AUSTIN — DivcoWest has purchased the Littlefield and Scarbrough buildings, two office properties totaling approximately 240,000 square feet at Sixth and Congress streets in downtown Austin. DivcoWest bought the historic office buildings from Heitman LLC. The Littlefield Building is 86 percent leased to tenants such as Capital One and HQ Global. The Scarbrough Building is 93 percent leased to retail tenants Gold's Gym, Brooks Brothers and Ruth's Chris Steakhouse, as well as office tenants Frog Design and WeissComm Group.

DALLAS — Satterfield & Pontikes Construction has broken ground on a 185,000-square-foot Walmart Supercenter, located at Ledbetter Drive and R.L. Thornton Freeway in south Dallas. The $15.5 million project is slated for a summer 2013 completion. Dallas-based Raymond Harris & Associates is providing architectural services, Ellison Gage & Associates is providing structural engineering services, Henderson Engineers is providing MEP engineering services and Kimley-Horn and Associates is providing civil engineering services.
KATY — BANDIER Realty Partners' Foreclosure Asset Services Team (FAST) has arranged the sale of a foreclosed, 58,602-square-foot retail center, located at 455 Katy Fort Bend Road in Katy. The property is currently 7 percent leased. Jason Tangen and Rob Banzhaf of BANDIER Realty Partners represented the seller, Golden Bank, N.A., in the transaction. BANDIER has turned its efforts to leasing the center on behalf of the buyer, Astra Ventures.
HOUSTON — A historic three-story, 6,122-square-foot office property, located at 3006 Brazos St. in midtown Houston, has been sold. The office building is also known as the Judge Tom Mullins Building. RICHARDSON — KDC is developing two powered shell data centers totaling 244,000 square feet, located at 850 and 950 E. Collins Blvd. at the Digital Dallas Datacampus in Richardson. KDC is developing the two facilities on behalf of Digital Realty. In addition, KDC also recently completed a 112,000-square-foot data center, which was the first ground up data center built at Digital Dallas Datacampus. Both of the powered shell data centers are slated for a year-end 2012 delivery.
CONROE — BANDIER Realty Partners has arranged the sale of the 29,000-square-foot Hilltop Business Park, a four-building industrial park located at 3702 and 3704 Hilltop Drive in Conroe. The property is currently 74 percent leased. Jason Tangen of BANDIER represented the seller, Chrisman Properties, in the transaction. Bill D'Amico of D7 Properties represented the buyers, Hilltop I Rentals and Hilltop II Rentals.
AUSTIN — Marcus & Millichap has brokered the sale of 38th Street Condos, a 15-unit apartment property located at 407 W. 38th St. in Austin. Kent Myers and Joe James of Marcus & Millichap's Austin office represented the buyer and seller, both limited liability companies, in the transaction.
HOUSTON — Coldwell Banker Commercial United, Realtors has arranged the sale of Ultimate Automotive, a 2,500-square-foot, six-bay automotive repair facility located at 11729 Jones Road in northwest Houston. ARLINGTON — Digg's Taco Shop and Smiling Moose Deli have leased space at the College Park development on The University of Texas at Arlington's campus. The new eateries will be the second location for both restaurants in the Dallas/Fort Worth Metroplex. Other tenants at College Park include MAVS Sports Grill, Pho Xpress, Pie Five Pizza Co., GRIP Mediterranean Grill and Coolberry Frozen Yogurt. Digg's Taco Shop has leased 2,906 square feet and Smiling Moose Deli has leased 2,120 square feet. Frank Bullock and Jack Burgher of SRS Real Estate Partners represented the owner in both lease transactions. HOUSTON — Behringer Harvard has begun construction of the 231-unit Allusion West University, an upscale multifamily community located on a 2.5-acre tract in the West University submarket of Houston's inner loop. Trammell Crow Residential partnered with Behringer Harvard on the land acquisition and will develop the community. An affiliate of Trammell Crow Residential will serve as the general contractor. The two-story development will be constructed on top of a two-story parking garage and feature a cyber cafe, business center, fitness center, resort-style pool and dog park.
