COPPELL, TEXAS — Locally based brokerage firm Holt Lunsford Commercial has negotiated a 12,800-square-foot industrial lease in Coppell, located in the northern-central part of the metroplex. According to LoopNet Inc., the property at 820 W. Sandy Lake Road was built in 2005. Andrew Gilbert and Keaton Brice of Holt Lunsford represented the owner, LaSalle Investment Management, in the lease negotiations. Kurt North of North Pointe Commercial represented the tenant, Sky Elements CTC.

HOUSTON — Pressify Inc., a provider of custom printing services for the apparel industry, has signed a 12,192-square-foot industrial lease at 10161 Harwin Drive in West Houston. Stephen Hazen and Jacob Summers of locally based brokerage firm Oxford Partners represented Pressify in the lease negotiations. Lesley Rice and Andy Parish of Partners Real Estate represented the landlord.

HOUSTON — A joint venture between the principals of Westmont Hospitality Group, STOA Architects and DC Partners has delivered Torrey Chase Apartments, a 280-unit affordable housing project in North Houston. The property consists of five buildings that house one- and two-bedroom units that are reserved for households earning 60 percent or less of the area median income. Amenities include a pool, outdoor grilling and dining stations, a dog park and a children’s play area. Frank & Hill Architects designed Torrey Chase, which was 75 percent preleased as of the grand opening ceremony in April.

REFUGIO, TEXAS — Marcus & Millichap has brokered the sale of Affordable Mini Storage, a 126-unit self-storage facility in Refugio, about 40 miles north of Corpus Christi. The site spans 2.5 acres at 908 Bayou Road and can support additional expansion. The facility was built in 2014 and offers 14,700 net rentable square feet. Jon Danklefs of Marcus & Millichap represented the undisclosed seller in the transaction and procured the buyer, Kingcrest Communities.

BOERNE, TEXAS — Capital advisory firm David B. Norton Inc. has arranged $18.7 million in construction and equity financing for a 125-unit multifamily project in Boerne, a northwestern suburb of San Antonio. The building will rise four stories and total 98,000 square feet of rentable space. Units will come in studio, one- and two-bedroom floor plans and feature an average size of 782 square feet. Construction is set to begin immediately and last about 18 months. The borrower and direct lender were not disclosed.

STAFFORD, TEXAS — Phoenix Design Group has signed a 14,195-square-foot industrial lease renewal in Stafford, a southwestern suburb of Houston. According to LoopNet Inc., the building at 4850 Wright Road was built in 1979 and totals 42,695 square feet. Ryan Hartsell and Chase McAteer of locally based brokerage firm Oxford Partners represented the tenant in the lease negotiations. William Carpenter of Stream Realty Partners represented the landlord, Mapletree.

GRAND PRAIRIE, TEXAS — Locally based brokerage firm Holt Lunsford Commercial has negotiated a 12,292-square-foot industrial lease renewal at 902 Fountain Parkway in Grand Prairie, located in the central part of the metroplex. Canon Shoults, Maddy Coffman and Walker Floyd of Holt Lunsford represented the landlord, Arden Group, in the lease negotiations. The representative of the tenant, HVAC services provider Conti LLC, was not disclosed.

MARBLE FALLS, TEXAS — A group of developers doing business as Flatrock Development Partners LLC has announced The Shops at Flatrock Crossing, a $130 million retail power center in Marble Falls, about 50 miles northwest of Austin. The site has been part of the Roper Family ranch for more than 100 years, and members of the family have partnered with real estate professionals on the project. Those developers include Bob Berryhill of Empirita Development (developer of record) and Bobby Johnson of Twenty Two 10 Group. Academy Sports + Outdoors will anchor the 330,000-square-foot center alongside other national retailers such as T.J. Maxx, Ulta Beauty, Five Below, Famous Footwear, James Avery and Maurices. The development team is aiming to start construction by early June. United Commercial Realty, an Ohio-based firm led by Mark Escaja, arranged permanent financing for the project through KeyBank Real Estate Capital. Security State Bank provided the original construction loan for the project.

ROWLETT, TEXAS — The SAF Holland Group has preleased a 255,672-square-foot industrial building in the northeastern Dallas suburb of Rowlett. The manufacturer of parts for trailers, trucks and buses will occupy the entirety of Building 6 at Lakeview Business District, a 1.8 million-square-foot development by Jackson-Shaw. Brad Balke and Ben Wallace represented SAF Holland Group in the lease negotiations. Construction of the initial phase of Lakeview Business Center is slated for a March 2025 completion.

ATHENS, TEXAS — Dallas-based brokerage firm The Multifamily Group has negotiated the sale of Athens Reserve Apartments, a 122-unit property located about 75 miles southeast of Dallas. The 11-acre site, which can support future expansion and includes 17,500 square feet of commercial space, initially housed a Quality Inn hotel that was constructed in 1981. The seller, Dallas-based Profectus Multifamily Capital, purchased the site in 2021 and implemented various capital improvements as part of the conversion.
