FORT WORTH, TEXAS — Locally based general contractor KWA Construction has topped out The Settler Apartments, a 362-unit multifamily project in Fort Worth. Designed by Hensley Lamkin Rachel and developed by Toll Brothers, Settler Apartments will be a four-story structure that will wrap around a five-story precast parking garage. Units will come in one-, two- and three-bedroom floor plans. Amenities will include a pool, fitness center, outdoor grilling and dining stations, clubroom, dog run and a conference center. Full completion is slated for this fall.

CORPUS CHRISTI, TEXAS — Northmarq has brokered the sale of Coral Cay Apartments, a 109-unit multifamily property in Corpus Christi. Built in 1970, the property features an average unit size of 955 square feet and was 97 percent occupied at the time of sale. Sparkle Asset Management sold the property to an affiliate of SPV Property Management for an undisclosed price. Zar Haro, Moses Siller, Bryan VanCura and Phil Grafe of Northmarq represented both parties in the transaction. Cheryl Higley, also with Northmarq, arranged acquisition financing for the deal.

FORT WORTH, TEXAS — Ring Container Technologies, a provider of plastic fabrication services, has signed a 105,857-square-foot industrial lease renewal at Railhead Industrial Park in Fort Worth. The 633-acre, rail-served development is located at the corner of Northeast Loop 820 and Blue Mound Road on the city’s north side. Allen Gump of Colliers represented the tenant in the lease negotiations. Matt Carthey and George Jennings of Holt Lunsford Commercial represented the landlord, James Campbell Co.

ALLEN, TEXAS —Locally based developer JaRyCo has broken ground on FarmWORKs One, a 102,000-square-foot office building that is part of Phase I of The Farm, a 135-acre mixed-use project in the northeastern Dallas suburb of Allen. The building will offer various features that promote health and wellness, such as outdoor workspaces with Wi-Fi connectivity on every floor, oversized elevators, additional restrooms on every level and high-efficiency air filtration systems. Avison Young will handle leasing of the building. Delivery is slated for next summer.

FORT WORTH, TEXAS — Colliers has arranged the sale of a 54,000-square-foot office complex located at 12600 Willow Springs Road in Fort Worth. The site spans 17.2 acres, and construction of the facility was completed in 2022. Cody Payne and Austin Edelmon of Colliers represented the seller and procured the buyer in the transaction, both of which were private investors that requested anonymity.

Eastchase-Market-Fort-Worth

FORT WORTH, TEXAS — JLL has brokered the sale of Eastchase Market, a 261,730-square-foot shopping center in Fort Worth. Built in 1995, the center was 92 percent leased at the time of sale to tenants such as AMC Theatres, Ross Dress for Less, Spec’s Wine, Spirits & Finer Foods, Big Lots, Harbor Freight Tools and Marshalls. Adam Howells, Barry Brown and Cole Sutter of JLL represented the undisclosed seller in the transaction. The buyer was also not disclosed.

HOUSTON — Locally based developer Hicks Ventures will build Framework @ Block 10, a 200,000-square-foot, mass-timber office building that will be located in Houston’s Katy Freeway East submarket. Gensler designed the six-story project, and Hoar Construction is serving as the general contractor. StructureCraft is the primary engineer, and Transwestern is the leasing agent. Construction, which is expected to last about 18 months, will begin following the execution of the first lease.

MANOR, TEXAS — Newmark has negotiated a 105,840-square-foot industrial lease in Manor, a northeastern suburb of Austin. The tenant, Ultra Clean Technology Systems & Service Inc., will occupy space at Crossroads Logistics Center. Phase I of the development, construction of which is underway, will consist of three buildings totaling approximately 483,000 square feet. Joshua LaFico of Newmark represented the tenant in the lease negotiations. JLL represented the landlord, an affiliate of HPI Real Estate Services. Crossroads Logistics Center will total roughly 1.1 million square feet at full buildout.

RHOME, TEXAS — HASA Inc., a provider of industrial water treatment products, has signed a 33,550-square-foot lease at 114 Industrial Park, a 174-acre development in Rhome, about 25 miles north of Fort Worth. Owned by Dallas-based Realty Capital, 114 Industrial Park currently offers 150,000 square feet of shallow-bay industrial space, with a 136,500-square-foot building also under construction. Mark Boone internally represented Realty Capital in the lease negotiations. James Ewing of Colliers represented the tenant.

HOUSTON — Locally based brokerage firm The Blue Ox Group has arranged the sale of Centre at Oak Park, a retail strip center located in Houston. According to LoopNet Inc., the center was built in 2016 and totals 9,200 square feet. Tenants at the property include Jimmy Johns and Smart Financial Credit Union. Burdette Huffman of Blue Ox represented the seller in the transaction. Gigi Wenjie Wang of The Sunet Group represented the buyer. Both parties requested anonymity.
