HARKER HEIGHTS, TEXAS — Furniture Factory Warehouse has opened its first location in Central Texas at Market Heights, located in Harker Heights. The retailer will occupy 20,754 square feet and will join a tenant roster that includes Target, Dick’s Sporting Goods, Bed Bath & Beyond and Cinemark. Todd Wallace and Robert O’Farrell of the Austin office of SRS Real Estate Partners represented the tenant in lease negotiations. Krista Dabney with Direct Development represented the undisclosed landlord. SRS assisted in Furniture Factory Warehouse with two other leases this year in El Paso and San Antonio, Texas.

GRAND PRAIRIE, TEXAS — Henry S. Miller Brokerage (HSMB) has arranged a lease for 10,000 square feet of industrial space at 1171-1175 109th St., located in Grand Prairie. Situated on 2.38 acres, the multi-tenant building is located adjacent to the Union Pacific Railroad. With this most recent lease, the building is fully occupied. HSMB’s Jim Hazard represented the landlord, Gardner Properties. The tenant, Xtra Lite Lighting/Environment Lighting Service, was represented by Michael Stanzel of NAI Robert Lynn. Terms of the lease were not disclosed.
CARROLLTON, TEXAS — Marcus & Millichap has brokered the sale of Corinthians Assisted Living & Memory care, a 56-unit senior housing property located in Carrollton, for $3.25 million. The property is situated at 1029 W. Seminole Trail, approximately 2 blocks from its sister property, Corinthians Retirement Community. The property is sold on behalf of Sunwest Management by the Securities and Exchange Commission, which placed the company under receivership while it investigates fraud allegations. Benjamin Firestone and Jacob Gehl of Marcus & Millichap’s Chicago Downtown office represented the seller as well as the buyer, Oklahoma City-based Esperanza City Living. The SEC receiver retained Marcus & Millichap to sell a number of additional Sunwest assets.
DALLAS — ProLogis has leased 268,000 square feet of distribution space at Northgate Distribution Center, one of the REIT’s industrial parks that is located near Interstate 635 in northeast Dallas. The space, which is located within the approximately 535,000-square-foot Building 18, will be occupied by locally based logistics provider Speed FC. The company already occupies 268,000 square feet within Building 18 and will use the additional space to accommodate the growth of its business. The company has leased a total of 854,000 square feet of industrial space from ProLogis in Dallas and Columbus, Ohio. This most recent lease brings Building 18 to full occupancy. Terms of the lease were not disclosed.
SAN ANTONIO — An affiliate of Trammell Crow Co. has disposed of Crossroads Mall, a 742,000-square-foot shopping center located in San Antonio. Situated on 36.5 acres at 422 Fredericksburg Rd., the property is anchored by Burlington Coat Factory, Hobby Lobby, Stein Mart and Jo-Ann Fabrics. The buyer, a group of San Antonio and Houston investors, has begun a remarketing and rebranding effort for the property. Rusty Tamlyn and Doug Hazelbaker of Holliday Fenoglio Fowler represented the seller in the transaction. The sale price was not disclosed.
HOUSTON — Cadence McShane Construction Co. has completed West Pointe Center, a 170,823-square-foot office building located in Houston’s Northwest corridor. Situated on 24.8 acres at the intersection of Beltway 8 and West Road, the building contains three stories of Class A office space. It features floor plates totaling 55,455 square feet as well as a lobby with high-quality stone, wood and glass finishes. Sustainable features of the project include a construction waste recycling program, the use of regional construction materials and a water-efficient plumbing system. The project architect for West Pointe Center was Gromatzky Dupree & Associates.
SAN ANTONIO — The San Antonio office of The NRP Group has received approval from the Texas Department of Housing & Community Affairs for nine new affordable housing projects totaling 786 units. The projects include: Montabella Pointe, a 144-unit single-family project located in San Antonio; Golden Bamboo II, a 116-unit multifamily project located in Houston; Costa Emeralda, a 112-unit multifamily project located in Waco; Four Seasons at Clear Creek, a 96-unit multifamily projects located in Fort Worth; Ventana Pointe, a 96-unit senior housing project located in Houston; Tierra Pointe, an 80-unit multifamily project located in Karnes County; Crestshire Village, a 74-unit multifamily project located in Dallas; Casa Brazoria, a 36-unit single-family project located in Clute; and San Juan Square III, a 32-unit multifamily project located in San Antonio. Construction will begin in 2010. NRP partners for the projects include Merced Housing Texas, NRC, VN Teamwork, San Antonio Housing Authority, The Thomas RPDC Company, Housing & Community Services Inc. and the Texas Housing Foundation.
HOUSTON — Houston Realty Advisors has brokered a 15,575-square-foot industrial lease expansion on behalf of Equipchefs. The Dallas-based company will be expanding into Houston with its new space at 129922 Hempstead Hwy. Ed Ayres of Houston Realty Advisors represented the tenants. The landlord, MPI Properties, was represented by Gregg Barra and David Boyd of Boyd Commercial. Terms of the lease were not disclosed.
ARLINGTON, TEXAS — Jim Hazard and Brett Heinen of Henry S. Miller Brokerage recently brokered the lease of a 60,000-square-foot industrial building located at 3715 E. Avenue E in Arlington. The tenant, Alpha Furniture, LLC, will expand its current space by 20,000 square feet when it relocates to the building. Don Conlon worked on behalf of the landlord, Gillis Thomas Co., in the transaction.
DALLAS — The new 10740 Medical Office Building in Dallas has topped out. The new, Class A facility, which is located at 10740 N. Central Expressway, spans 92,000 square feet over four stories. It is scheduled for completion in December. The Ophthalmology Surgery Center of Dallas has leased the building’s fourth floor for a 25,000-square-foot ambulatory surgery center. Additional tenants at the building will be The Glaucoma Associates of Texas, The Cornea Associates of Texas and Dallas Laser Center. Cadence McShane Construction Co. is building the facility; Marasco & Associates, Inc. and Alliance Architects are providing architectural services.
