HOUSTON — American Realty Capital Trust has acquired two Advance Auto Part Stores in Houston for $3.1 million. The two properties are fully leased to Advance Stores Co. and total 13,471 square feet.

PROSPER — Baylor Family Medicine at Prosper has opened in a 4,700-square-foot facility in the 16,000-square-foot Eagle Crossing II, a mixed-use development located at 861 N. Coleman in Prosper. Dallas-based Lee Design Group, under a contract with Health Texas Providers Network, designed the medical space. Eagle Crossings II was constructed by Crossland Construction Co.
TULSA, OKLA. — Dallas-based Metropolitan Capital Advisors has arranged two mortgages for the 226-unit Arbors of Southern Hills and the 328-unit Sand Dollar on the River in Tulsa. Both properties (located at 6630 S. Zunis Ave. and 910 E. 61st St. S., respectively) are more than 90 percent occupied. Todd McNeill of MCA arranged both loans with 10-year term and 30-year amortization schedule through a Fannie Mae DUS loan program.
HOUSTON — NorthMarq Capital has arranged permanent financing for the 304-unit Broadstone West 18th, a multifamily property located at 2727 W. 18th St. in Houston. Greg Duvall of NorthMarq's Kansas City, Mo., office arranged the financing with a 10-year term and 30-year amortization schedule through AmeriSphere Multifamily Finance on behalf of the borrower, West 18 Street Apartments Owner.
HOUSTON — Consolidated Container Co. of Texas has leased 93,170 square feet of industrial space, located at 3262 E. Loop N. in Houston. Edward Bane of Holt Lunsford Commercial's Houston office represented the landlord, TA Associates Realty. Ron Roberson and Scott Heard of Caldwell Cos.' Houston office represented the tenant in the lease transaction.
OKLAHOMA CITY, OKLA. — The Dean McGee Eye Institute has opened its new $46 million, 78,000-square-foot research and clinical facility, located at 608 Stanton L. Young Blvd. in Oklahoma City. The new facility adjoins the existing facility, which houses the University of Oklahoma's Department of Ophthalmology.
LAPORTE — Ferguson Enterprises has leased 206,296 square feet of industrial space at 1701 S. 16th St. in LaPorte. John Nicholson of Transwestern's Houston office represented the tenant in the lease transaction, and Gary Mabray, Jason Dillee and Mike Taetz of Colliers International's Houston office represented the landlord, ML Realty.
HOUSTON — EastGroup Properties has acquired 133 acres of land for the expansion of its World Houston International Business Center, located at 15800 International Plaza Dr. in Houston, for $10 million. The site could potentially house 1.6 million square feet of industrial space.
HURST — Carroll Family Investment has purchased 59,000 square feet of land, located at Precinct Line Road and Airport Freeway in Hurst. Lester Day of Transwestern represented the seller, the Morash Family. The buyer intends to develop the site for a Mexican Inn restaurant.
LA PORTE — The Carson Companies has broken ground on the 276,320-square-foot Sens Road Distribution Center, located on Highway 225 in La Porte. The building is 75 percent preleased to Houston-based Canal Warehousing. Cadence McShane is the general contractor for the project and Architect's Plus is the architect. The project is slated for a first quarter 2012 completion.
