KILGORE, TEXAS — Stan Johnson Co. has arranged the sale of a 14,820-square-foot retail property in Kilgore leased to Walgreens to an institutional REIT based in New York for an undisclosed price. Todd Moore, Jim Gibson and Donny Joseph of Stan Johnson’s Houston office represented the seller, an unnamed investor based in Chicago, and the buyer in the transaction. The property is 100 percent leased to Walgreen Co. and is located at the intersection of Henderson Boulevard and Highway 259. Nearby tenants include Walmart Supercenter, Brookshire’s, Fred’s Store, Bealls and Hibbett Sports.

KATY, TEXAS — Mark One Capital has arranged $2.9 million in financing for a 20,000-square-foot retail property in the Houston suburb of Katy. Farhan Kabani, a senior director in the firm’s Dallas office, arranged the loan. The name of the borrower was not disclosed. The loan is structured with a 10-year term and amortizes over 25 years with a fixed interest rate of 4.25 percent.
HOUSTON — Hunington Properties has sold the Plaza at Bellaire, a 74,315-square-foot shopping center in Houston. The seven-acre property, located at the northeast corner of Bellaire Boulevard and Renwick Drive, is fully leased and anchored by 99¢ Only and Advance Auto Parts. Todd A. Carlson of Hunington Properties represented the seller, a local private partnership, in the transaction. The buyer was a local investor.
PEARLAND, TEXAS — HFF has closed the sale of SouthWind, a 312-unit multi-housing complex in the Houston of Pearland. HFF marketed the property on behalf of the seller, a TIC ownership group managed by Joseph and Henry Mandelbaum of RealTax Inc. An entity owned by JMG Realty bought the complex for an undisclosed amount. SouthWind is located at 9720 Broadway St., 15 miles south of downtown Houston. The property is 95.2 percent leased with one-, two- and three-bedroom units averaging 969 square feet. Amenities include a swimming pool, hot tub, fitness center, volleyball court, clubhouse, business center and playground. The HFF team included directors Chris Curry and Tre Banks along with senior managing directors Todd Marix and Todd Stewart.
HOUSTON — Rogers-O’Brien is opening a Houston office, led by regional vice president Gregg Lynch, at 11200 Richmond Ave. The company has been active in the Houston area for a decade, building healthcare and assisted living projects. Lynch brings 27 years of management experience to the job, including 10 years in Houston. He previously led Rogers-O’Brien’s Topeka, Kansas, office.
DALLAS — Parmenter Realty Partners has sold the 196,215-square-foot Two Forest Plaza office building in Dallas to an affiliate of Encore Enterprises. Jack Minter and Creighton Stark from Colliers International represented Parameter in the transaction. Tenants of Two Forest Plaza include New York Life Insurance Co. and La Madeleine. The sale price was not disclosed. Two Forest Plaza has earned Energy Star certification and the BOMA 360 Performance Designation.
GRAND PRAIRIE, TEXAS — Amcor has leased 211,850 square feet of industrial space in Great Southwest 47 at 610 W. Trinity Blvd. in Grand Prairie, 13 miles west of Dallas. Blake Anderson and David Eseke of Cassidy Turley, along with Greg Kloiber of Top Gun Advisors, represented Amcor. Jeff Folkmann represented the landlord, Prologis, internally.
GARLAND, TEXAS — LaBodega Meat has renewed its lease of 96,000 square feet at Logistics Pointe/Garland for another 15 years. The wholesale grocery and meat business will remain at 2600 McCree Road in Garland, adjacent to Interstate 35. Westmount Realty Capital, which owns the property, and LaBodega together will make an investment of nearly $10 million during the next two years in improvements and new bakery equipment. David Sours and Kevin Kelly of CBRE represented the tenant.
NEW BRAUNFELS, TEXAS — Brasfield & Gorrie has completed the $120 million Resolute Health hospital in New Braunfels. The hospital spans 364,000 square feet in four stories, including 22 emergency exam rooms, trauma rooms, operating rooms, intensive care units and neonatal care rooms. Construction started in June 2012. The hospital sits on a 56-acre well campus that also will include community centers, green spaces, retail shops, restaurants, a fitness center and day spa.
BURLESON, TEXAS — Kroger has purchased 13.35 acres at the Burleson Common Shopping Center at Highway 174 and FM 731 in Burleson. The grocer plans to build a 114,000-square-foot store, joining Premiere Cinemas as the anchor tenant at Burleson Commons. Other tenants in the area include Target, The Home Depot, Office Depot and CVS/pharmacy. Cullinan Properties and Burleson Commons LP sold the site to Kroger.
