane and Windhaven Parkway, spans 1.8 acres. Two other tenants are under contract at two lots totaling 3.9 acres. Aldi plans to begin work on the Lewisville site in the first quarter of 2016. The new Aldi will be near Nebraska Furniture Mart’s Grandscape development and other Bright Realty developments including Crown Centre, a 150-acre office park, and Discovery at The Realm, a 4,000-unit multifamily project, both currently under construction.
SPRING, TEXAS — The Boulder Group, a net lease investment brokerage firm, has completed the $1.4 million sale of a newly constructed net leased O’Reilly Auto Parts store located at 5618 Treaschwig Road in Spring. O’Reilly Auto Parts is the sole occupant of the recently constructed 6,800-square-foot building. The property is shadow anchored by a Kroger grocery anchored center that is located across the street. The O’Reilly Auto Parts is located approximately five miles north of the George Bush Intercontinental Airport. Randy Blankstein and Jimmy Goodman of The Boulder Group represented the buyer, a Midwestern family partnership who utilized a 1031 exchange. The seller was a national real estate development company. The O’Reilly Auto Parts lease is for 20 years and features a 6 percent rent escalation in years 11 and 16.
CYPRESS, TEXAS — Star Cinema Grill will build a 45,000-square-foot theater at Miramesa Town Center, located at the intersection of West and Fry roads in Cypress, a suburb of Houston. The Houston-based company is under construction on the new theater adjacent to Baybrook Mall, with plans to open its fourth location in Richmond near the intersection of Grand Parkway (Hwy 99) and Westpark Toll Road (FM 1093) in the spring of 2016. The dine-in theater concept provides guests with a full-service restaurant experience delivered seat side. Its menu features dishes paired with a selection of cocktails, local craft beers and wine. Kristen Barker with Wulfe & Co., a commercial retail real estate brokerage and property management firm, represented Star Cinema Grill in the lease transaction. Christie Amezquita and Jeanie Gibbs represented Read King, which will develop the Cypress location as part of the 50-acre, master-planned Miramesa Town Center.
BEE CAVE, TEXAS — Work has begun on a 126,000-square-foot, mixed-used project in the Austin suburb of Bee Cave. The first phase of the project will consist of 46,000 square feet of retail space. Construction on the first phase is expected to last 10 months. Immediately following, a second phase will begin consisting of an 80,000-square-foot office condo concept available to buy or lease. Pathfinder PFP Retail LLC is developing the project, while Austin-based brokerage firm St. Croix Capital Advisors is handling the marketing and leasing. Jay Macliver with Construction Strategies Management Group, a sister company to the brokerage house, is overseeing construction of the development. Two retailers have signed on board; Pioneer Bank will have a 3,000-square-foot branch, pending regulatory approval. Also Serasana, a day spa, will occupy 3,500 square feet. Southstar Bank is the lender for Gateway to Falconhead, IE2 is the construction firm, Land Strategies is the land planner, Gary Shaw is the architect and Garrett Ihnen is the engineer.
DALLAS — Café Victoria will join a 75-acre mixed-use development in downtown Dallas as its first coffee shop. Owned and operated by Victory Park resident Luciana Gómez, Café Victoria will serve coffee and pastries. The shop is scheduled to open in January 2016 and will be located on Victory Park Lane next to Buda Juice. Victory Park features more than 165,000 square feet of retail, restaurant and entertainment space, including Buda Juice, Chad Rookstool Salon, Classic Pilates, Cook Hall, Hard Rock Café, The Hangar, Havana Social Club, House of Blues, Jimmy John’s, Kenichi, Medina Oven & Bar and Metro Tickets.
DALLAS — CBRE Capital Markets’ debt and structured finance team has arranged a loan for the refinancing of Gables Park 17, a 25-story, 292-unit apartment building in Dallas. CBRE worked on behalf of Clarion Gables Multifamily Trust to secure a 10-year, fixed-rate, non-recourse loan. The amount was not disclosed. The MetLife Inc. provided financing. The loan includes a four-year interest-only period and is open to prepayment without penalty during the last three years. Mark Fisher of CBRE’s Midtown Manhattan office, along with Jay Wagley of CBRE’s Dallas office, facilitated the financing on behalf of the borrower. Located at 1700 Cedar Springs Road, Gables Park 17 is in Dallas’ Uptown neighborhood. Unit features include wood floors, granite counters, stainless steel appliances, dishwashers, in-unit washer and dryer and large bathrooms with granite vanities and stand-alone showers. Building amenities include a pool, fitness center, business center, game room and 24-hour concierge. The property apartment tower is part of a mixed-use complex that contains an office tower and parking garage.
HOUSTON — Moviehouse & Eatery, a dine-in cinema company, plans to open its first location in the Houston market. M&E Texas Moviehouse LP has contracted to purchase a 5.9-acre tract in the Cypress Creek Lakes master planned development near the intersection of Fry and Tuckerton roads. Plans are underway for a 10-screen Moviehouse & Eatery, which features reserved seating in recliners and wall-to-wall screens. Construction is expected to start in early 2016 for a spring 2017 opening. The Austin-based dine-in theater company also operates three theaters in the Dallas-Fort Worth area, with more Texas locations in works.
DALLAS — Marcus & Millichap has arranged the sale of Apollo Apartments, a 26-unit apartment property located in Dallas. John Barker of Marcus & Millichap’s Fort Worth office marketed the property on behalf of the seller, an individual/personal trust. Barker and Trey McGhin also secured the buyer, a private investor. Apollo Apartments is located at 404 E. 9th St. The property is a 26-unit asset located in the North Oak Cliff area of Dallas. Apollo Apartments includes eight two-bedroom units and 18 one-bedroom units. The property is located on a 26,250-square-foot lot with an on-site laundry facility.
KATY, TEXAS — InSite Realty Partners and Urban Cos. have formed a partnership to develop Phase II of Grandway West following a pre-lease commitment for 21,066 square feet from Severn Trent Services Inc. Grandway West is a five-building office development that will total 780,000 square feet when complete. The co-developers have commenced construction on Phase II, which will span 124,017 square feet and be ready for occupancy in March 2016. Transwestern’s Paul Wittorf, Eric Anderson and Parker Burkett are providing leasing services on behalf of the co-developers. In 2011 and 2012, the Class A office market in Katy had vacancy in the 4.5 percent to 6.5 percent range. From 2013 through mid-year 2015, Class A vacancy rose to the high-11 percent range as an increase in construction activity brought new supply to the area. Grandway West is a 56-acre office development located one mile north of I-10 with frontage on the Grand Parkway. Phase I, totaling 83,912 square feet, is 90 percent leased. Phase II has 109,179 square feet available for pre-lease following the Severn Trent Services transaction.
SAN ANTONIO — Lee & Associates has completed a lease for a 71,250-square-foot industrial space located at 8154 Bracken Creek in San Antonio. Tom Walrich and Reed Parker of Lee & Associates’ Dallas/Fort Worth office represented the tenant, KGP Telecommunications Inc. Charles Bujan with ERA Colonial Real Estate represented the landlord, Bracken Creek Properties Ltd.
