DALLAS — SRS Real Estate Partners has arranged a lease for a new location of the casual dining franchise Bon Chon Chicken in a 4,500-square-foot space at Greenville Avenue and Lovers Lane in Dallas. The restaurant, which specializes in Korean-style fried chicken, joins other area tenants including Michael’s, Baker Brothers American Deli and Genghis Grill. Tyler Isbell and Jason Puig of SRS represented Bon Chon Chicken in the transaction, while Sue Hageman and Doug Howell of Westwood Financial represented the landlord.

SOUTHLAKE — Forest Park Medical Center Southlake, an $82 million project of Ascension Group Architects and Adolfson & Peterson Construction, has opened with 54 beds and 12 operating rooms. Approximately 25 miles northwest of Dallas, the facility totals three floors and 141,700 square feet. Plans call for an additional 80,000-square-foot attached medical office building as well as Silver LEED certification. LandPlan Development and the Neal Richards Group were the developers of the property, located on the south side of State Highway 114.

LAREDO — Construction firm Brasfield & Gorrie has completed the South Texas Border Intelligence Center, a 7,300-square-foot facility that will provide administrative offices and communication services for about 20 U.S. and Mexican government agencies. The U.S. General Services Administration for U.S. Customs and Border Protection, a division of the Department of Homeland Security, funded the $3.5 million project. Local materials were used in the construction of the building in an effort to reduce shipping and transportation expenses, and sustainable features such as low-flow plumbing fixtures and high solar reflective roof have also been implemented.

KELLER — Capital Square Realty Advisors LLC has acquired a 43,801-square-foot retail property in the northern Fort Worth suburb of Keller. The facility, which currently houses a 24 Hour Fitness Super Sport, is located at 5901 Golden Triangle Boulevard and boasts 239 parking spaces. Constructed in 2008, the location sports amenities such as a full-sized basketball court, group exercise rooms, indoor lap pool, whirlpool, racquetball court and sauna.

DALLAS — Firecrust Neapolitan Pizzeria has signed leases for two new locations in the North Dallas submarket. The restaurants will be located in a 3,000-square-foot space at Knox Promenade Shopping Center and a 2,935-square-foot space at Prestonwood Park in Plano. Firecrust, which offers salads, craft beer and wine in addition to custom, wood-fired pizzas, plans to open five to seven locations in 2014.

DALLAS — HFF has arranged the sale of a two-property, 754,554-square-foot, Class A industrial portfolio in the Dallas-Fort Worth Metroplex. Included are Northlake Industrial Center, located three miles north of the Alliance Texas mixed-use development on Interstate 35, and Towne Lake Business Park Two, immediately south of Dallas/Fort Worth International Airport. Randy Baird, Jud Clements and Robby Rieke of HFF represented the seller, Panattoni Development. Private real estate investment firm Cabot Properties purchased the portfolio, which was 100 percent leased at the time of sale.

AUSTIN, TEXAS — Developer/owner JMI Realty is partnering with management firm Kimpton Hotels & Restaurants on a new four-star hotel in Austin’s historic Rainey District. The project, to be known as Hotel Van Zandt, will feature 322 guest rooms over 16 floors, 12,000 square feet of event and meeting space, a gourmet restaurant and pool deck with bar. The award-winning Mark Zeff will oversee interior design of the hotel, expected to open in early 2015. San Francisco-based Kimpton, which specializes in boutique hotels, expands its Texas footprint to four properties with this development.

FORNEY, TEXAS — The firm of Henry S. Miller has brokered the sale of a 25,000-square-foot industrial property in Forney, located 20 miles east of Dallas. Henry S. Miller’s Jerry Averyt and Greg Trout represented the seller, First State Bank of Mesquite. The facility, situated on 1.25 acres, will be the new home of Willard Heat and AC, which is relocating from their current smaller facility in Forney. Stephen Cooper of NAI Robert Lynn represented Willard.

HOUSTON — The Houston Independent School District (HISD) Board of Education has chosen construction management firm Kwame Building Group for four of its upcoming new construction and renovation projects in the Houston school district. The undertakings, valued at a total of $35 million, include two new Early College High Schools, major improvements for Washington High School and sizeable additions and repairs to Worthing High School. Construction is set to begin in 2014. These projects are part of HISD’s larger $1.89 billion bond program, which was approved by Houston voters in November 2012 and is scheduled to last eight years.

SAN ANTONIO — ARA has brokered the sale of Vista Ridge, a 271-unit community in the Dominion neighborhood of San Antonio. The garden-style apartment property offers one-, two- and three-bedroom floorplans plus a business center, activity center, swimming pool and fitness center. Located in close proximity to the University of Texas at San Antonio and major area employers NuStar, Medtronic, Valero, USAA and South Texas Medical Center, Vista Ridge was 95 percent occupied at the time of sale. Patton Jones and Casey Fry of ARA represented the seller, Raia Properties of New Jersey. The buyer was an undisclosed private investment firm.
