SAN ANTONIO — Meridian Design Build has completed the construction of a 93,500-square-foot Staybridge Suites hotel located in San Antonio for Montex Real Estate. The hotel is five stories with 135 suites, a 31,500-square-foot underground parking garage and a 10,000-square-foot activity deck. Joe Blanchard and Jim Cather coordinated construction efforts for Meridian. Roswell, Ga.-based Dellisart will manage the hotel, which is an InterContinental Hotel Group brand.

HOUSTON — Northmarq Capital has arranged a permanent mortgage for the 428,831-square-foot Energy Tower II located at 1720 Katy Freeway in Houston. Energy Tower II is a 17-story, Class A office tower in the Energy Plaza development. Financing was based on a 10-year term with a 30-year amortization schedule. John Burke of NorthMarq arranged financing for the borrower, Energy Tower II Investments, through NorthMarq’s relationship with Pacific Life Insurance Co.
HOUSTON — Transwestern’s Houston office has completed more than 44,000 square feet of office leases at Greenspoint Park, an office campus comprising 350,000 square feet, located at Northchase and Benmar Dr. Michelle Wogan of Transwestern and her team represented RM Crowe, the landlord, in the negotiations. New leases include the following: Scientific Drilling has leased 20,700 square feet, and Clay Peeples of Boyd Commercial represented them in the transaction. Integrated Production Systems has leased 16,500 square feet, and David Bale of Jones Lang LaSalle represented them in the transaction. Bankers Life and Casualty has leased 3,200 square feet, and John Parsley of Colliers International represented them in the transaction. Interstate Tax Management has leased 824 square feet.
HOUSTON — Stamford, Conn.-based Riveroak Investment Corp. has purchased an 85,701-square-foot flex building in Houston for $17.15 million. The three-story building is located at 16400 Park Row in the Park Ten Business Park and is fully occupied by Kraton Polymers. Martin Hogan and Dan Miller of Holliday Fenoglio Fowler represented the seller, Eastbourne Park Row, in the transaction. George Yerrall and Derek Eakin represented Riveroak in-house. The purchase was financed with $10.3 million of debt from Wells Fargo.
MCKINNEY — McKinney-based SRS Acquisition Corp. has acquired Rockford, Ill.-based Century Building Supply Inc. to expand its distribution resources. SRS Acquisition is a company of independent roofing distributors that serves professional roofing contractors with products and services. The acquisition is another step in SRS Acquisition’s expansion. Doug Smith and Fred Zweifel of Generational Equity, advisors to Century Building Supply, led the acquisition process.
CARROLLTON — Cleveland-based PAI Dallas has sold a 32,480-square-foot office/warehouse in Carrollton to M-D Investments. The property sits on 1.9 acres at 2555 Tarpley Rd. in the Trinity Square Business Park. Brian Pafford and Kevin Santaularia of Bradford Commercial Real Estate Services represented PAI Dallas, and Jean Russo of Cushman & Wakefiled of Texas Inc. represented M-D Investments. The warehouse includes 1,6800 square feet of office space, four dock doors and 50 parking spaces.
DALLAS — Dallas-based Accor North America has opened 22 franchise locations in the first half of 2011, 20 of which are Motel 6 and the other two are Studio 6. TEXARKANA — EnTrust Realty Advisors has brokered the sale of the 17,500-square-foot Texarkana Surgery Center in Texarkana. EnTrust Realty represented the owner, The Westminster Funds, in the transaction. New York-based American Realty Capital Healthcare Trust Inc. purchased the property. The site is a single story and houses the ambulatory surgery center and is 100 percent leased by Texarkana Surgery Center, L.P.
