DALLAS — AccentCare, a home healthcare company, is relocating its corporate headquarters from Irvine, Calif., to Dallas. The company has signed a lease for nearly 33,000 square feet at Briargrove Pl., a Class A office property owned and managed by Crown Sterling Properties at 17855 N. Dallas Pkwy. in Dallas. Brian Griggs and Tom Dyer handled the transaction for Crown Sterling Properties, while Steve Jarvie of Jones Lang LaSalle represented AccentCare.

AUSTIN — Joe James and Kent Myers of Marcus & Millichap have represented both parties in the sale of the 90-unit Heritage Plaza Apartments in Austin. The apartment complex sits on a 3.8-acre site at 9121 N. Plaza in Austin. A California-based corporation sold the property to a local private investor.
HOUSTON — A site located at 22420 State Hwy. 249 in Houston that includes a vacant 54,768-square-foot Walmart facility has traded hands. Kiss Investment has sold the 4.67-acre site to P.S. Misstex, LTD, for an undisclosed amount. David Lee, Adam Ross and Courtney Carnahan of Transwestern represented P.S. Misstex, LTD, and Greg DeGeurin of DeGeurin Realty represented Kiss Investment.
HOUSTON — Max Movers Inc. has renewed its lease for 103,800 square feet of space at 1205 N. Post Oak Rd. in Houston. Andre' Granello, Barrett Gibson and Jeffery Peltier of Gibson & Granello Realty Partners represented Max Movers, while Darryl Noon of Transwestern represented the landlord, St. Paul Fire and Marine Insurance Co.
RICHARDSON — Fossil Partners, L.P., a worldwide designer and distributor of fashion accessories, has leased 535,000 square feet of office space at the southeast corner of Central Expressway and Spring Valley in Richardson. Formerly home to Blue Cross Blue Shield of Texas (BCBSTX), the office space became available when BCBSTX moved into new headquarters in March 2010. Fossil is consolidating its employees from its two Richardson corporate offices into its new space. It's also moving distribution operations currently located at 2155 Campbell Creek in Richardson to previously leased space. KDC, a commercial real estate and investment firm, has leased the 535,000 square feet at Central Expressway and Spring Valley to Fossil, and will purchase the other three buildings vacated by Fossil as part of the transaction.
FORT WORTH — Cadence McShane Construction Co. has completed a 328,828-square-foot tenant improvement assignment within Building 700 of Fort Worth's RiverPark Business Center for Pratt Industries Inc., a vertically integrated paper, packaging and resource recovery company. Pratt Industries occupies the entire facility that includes 318,416 square feet for manufacturing purposes and 10,412 square feet for office space. Cadence McShane originally constructed the building as a speculative industrial site for developer Seefried Properties Inc. Alliance Architects provided the architectural services for the tenant improvement assignment for Pratt Industries.
HOUSTON — Willbros United States Holdings, Inc., an oil and gas equipment and services provider, has signed an 87,212-square-foot office lease at Five Post Oak Park in Houston's Galleria submarket. Willbros extended its original lease for 10 years, expanding its size by 44,178 square feet. Tim Relyea, Joe Peddie and David Guion of Cushman & Wakefield of Texas represented Willbros, while Clint Bawcom and Brian McMackin of Cassidy Turley represented the landlord, Shorenstein Properties LLC. Five Post Oak Park is a 567,319-square-foot Class A office building located at 4400 Post Oak Pkwy.
FORT WORTH, TEXAS — Spire Realty Group has procured a $44 million loan for the acquisition of Two City Place, a 315,225-square-foot office tower located at 100 Throckmorton St. in Fort Worth. The property was built in 1976 and renovated in 2008. It was 82 percent leased at the time of closing to a tenant roster that includes Range Resources and First American Payment Systems. The loan carries a 5.72 percent fixed rate and a 5-year term. The lender was JP Morgan Chase Bank. The Holliday Fenoglio Fowler team of Wally Reid, Travis Anderson and Corby Chaffin represented Spire Realty.
OKLAHOMA CITY — A joint venture between Dallas-based Atlas Advisors Commercial Real Estate and Barton Creek Capital has secured a $15.71 million loan for its purchase of a 561,551-square-foot Oklahoma City warehouse portfolio. The portfolio is situated in the city's Southwest Industrial submarket and was 85 percent leased at the time of closing. The loan is variable rate, non recourse and was provided by Chicago-based NXT Capital. Jason Pumpelly of Johnson Capital's Dallas office arranged the loan.
SPRING, TEXAS — NorthMarq Capital has arranged $12.84 million in Freddie Mac financing for Stoneleigh on Spring Cypress, a 216-unit multifamily community located at 7215 Spring Cypress Road in Spring. The loan carries a 7-year term and a 30-year amortization schedule. William Jackson of NorthMarq's Dallas office arranged the loan on behalf of the undisclosed borrower.
