The transactions include: Conn's Appliances Inc. leased 321,135 square feet at 4800 Langdon Road in south Dallas. Dave Anderson of CBRE represented Conn's. Winzer Corp. signed a build-to-suit agreement for a 122,595-square-foot office/warehouse facility on Plano Parkway in Plano. Sharon Morrison and Bill de la Chapelle of Transwestern represented Winzer Corp. Ring Container Technologies leased 105,857 square feet of space at Building 2 in the Railhead Industrial Park in Fort Worth. Allen Gump of Colliers International represented Ring. FORT WORTH, TEXAS — Marcus & Millichap has brokered the sale of Copper Creek, a 274-unit multifamily property located in Fort Worth. Copper Creek is 92 percent occupied and was built in 1986. The apartment community's list price was $6.2 million. Al Silva of Marcus & Millichap's Fort Worth office represented the seller, Dallas-based Price Realty Corp., in the transaction. Silva also secured and represented the buyer, Texas-based 6011 Oakland Hills LP, which plans to make interior improvements to the property.
FARMERS BRANCH, TEXAS — Lee & Associates has arranged a 60,125-square-foot industrial lease at 1901 Hutton Court in Farmers Branch. Nathan Denton, Adam Graham and Mark Graybill of Lee & Associates represented the landlord, RREEF Asset Management, in the lease transaction. HOUSTON — Suretech Completions Inc. has leased 35,000 square feet of industrial space at Wright Road Industrial Park, located at 12014 FM 529 in Houston, with landlord and developer United Equities Inc. SAN ANTONIO — Skanska USA has topped off Metropolitan Methodist Hospital, a campus of Methodist Hospital in downtown San Antonio. The expansion includes a 85,000-square-foot, seven-story patient tower that will house an intensive care unit (ICU) that can accommodate 48 ICU beds, additional surgical and diagnostic space and a gastrointestinal lab. Skanska USA is anticipating wrapping up construction in early 2014. Earl Swensson Associates is the project architect. Metropolitan Methodist Hospital has invested more than $105 million in the property during the past six years.
HUMBLE, TEXAS — A joint venture between Vestar and a fund advised by UBS Global Asset Management has purchased Deerbrook Marketplace, a 350,000-square-foot retail center located in Humble. The all-cash transaction was Vestar's first purchase in Texas. The retail center's tenant roster includes Sports Authority, Best Buy, Bed Bath & Beyond, Marshalls, OfficeMax, PetSmart and Old Navy. George Cushing and Wendy Vandeventer of Jones Lang LaSalle represented the seller, Investcorp, in the transaction. Vestar was self-represented.
LOVELADY, TEXAS — Quantum Real Estate Advisors Inc. has arranged the sale of an 8,000-square-foot Family Dollar store, located in Lovelady. The store is a build-to-suit for Family Dollar and has a full 10 years remaining on its initial lease. Jordan Kaufman of Quantum represented the seller, a private developer based in Houston, in the transaction. The buyer, a New York-based REIT, purchased the store for $956,925.
FORT WORTH, TEXAS — CBRE has arranged the sale of a 106-unit garden-style apartment complex, located at 6327 Woodway Drive in Fort Worth. Chris Deuillet of CBRE represented the seller, G8 Opportunity Fund LLC, in the transaction. JDL Ventures LLC was the buyer.
HOUSTON — Houston-based Midway, a real estate investment and development firm, has revealed the new name for the former Houston Pavilions mixed-use development: GreenStreet. The 568,294-square-foot property, located at 1201 Fannin St., will also undergo construction to add a linear urban park that spans three blocks. The development will feature a central courtyard between Fannin and San Jacinto streets, outdoor patios, water features, new signage and scaled lighting. Construction is slated to begin in mid April and last approximately six to nine months. The project will remain open and operational during construction. The Class A development features a House of Blues, the 11-story regional headquarters for NRG Energy Inc., Forever 21, III Forks, McCormick & Schmick's and Lucky Strike.
