HIGHLAND VILLAGE — Soma Intimates and Megan’s Lifestyle Boutique have leased space in Regency Centers’ The Shops at Highland Village in Highland Village. Soma, an intimate apparel store, has leased 2,793 square feet and is set for an August opening. Megan’s has leased 2,000 square feet and is slated for an October opening. The Shops, located at the intersection of FM 2499 & FM 407, is a 352,000-square-foot mixed-use center anchored by AMC 12 Theatres and Barnes & Noble Booksellers. Other tenants include Ann Taylor, Bath & Body Works and Banana Republic. Soma went forward without brokerage representation, and Jim Hanking of Legend Realty Services represented Megan’s in the transaction.

THE WOODLANDS — Webber, an infrastructure construction company, has leased 19,189 square feet of office space at 9303 New Trails in The Woodlands. The transaction marks Webber moving its headquarters to the newly leased space. Griffin Partners’ Dan Starr, Chris Lewis and Drew Lewis represented Webber, and Dennis Conine of Conine & Associates represented the landlord, Town Center Development Co.
SOUTHLAKE — Mike and Nicole Tesoriero, owners of Southlake Style magazine, have purchased an office building at 260 Miron Dr. in the Miron Grove Office Park in Southlake. Miron Grove Office Park has five existing buildings ranging from 3,200 to 5,900 square feet. The site will be the new home for Southlake Style, which won Southlake’s small business of the year in 2006. Mark Boone of Realty Capital Corp. represented the seller, RCC Miron Office, Ltd., in the transaction.

Kurian Holdings has purchased the site located at 10847 Sanden Dr. George Tanghongs and Brett Lewis of Lee & Associates represented the seller, Sanden Box Properties, and Debi Carter of Hudson Peters Commercial represented Kurian.
FORT WORTH — Marcus & Millichap Real Estate Investment Services has brokered the sale of the 100 percent occupied Birchman Apartments in Fort Worth. The complex is located off Camp Bowie Boulevard and features brick exteriors and pitched-composition roofs. Marcus & Millichap’s Mason Green and Vincent Knipp represented both the buyer and the seller in the transaction.
DALLAS — Orlando, Fla.-based Inland American Lodging Group, Inc., a subsidiary of Inland American Real Estate Trust, Inc., has purchased The Fairmont Dallas for $69 million. The Fairmont Dallas is comprised of two towers totaling 545 guestrooms and 70,000 square feet of meeting space for conventions. The Fairmont has received $14.9 million in capital improvements in the past 4 years. Atlanta-based Hodges Ward Elliot brokered the transaction.
PROSPER — Rosebriar Properties has purchased a 30.04-acre parcel of land from Hillcrest Bank in Prosper. The site is located at the northwest corner of U.S. 380 and North Custer Road and is expected to house retailers under the moniker Prosper Plaza. Other tenants located on the same corner include Walmart, 7-Eleven and Firestone. Rosebriar has acquired more than 1 million square feet of retail space in the Dallas area in the past 18 months, including IHOP, In-N-Out Burger and a Kroger Marketplace in Little Elm. Bill Hanks and Adam Sumrall negotiated the deal in-house along with Pat Patman of Patman Realty Co.
