HOUSTON — Locally based brokerage firm Oxford Partners has arranged the sale of an 8,100-square-foot industrial building in North Houston. According to LoopNet Inc., the building at 21315 Inverness Forest Blvd. was constructed in 2014 and features 28-foot clear heights. Julia Ly and Matt Rogers of Oxford Partners represented the buyer, Pillar Investment Group, in the transaction. Mike Taetz of Colliers represented the undisclosed seller.

SAN ANTONIO — Toyota is planning a $531 million expansion of its manufacturing facility in San Antonio, which is informally known as Toyota Texas. The initiative is expected to create more than 400 new full-time jobs. The centerpiece of the expansion will be the development of a new 500,000-square-foot facility that will be dedicated to producing drivetrain parts such as transmission systems, driveshafts, axles and wheels. A construction timeline was not disclosed. The Japanese automaker’s San Antonio plant spans about 2,000 acres and has been in operation for nearly two decades. The facility is the exclusive home of the Tundra truck and all-hybrid Sequoia SUV, both of which are assembled on the same production line. The plant rolled out approximately 181,000 new vehicles in 2023 alone. FORT WORTH, TEXAS — Woodfield Development has broken ground on Northwest Village, a $101 million multifamily project in Fort Worth. The site is located within Traditions at Northwest Village, a 47-acre master-planned development. Northwest Village will comprise 455 apartments across two buildings on a 15-acre site. Units will come in studio, one-, two- and three-bedroom layouts. Amenities will include private conference rooms and individual offices, a fitness center, two-story sky lounge, game room with golf simulator and indoor putting green, two pools and an outdoor lounge area. The project team for Northwest Village includes general contractor OHT Partners, architect Corgan, interior designer Thrive Interior Design and civil engineering firm Westwood. Travis Anderson and Cory Fowler of JLL arranged senior and mezzanine financing for the project.
CLUTE, TEXAS — Self-storage brokerage firm Versal has arranged the sale of Affordable Storage, a 440-unit facility in Clute, about 60 miles south of Houston. The facility spans 46,785 net rentable square feet. Bill Bellomy, Michael Johnson, Logan Foster and Hugh Horne of Versal represented the seller, New Hampshire-based Fab Legacy LLC, in the transaction. The team also procured the buyer, Miami-based LAGO Properties LLC. The sales price was not disclosed.
CYPRESS, TEXAS — Colliers has brokered the sale of Barker Cypress Distribution Center, a 142,100-square-foot industrial building located on the northwestern outskirts of Houston. The building sits on 12 acres and features 32-foot clear heights, 3,574 square feet of office space and parking for 124 cars and 25 trailers. At the time of sale, Barker Cypress Distribution Center was fully leased to building materials supplier 84 Lumber. Lizzy Blake led the Colliers team that represented the seller, Molto Properties, in the transaction and procured a California-based limited liability company as the buyer.
LEWISVILLE, TEXAS — Bradford Commercial Real Estate Services has negotiated a 25,445-square-foot industrial lease renewal in the northern Dallas suburb of Lewisville. The space is located within Building 4 of the 772,000-square-foot Creekside 121 development. Joe Santaularia of Bradford represented the tenant, Atlanta-based Alpha Insulation & Waterproofing Inc., in the lease negotiations. Bob Hagewood and Eric Crutchfield of Stream Realty Partners represented the landlord, Mississippi-based EastGroup Properties.
MONTGOMERY, TEXAS — Nona’s Italian Grill will open a 3,500-square-foot restaurant in Montgomery, about 60 miles north of Houston. The space is located within the Woodforest master-planned community. Jackson Cain of SVN | J. Beard Real Estate represented the undisclosed landlord in the lease negotiations. Josue Posada of Posada Realty Associates represented the tenant. The restaurant is expected to open before the end of the year.
NEW BRAUNFELS, TEXAS — Viking Capital, an investment firm based in Northern Virginia, has acquired Villas at Sundance, a 252-unit apartment community located northeast of San Antonio in New Braunfels. Built in 2012, Villas at Sundance features one- and two-bedroom units with an average size of 931 square feet. Amenities include a pool, fitness center, business center, grilling stations, a lounge and a pet play area. Affiliates of Maryland-based Railfield Partners sold the property for an undisclosed price. Will Balthrope and Drew Garza of Institutional Property Advisors, along with Ben Kalter of parent company Marcus & Millichap, brokered the deal.
WYLIE, TEXAS — Marcus & Millichap has brokered the sale of Lakeside Village, a 76-unit apartment complex in Wylie, a northeastern suburb of Dallas. The property was built on 2.1 acres in 1981 and offers one- and two-bedroom units. Nick Fluellen, Bard Hoover and Chris Pearson of Marcus & Millichap represented the seller and procured the buyer, both of which were limited liability companies, in the transaction.
OKLAHOMA CITY — Blueprint Healthcare Real Estate Advisors has arranged the sale of a 52-unit seniors housing property in Oklahoma City. The unnamed property, which opened in 2000 and was 99 percent occupied at the time of sale, offers assisted living and memory care services. The seller was a national developer and investor, and the buyer was a regional owner-operator. Both parties requested anonymity. Giancarlo Riso, Amy Sitzman and Alex Florea of Blueprint brokered the deal.
