Morningside Ministries Plans 86-Unit Expansion at Seniors Housing Complex in Boerne, Texas

BOERNE, TEXAS — Morningside Ministries has announced plans for an independent living expansion at Morningside at Menger Springs, a continuing care retirement community in Boerne, about 30 miles northwest of San Antonio. The project will add 86 new independent living terrace homes, an amphitheater, dining venue, fitness center, pickleball court and a covered pool. Units will come in one- and two-bedroom floor plans and range in size from 946 to 1,751 square feet. Construction is slated to start in November, with occupancy planned for summer 2025. San Antonio-based Metropolitan Contracting Co. is the general contractor for the project. Global firm HKS is the design architect.

Citadel Partners Negotiates 80,000 SF Office Lease in Richardson, Texas

RICHARDSON, TEXAS — Locally based brokerage firm Citadel Partners has negotiated an 80,000-square-foot office lease at 2360 Campbell Creek Blvd. in the northeastern Dallas suburb of Richardson. The site will serve as a temporary city hall and library for the City of Richardson while new facilities are built following an August 2022 fire. The city is also renovating existing space at the library via a bond program. Scott Jessen and Mac Morse of Citadel Partners represented the tenant in the lease negotiations. Chuck Sellers and Russell Podraza of Forge Commercial represented the landlord.

SCHERTZ, TEXAS — MEI Rigging & Crating has signed an industrial lease expansion and renewal at Doerr Lane Logistics Center in the northeastern San Antonio suburb of Schertz. John Colglazier, Kyle Kennan and Carlos Marquez of Partners represented the landlord, a partnership between Atlanta-based Ackerman & Co. and Baltisse US Inc., in the lease negotiations. David Cartwright of ATCAP Partners represented the tenant, which took an additional 78,362 square feet and now occupies 191,297 square feet.

IRVING, TEXAS — Newmark has arranged an undisclosed amount of joint venture equity for TriStar Business Park, a 173,680-square-foot industrial project in Irving. The development will comprise two buildings with 32-foot clear heights, 100-plus trailer parking stalls, eight-plus dock-high doors, 130- to 140.5-foot truck court depths and ESFR sprinkler systems. Dustin Volz, Stephen Bailey, Dom Espinosa and Zach Riebe of Newmark arranged the joint venture equity between the investor, MBK Industrial Properties, and the sponsor, Hopewell Development.

Tenants at the center include Einstein Bros Bagels, Jersey Mikes, Clean Juice, SynergenX and Doner Kebab. Adam Gottschalk and Hudson Lambert of STRIVE represented the Texas-based seller and procured the California-based buyer, both of which requested anonymity, in the transaction.

DALLAS — Noodoe Inc., a Taiwanese provider of operating systems for electric vehicles, will open an 8,381-square-foot flex facility at 2600 Technology Drive in Plano. According to LoopNet Inc., the complex was built on 5.3 acres in 1998 and totals 82,545 square feet. Joe Santaularia of Bradford Commercial Real Estate Services represented Noodoe in the lease negotiations. Brian Pafford and Jared Laake, also with Bradford, represented the landlord.

Joint Venture Breaks Ground on 444-Unit Apartment Community in Metro Austin

PFLUGERVILLE, TEXAS — A joint venture between High Street Residential and a fund managed by CBRE Investment Management has begun construction on The Merle at Howard, a 444-unit apartment community that will be located in the northern Austin suburb of Pflugerville. The garden-style property, which represents Phase I of a larger development, will consist of 15 apartment buildings and five townhome buildings on a 17-acre site. Amenities will include a pool, fitness center, pet park, coworking space and a golf simulator lounge. Delivery is scheduled for fall 2025. Project partners include Meeks + Partners (architect), HR Green (civil engineer) and Provident General Contractors. The larger development will ultimately comprise about 1,400 units across 60 acres that will be constructed over three phases. As part of the project, the joint venture will also construct a six-acre public park with pickleball courts, basketball courts, playgrounds and walking trails.
