HARLINGEN, TEXAS — Carter Validus Mission Critical REIT Inc. has acquired the Valley Baptist Health System’s Health and Wellness Center Property in Harlingen for $10.28 million. The property, built in 2007, totals 38,111 square feet and is in close proximity to Valley Baptist Medical Center, the largest hospital in a 50-mile radius. Harlingen is approximately 30 miles east of the McAllen-Edinburg-Mission metro area and 10 miles north of the Mexican border. Carter Validus, a non-traded REIT, is a vehicle of Carter & Associates that focuses on data center and healthcare assets.

GRAND PRAIRIE — PGT Holdings Inc., a Philadelphia-based distributor of dog food and pet treats, has signed a lease in the Dallas/Fort Worth metro area for its newest distribution center. The company will occupy 54,125 square feet of the 129,400-square-foot warehouse at 907 Avenue R in Grand Prairie, about 13 miles west of downtown Dallas. Joe Santaularia and Brian Pafford of Bradford represented PGT in the negotiations, while Canon Shoults of Holt Lunsford Commercial represented landlord DFW I Investors LLC.

PEARLAND, TEXAS — Marcus & Millichap has brokered the sale of Sunrise Lake Center, a two-building office portfolio in Pearland, approximately 15 minutes south of downtown Houston. The asset commanded a list price of $4.6 million. The properties include a four-story, 37,243-square-foot office tower and a 34,983-square-foot professional building located at 9307 and 9223 Broadway Street, respectively. Jerry Goldstein of Marcus & Millichap’s Houston office represented the seller, a financial institution, and also secured the buyer.

FORT WORTH — Commercial real estate services firm Lee & Associates has arranged the lease of 130,095 square feet of industrial space for Dollamur Sport Surfaces, a manufacturer of athletic mats. The leased property is located at 1734 E El Paso Street in Fort Worth. Becky Thompson of Lee & Associates represented the tenant, while Ryan Wood of Conti Warehouses represented the landlord, Conti RSB LLC.

DILLEY, TEXAS — Marcus & Millichap has brokered the sale of Sandia Apartments, a 25-unit property in Dilley, approximately 70 miles southwest of San Antonio. The complex, built in 1995, offers one-, two- and three-bedroom floorplans plus a clothes care facility and swimming pool. Moses Siller of Marcus & Millichap’s San Antonio office represented the seller, a private investor, and also secured the buyer, a private investor.

HOUSTON — NAI Houston and Boyd Commercial have arranged the lease of a 67,500-square-foot crane-served heavy manufacturing building in Houston’s Northeast Inner Loop industrial submarket to Global Tech & Motor Controls Inc. The electric motor and generator manufacturer primarily serves clients in the marine, offshore and land drilling industries. Clay Pritchett of NAI Houston and Clay Peeples of Boyd represented the landlord, 525 McCarty LLC, in the agreement, which was a direct deal with the tenant.

AUSTIN — SouthStar Communities, a residential real estate development company, will relocate its corporate headquarters to Austin. The firm is known for master-planned communities throughout the Southern U.S., including Vintage Oaks in New Braunfels, the fastest-growing neighborhood in the 25-county South-Central Texas Hill Country region. SouthStar’s new office is located near the intersection of Highway 360 and Bee Cave Road.

IRVING — Chambers Street Properties has acquired Carpenter Corporate Center I and II, a two-building office property totaling 226,822 square feet in the Las Colinas master-planned development of Irving, located 10 miles west of Dallas. The buildings, both leased to a subsidiary of a major healthcare company on a long-term lease, offer an on-site café, fitness center and parking for 1,107 vehicles. With the purchase, Chambers Street now holds three office assets in the Dallas/Fort Worth Metroplex.

HOUSTON — Colliers International has arranged the lease of 26,950 square feet in Houston’s Beltway 8 Office Center to Haven Behavioral Services of Houston LLC. The new facility, which will focus on geriatric psychiatric services, is Haven’s second location in Houston and ninth nationwide. The company is headquartered in Nashville, Tenn. Walter Menuet, L. Ace Schlameus, Laura A. Schlameus, Ryan Byrd and Jenny Seckinger of Colliers represented the landlord in the transaction, while David Boyles and Stan Young of Medical Real Estate Inc. represented the tenant.

KAUFMAN — A new Walmart Supercenter will break ground on Aug. 27 at the Kings Fort community in Kaufman, approximately 33 miles southeast of Dallas. The 158,579-square-foot store will be situated on a 19.1-acre tract purchased by Wal-Mart from Kings Fort developer JWS Land Ltd. The Supercenter will be the first part of the Kings Fort project, which will eventually include $250 million in retail, commercial and residential development. Marks Parks and Kent Stainback of Stainback Organization represented Walmart in the transaction. Jim Meara of The Meara Company represented JWS.
