AUSTIN — Marcus & Millichap has arranged the sale of Shops at Grandview Hills, a 15,400-square-foot retail property in Austin. Michael Buckner and Richard Mireles of Marcus & Millichap’s Austin office marketed the property on behalf of the seller, a limited liability partnership. Buckner and Mireles also secured the buyer, a limited liability company. Shops at Grandview Hills is located at 7814 N. Ranch Road 620 in Austin. The property was built in 2006 and sits on 2.8 acres in northwest Austin.

SUGAR LAND, TEXAS — A second SurePoint self-storage facility is set to be built in metro Houston. The new location will be located on a 2.3-acre property near the intersection of the Grand Parkway and Highway 59 in Sugar Land. This will be SurePoint’s second location in the Houston market. The planned four-story building with 123,000 square feet of rentable space will begin construction in early 2015. SurePoint, which has five locations open in the San Antonio area, also has a location in the Houston suburb of Cypress under contract. Construction on that project is set to begin later this year. Houston developer Bobby Grover is partnering with SurePoint’s Brian Cisarik, Robert Loeb and Jeff Bailey on the developments.
LEWISVILLE, TEXAS — NorthMarq Capital has arranged the $12.4 million refinancing of Oak Tree Village Apartments, a 272-unit multifamily property located at 1595 S. Old Orchard Lane in Lewisville. Brent Blake of NorthMarq’s Kansas City office arranged financing on behalf of the unnamed borrower. The 10-year loan was structured with a 30-year amortization schedule. NorthMarq arranged financing for the borrower through its seller-servicer relationship with Freddie Mac.
HOUSTON — HFF has brokered the sale of Cypress Business Center, a 103,979-square-foot flex distribution center in Houston. HFF marketed the property on behalf of the seller, Cypressbrook Co. Industry Capital, on behalf of an affiliated fund, which purchased the center for an undisclosed amount. Cypress Business Center is located just off I-45 and Cypress Creek Parkway at 301-305 Wells Fargo Drive in north Houston. The property is 74 percent leased to tenants including AutoZone, DKNXT, DynaQual, Charis Bible College, Premiere Safeguard and Speed Printing & Office Supply. Rusty Tamlyn and John Indelli led HFF’s investment sales team.
DALLAS — Henry S. Miller has arranged the lease of a 36,092-square-foot office and warehouse building in Dallas. Dan Spika of Henry S. Miller’s Dallas-Fort Worth office worked on behalf of the tenant, Procraft Cabinetry. Mitch Pruitt represented the landlord, Prologis. The building is located in Prologis Dallas Corporate Center One at 2230 LBJ Freeway.
HOUSTON — NAI Houston has arranged the lease of a 14,700-square-foot industrial space located in Houston to RST Global Solutions Gulf of Mexico LLC. John Ferruzzo and Michael Keegan of NAI Houston represented the landlord, Woodvine Capital Partners LTD. Greg Egan of Leasesquarefeet.com represented the tenant, RST Global Solutions Gulf of Mexico.
SAN ANTONIO — Construction is set to begin on the 86,000-square-foot Heartis San Antonio assisted living and memory care community. The property will be completed in the second quarter of 2016. Heartis San Antonio will be built on a 3.6-acre site on Huebner Road, near the cities of Shavano Park and Hill Country Village. It is one of three communities under development in Texas that will be managed by Frontier Management, with a second soon to begin construction in central Texas and a third under development in metro Dallas. Amenities at Heartis San Antonio will include two interior courtyards, activity areas, a gym, specialized programming, 24-hour nursing services, housekeeping and laundry services and Class A finishes. Austin-based Katus LLC is the project’s architect and Cameron, Texas-based EBCO General Contractor Ltd. Is the general contractor. American Momentum Bank is providing construction debt financing.
SAN ANGELO, TEXAS — Marcus & Millichap has arranged the sale of Holiday Inn Express San Angelo, a 68-room hotel. Chris Gomes and Allan Miller of Marcus & Millichap’s San Antonio office marketed the property on behalf of the seller, a limited liability company. Gomes procured the buyer, a private investor. The property is located at 4613 Houston Harte Expressway, near Highway 67. Amenities include a business center, gym, pool and spa.
CARROLLTON, TEXAS — Nutrition Nation, a sports and nutritional supplement retailer, has signed a lease for 2,100 square feet in Carrollton, a Dallas suburb. The new location will open in November at the southeast corner of Trinity Mills and Marsh Lane. Maury Levy and Robert Luleff of UCR Dallas represented the landlord, 2810 East Trinity Mills Road Holdings. Khan Dynasty LLC represented the tenant.
DALLAS — Marcus & Millichap has arranged the sale of Hamilton Village, a 34-unit, Class C apartment complex in Dallas. Hamilton Village is located at 3201 Hamilton Ave. in Dallas, just east of I-45 and southeast of I-30 in the Fair Park submarket. The property was built in 1964 and consists of three buildings with one-, two- and three-bedroom floor plans. Stephen Crittenden, Michael Ware and William Jarnagin of Marcus & Millichap’s Dallas office marketed the property on behalf of the seller, a private investor. Crittenden, Jarnagin and Ware also procured the buyer, a private investor.
