BEDFORD — SkyWalker Property Partners has purchased a 70,938-square-foot office building, located at 3301 W. Airport Freeway in Bedford. The property is 57 percent occupied and is in a construction zone. SkyWalker was self-represented by Gary Walker and Shane Benner in the transaction. Tom Strohbehn of Grubb & Ellis represented the seller, a California-based family trust. Renee Efimoff and Justin McCarthy of SCM Real Estate Services will handle leasing responsibilities for the property.

DRIPPING SPRINGS — Marcus & Millichap has arranged the sale of the 11,344-square-foot Prosperity Bank building, located at 721 W. Highway 290 in Dripping Springs. Greg Gaynor of Marcus & Millichap's Austin office and Ron Hebert of the firm's Dallas office represented the seller, a REIT, in the transaction.
HOUSTON — Chartway Federal Credit Union has purchased the former Washington Mutual Bank building, a 3,685-square-foot property located at 4373 FM 1960 Road W in Houston. Marshall Clinkscales of Colliers International represented the buyer in the transaction. Peter Licata of Hunington Properties represented the seller, Forest Chase 4373 FM 1960 LLC.
HOUSTON — Sonesta International Hotels Corp. will rebrand the 485-room former Intercontinental Hotel Houston as The Royal Sonesta Hotel Houston, a Four Diamond, 23-story property located in Houston's Galleria area. The hotel offers 50,000 square feet of meeting space, restaurants, a swimming pool and a 24-hour health club. The hotel is slated to come under Sonesta's management in July.
DALLAS — HFF has secured a $22.7 million loan for the 296,360-square-foot 10000 NCX, a Class A office building located along Interstate 75 between Walnut Hill Lane and Royal Lane in Dallas. Travis Anderson of HFF arranged the three-year loan with a one-year extension through GE Capital Real Estate on behalf of the borrower, a joint venture between CREA Investments and Five Mile Capital Partners. The borrower is planning on using the loan to renovate the restrooms, make improvements to the corridor, update the lobby and add a fitness center.
FARMERS BRANCH — A joint venture between Naperville, Ill.-based The Marquette Companies and Glendale, Calif.-based American Realty Advisors has purchased the 224-unit Portofino Luxury Apartments, located at 11601 Lago Vista W. in Farmers Branch. Marquette will serve as the property manager for the facility. The property features a clubhouse with a kitchen, Internet cafe, pool, spa, fitness center and business center. CBRE Capital provided acquisition financing through Freddie Mac for the transaction.
ALLEN — Holiday Retirement has purchased the 196-unit Parkview in Allen, an independent living community located on Greenville Avenue in Allen. The seller, McKinney-based Zerga Development, was the general partner, developer and operator of the community. Mike Girard and Ed LaFrance of Allen-based TSG represented the seller in the transaction.
HITCHCOCK — Houston-based Rockspring Capital has provided a $7.8 million bridge loan for the 550-acre Harborwalk project, a master-planned community located in Hitchcock. The community includes developed and undeveloped lots, a marina, retail store, swim center and a yacht club with a restaurant.
LEWISVILLE — Cosmic Jump Trampoline Entertainment Center will open a 22,900-square-foot location at 1915 S. Stemmons Freeway in Lewisville for its second location in Texas. The facility is a vacant Bassett Furniture store near Valley Ridge Mall. Cosmic Jump will open its doors in mid June. The location will feature private birthday rooms, trampoline dodge ball courts, trampoline basketball courts, parallel-ramped trampolines, X-Box Kinect activity fun zones, fitness boot camps and a full-service snack bar. Eric Vickers of Kim Martin Co. represented the landlord, Lewisville Bassett, in the lease transaction.
BEAUMONT — McCarthy Building Cos. has been selected to build the Maritime Administration Beaumont Layberth Facility, a $34.6 million design/build marine project located on the Neches River in Beaumont. The project is McCarthy's first contract with the U.S. Department of Transportation. The project will provide long-term safe lay-berthing facilities for eight large vessels and will include fixed concrete berths, dredging, electrical service, shore side lighting, communication, parking lots, road construction, a perimeter fence and a controlled access gate. Construction is scheduled to begin in October and completion is slated for July 2013. HDR Engineering is the lead design engineer for the project.
