CORPUS CHRISTI, TEXAS — The Houston office of Holliday Fenoglio Fowler (HFF) has arranged $13.9 million in Freddie Mac funds for the refinancing of Alta Bayside, a 270-unit multifamily community located in Corpus Christi. The property is situated on approximately 15 acres at 1701 Ennis Joslin Road. It consists of 10 three-story buildings with an average unit size of 1,088 square feet. Community amenities include a clubhouse, a fitness center, a pool, a sand volleyball court, a game room, reserved boat parking and storage units. HFF's Matt Kafka secured the loan, which carries a 7-year term and an adjustable interest rate. Proceeds will be used to retire the property's existing construction loan. The borrower was Wood Partners.

SAN ANTONIO — Houston-based Cambridge Development Group has opened The Preserve on Fredericksburg, a 376-unit luxury apartment community located in San Antonio. Situated on 25 acres at 10422 Huebner Road, the project was designed by Dallas-based Humphreys & Partners utilizing the architect's Big House prototype, which places 10 to 14 units in a building that resembles a single-family residence. The Preserve will contain 35 such buildings with a mix of one- and two-bedroom units as well as private parking garages built into the structures. Community amenities include a clubhouse that features a trophy room, a fitness center, a business center, a gourmet kitchen and a conference room. Additional amenities include a two-level, outdoor swimming pool with a waterfall and oversized hot tub; an outdoor fire place; a California kitchen; a cabana and two dog parks. Sustainable features of The Preserve include energy-efficient windows, Energy Star-rated appliances, native landscaping and water conservation measures. Dallas-based CF Jordan served as general contractor for the project. Leasing and property management services are being provided by San Antonio-based The Lynd Company.
HOUSTON — Three new restaurants have joined the lineup at CITYCENTRE, Midway Companies' $500 million, 1.8 million-square-foot mixed-use development located in downtown Houston. Austin-based Eddie V's Prime Seafood is entering the Houston market with a 10,500-square-foot location. Also entering the Houston market is Yard House, an upscale-casual American restaurant that opened an 8,532-square-foot location. Finally, San Francisco-based Straits Restaurant has opened a 6,000-square-foot location on the ground floor of Hotel Sorella. It is the Singaporean restaurant's first location in Texas.
CARROLLTON, TEXAS — Dallas-based Bradford Commercial Real Estate Services/CORFAC International has brokered a 16,002-square-foot office/warehouse lease renewal in Carrollton. Nevill Business Machines occupies the flex space, which is located within Belt Line Place at 1301-05 W. Belt Line Road. Brian Pafford of Bradford represented the landlord, Aquiport DFWIP, in lease negotiations. David Little Real Estate represented the tenant.
FORT WORTH, TEXAS — A joint venture between Barclays Capital and Goff Capital has acquired Fort Worth-based Crescent Real Estate Equities from Morgan Stanley Real Estate Funding II. As part of the transaction, John Goff, who co-founded Crescent and served as vice chairman and CEO until its sale to Morgan Stanley in 2007, will re-join the company as chairman and CEO. Terms of the deal were not disclosed. Crescent Real Estate Holdings owns or manages approximately 17 million square feet of office space, including Houston's 4.3 million-square-foot Greenway Plaza office complex.
HOUSTON — Osyka Corp., a privately held gas company headquartered in Houston, has leased 7,936 square feet of office space at Timberway II, located at 15995 N. Bakers Landing in Houston's Energy Corridor. CB Richard Ellis' Ron McWherter represented Osyka Corp., and Debi Jones of PS Business Parks Inc. represented the landlord, PSBO Monroe.
DALLAS — TIG Real Estate Services has arranged two leases for office/warehouse space in Dallas. TIG's Jerod Hangartner and Tom Smolik represented the landlord, Anthony Interrante, in a lease for 26,291 square feet of office/warehouse space at 8925 Premier Row. Mercer Company represented the tenant, Tom Addis Productions. TIG also negotiated a lease for 20,011 square feet of office/warehouse space at 11460 Hillguard Rd. to tenant Eco Freash USA. TIG's Michael Grant and Ryan Wolcott represented the landlord, RREEF.
GRAPEVINE, TEXAS — Lee & Associates has completed a 180,000-square-foot industrial lease on behalf of Wistron Info Comm Co. in Grapevine. The communication technology manufacturer will occupy space within DFW Trade Center, which is located at 4051 N. State Highway 121, for approximately 10.5 years. Trey Fricke and Reid Bassinger of the Dallas/Fort Worth office of Lee & Associates represented the tenant. Cannon Green and Blake Kendrick of Stream Realty Partners represented the landlord, DCT Industrial Trust.
THE WOODLANDS, TEXAS — Excelerate Energy has signed a lease for 23,242 square feet of office space at 1450 Lake Robbins Drive in The Woodlands. The company will relocating its headquarters from a smaller space at 1330 Lake Robbins Drive. The landlord, BIT Holdings Forty-Six, allowed the tenant to terminate Excelerate Energy's 10,589-square-foot lease and agreed to a favorable leasing package for it to relocate across the street. The relocation will be complete by February 2010. Mary Barnwell of CB Richard Ellis (CBRE) represented the tenant in lease negotiations Lance McCarthy, formerly of CBRE and now with Studley, assisted Barnwell in the transaction. Gary Johnson of Crimson Services represented the landlord. Terms of the lease were not disclosed.

The space will be occupied by Star AC Supply, which was represented in lease negotiations by TIG's Ryan Wolcott. Michael Grant, also of TIG, represented the landlord, RREEF.
