AUSTIN, TEXAS — JLL has brokered the sale of Driftwood Self Storage, a 482-unit facility in southwest Austin. Constructed on 13.5 acres in 2021, Driftwood Self Storage comprises 96,433 net rentable square feet of climate-controlled space. The property, which was roughly 93 percent occupied at the time of sale, also features drive-up units, covered parking and fully enclosed RV units. Steve Mellon, Brian Somoza, Adam Roossien and Matthew Wheeler of JLL represented the Houston-based seller, The Jenkins Organization, in the transaction and procured the buyer, California-based Platinum Storage Group.

ROANOKE, TEXAS — Gruns Nutrition has signed a 37,581-square-foot industrial lease in the North Texas city of Roanoke. The provider of dietary supplements will occupy about half the space at the building at 215 Fairway Circle, which was completed last fall for its California-based owner-occupant, Aircraft Spruce. Todd Lambeth and Luke Clardy of Bradford Commercial Real Estate Services represented the landlord in the lease negotiations. George Curry of JLL represented the tenant.

KATY, TEXAS — Metro Philadelphia-based CenterSquare Investment Management has acquired The Shops at Cinco Ranch, a 27,500-square-foot retail strip center located in the western Houston suburb of Katy. The center was 96 percent leased at the time of sale to tenants such as H&R Block, Portrait Dental and Palinuro Italian Café. Kaleb Rupp of Encore Real Estate Investment Services represented CenterSquare in the transaction. The seller and sales price were not disclosed.

PLANO, TEXAS — Holt Lunsford Commercial has negotiated a 24,000-square-foot office lease renewal in Plano. The tenant is White Rock Oil & Gas, and the space is located within Legacy Lincoln Two, a five-story, 130,371-square-foot building. Chase Stone and Paul Hernandez of Holt Lunsford represented the landlord, St. Louis-based Larson Capital Management, in the lease negotiations. John Ellerman of Stream Realty Partners represented the tenant.

PORTER, TEXAS — Baseball and softball training operator D-BAT will open a 15,000-square-foot facility at the Valley Ranch, Signorelli Co.’s master-planned development located northeast of Houston. The facility, which will be constructed on a 1.3-acre site that D-Bat purchased, will offer lessons, camps, workshops, event space, batting cage rentals, a fully stocked pro shop and monthly memberships. The facility will be D-Bat’s 10th in the Houston area and is scheduled to open this summer.

GREENVILLE, TEXAS — Locally based brokerage firm STRIVE has arranged the sale of Greenville Promenade, a 220,482-square-foot shopping center located northeast of Dallas. According to LoopNet Inc., the property is home to tenants such as Belk, Ross Dress for Less, Staples, J.C. Penney, Petco, Marshalls, GNC, Bealls and Hibbett Sports. Hudson Lambert and Jennifer Pierson of STRIVE represented the California-based seller in the transaction. Harrison Beethe, also with STRIVE, represented the local buyer. Both parties requested anonymity. Greenville Promenade was 100 percent leased at the time of sale.

RICHARDSON, TEXAS — GEICO has signed a 165,000-square-foot office lease in the northeastern Dallas suburb of Richardson. The insurance provider will occupy the entirety of Building B at Galatyn Commons, a four-building, 800,000-square-foot campus. Anya Ostry, Doug Carignan, Travis Boyd and Christy Rhea of CBRE represented GEICO in the lease negotiations. Chris Taylor and Zach Bean of Cushman & Wakefield represented the landlord, Mapletree, a global investment firm based in Singapore, which just completed a renovation of the campus.

Kennedale Industrial Park

KENNEDALE, TEXAS — Colliers has brokered the sale of Kennedale Industrial Park, a 156,295-square-foot development located on a 13.2-acre site just south of Fort Worth. Kennedale Industrial Park, which was 36 percent leased at the time of sale, consists of six buildings that were completed in 2024. Buildings can support multiple tenants and feature 18- to 22-foot clear heights, 71 grade-level doors and two dock-high doors. Cody Payne, Michael Tran, Austin Edelmon and Nick Miller of Colliers represented the undisclosed seller in the transaction. The buyer and sales price were also not disclosed.

CARROLLTON, TEXAS — Holt Lunsford Commercial has negotiated a 51,000-square-foot office lease renewal in the northern Dallas metro of Carrollton. The tenant is Kristopher James Co., which provides printing, mailing and consulting services to the finance industry, and the building is located at 1406 Dunn Drive. Hudson Sheets and Adam Curran of Holt Lunsford represented the tenant in the lease negotiations. Andrew Gilbert and Keaton Brice, also with Holt Lunsford, represented the undisclosed landlord.

DALLAS — Hampton Social has opened a 17,224-square-foot restaurant at Pegasus Plaza in downtown Dallas. Designed by Dallas-based architecture firm Harrison, the space includes a ground-floor dining room and bar, second-level dining space, a rooftop bar and a private basement club. Parker Hospitality operates Hampton Social, which held a grand opening celebration on March 20.
