DALLAS — Marcus & Millichap has arranged the sale of Lemmon Avenue Retail, a 7,158-square-foot retail center located at 5006, 5014 and 5016-18 Lemmon Ave. in Dallas. Jason Vitorino of Marcus & Millichap's Dallas office represented the seller, a limited liability company, in the transaction, and procured the buyer, a Texas-based partnership. Cash America had less than one year remaining on its lease term at the time of the sale.

SAN ANTONIO — San Antonio Head & Neck Surgical Associates has purchased a 2.5-acre site at Brooks City-Base in San Antonio and plans to develop a 20,000-square-foot medical office on the property. Russell Noll and Scott Wolff of Transwestern represented the seller, Brooks City-Base, in the transaction. Jeffrey Miller of Travis Commercial Real Estate represented the buyer.
TEXAS — Aviv REIT has purchased 15 skilled nursing facilities in Texas leased to Daybreak Ventures for $72.7 million. The triple-net lease has a 12-year term. The transaction was financed with cash on hand, Aviv's lines of credit and assumed debt.
FRISCO — Dallas-based BOKA Powell has completed work on the 141,500-square-foot Forest Park Medical Center at Frisco Square, a four-story surgical hospital located in Frisco. The hospital features five-star amenities such as VIP patient suites, an upmarket restaurant, upscale ambiance and a grand lobby. The facility consists of 56,000 square feet of medical office space, 34,000 square feet of retail space and a 600-car parking structure. The medical office space features 12 operating rooms, 40 patient rooms and 14 VIP patient suites. Neal Richards Group developed the property.
HOUSTON — Levey Group has started construction on its third tiltwall industrial facility inside Northwest Place Industrial Park, located at 6795 Bingle Road in Houston. The 18,000-square-foot facility will be 10-ton crane ready and feature storefront glass and windows. Levey Construction, a division of Levey Group, will provide construction services for the facility, which is slated for a December 2012 completion.
DALLAS — Marcus & Millichap has secured the sale of the eight-unit Lakewood Terrace Townhomes, a Class A multifamily community located at 6015 Oram St. in Dallas. Each unit includes attached garages, private balconies and fenced backyards. Nick Fluellen and Robert Denninger of Marcus & Millichap's Dallas office represented the seller and buyer, both limited liability companies, in the transaction.
MARSHALL AND PASADENA — Meridian Capital Group has arranged an $11.7 million CMBS refinancing package for four triple-net leased retail properties, including two 15,120-square-foot Walgreens located on East End Boulevard in Marshall and South Richey Street in Pasadena. The other properties are located in Arkansas and Florida. Ronnie Levine and Jack Coopersmith of Meridian Capital's New York City office arranged the 10-year CMBS financing package through Citigroup Global Markets on behalf of the borrower, Gary Solomon & Co.
HARKER HEIGHTS — Ascension Group Architects has finished work on the $100 million Seton Medical Center Harker Heights, located at 850 W. Central Expressway in Harker Heights. The facility is a joint venture between Austin-based Seton Family of Hospitals and Plano-based LHP Hospital Group. The 192,400-square-foot Seton Medical Center is the first new hospital in Bell County in 35 years. The hospital features a full-service emergency department, intensive care units, women's services department, cardiology, interventional cardiology, orthopedics, neurosurgery and imaging and diagnostic services. Sandy, Utah-based Layton Construction was the general contractor for the project.
HOUSTON — Ziegler Cooper Architects' Worship Place Studio has recently designed a 46,000-square-foot worship center, located in Houston, for The Universal Church. The facility includes a 1,100-seat worship center, 200-seat chapel, administrative offices, children's classrooms, an in-house television studio and an 11-bedroom apartment complex for ministers and ministers-in-training.
MCALLEN — FD Stonewater has sold a 24,000-square-foot, build-to-suit facility in McAllen that is fully leased to the U.S. Government as a U.S. Immigration and Customs Enforcement (ICE) outpost. The buyer was a New York City-based investment group focused on buying government facilities under long-term leases. The facility is under a 10-year lease to the government.
