FORT WORTH, TEXAS — Henry S. Miller Brokerage (HSMB) has arranged the sale of an 8,600-square-foot flex building, located at 3312-3320 Dooling St. in Fort Worth. The building features office and warehouse space, and is situated on approximately 2 acres. The buyer, Superior Fuels & Lubricants, will be relocating its headquarters from its previous facility at 3200 North Sylvania, also in Fort Worth. Todd Hawpe of HSMB represented the buyer and the seller, RLM Real Estate. The acquisition price was not disclosed.

SUGAR LAND, TEXAS — CB Richard Ellis (CBRE) has brokered the sale of a 3,500-square-foot retail bank building, located at 11770 University Blvd. in Sugar Land. Nizari Progressive Federal Union acquired the property. The financial institution currently has locations in Texas, California and Illinois. CBRE’s Mark Raines, Matt Keener and Russell Janicek represented the buyer. The undisclosed seller was represented by Simmi Jaggi and Elizabeth Clampitt, also of CBRE. The purchase price was not released.

HOUSTON — Grubb & Ellis has brokered the sale of a 4,000-square-foot bank building, located on a 29,906-square-foot site at 1350 W. 43rd St. in Houston. The building is occupied by Wachovia under a 20-year, triple-net ground lease. The building was constructed in 2008. George Cushing and Wendy Vandeventer, both of Grubb & Ellis, represented the seller, Eastbourne Oak Forest LP. Mark Sondock of NewQuest Properties represented the buyer, Patterson Ranch Inc. The acquisition price was not released.

DALLAS — Dallas-based BMC Capital has originated $375,000 in acquisition financing for the purchase of Cole 8 Unit Apartments, an eight-unit multifamily property located in Dallas. Terms of the loan were not disclosed. The seller of the apartment community was represented by Dan Rhodes of Dave Perry-Miller & Associates. The parties involved were not disclosed.

FORT WORTH, TEXAS — ATC Logistics & Electronics has renewed two of its leases at AllianceTexas’ Alliance Global Logistics Hub, located in Fort Worth. The first lease is for the 375,000-square-foot Gateway 5 building and the second lease is for the 181,039-square-foot Gateway 31 building. Ryan Keiser of CB Richard Ellis represented ATC in lease negotiations, with Steve Aldrich of Hillwood providing in-house representation for the landlord. ATC has occupied Gateway 5 since 2005 and Gateway 31 since 2007. The company also occupies the 413,508-square-foot Gateway 19 building and currently employs 2,600 people at Alliance. It first came to the development in 1994 with the signing of an approximately 40,500-square-foot lease.

GALVESTON, TEXAS — Marcus & Millichap has brokered the sale of The Reef Resort Apartments, a 36-unit, multifamily property located at 8502 Seawall Blvd. in Galveston. The property has seasonal rates by the day, weekend and month, and it includes a swimming pool and a tennis court. Norman Eastwood, William Jarnagin and Michael Ware from Marcus & Millichap’s Dallas office marketed the property on behalf of the seller, a receiver. The buyer was a private investor from Texas.

ARLINGTON, TEXAS — Henry S. Miller Brokerage (HSMB) has completed the leasing of a 9,720-square-foot retail building, located at 2301 Superior Dr. in Arlington. The building will be occupied by XL Auto Parts, a local auto parts dealer that is planning to open multiple locations in the D/FW Metroplex. Jim Hazard of HSMB’s Arlington office represented the landlord, CRAJ LTD. The tenant was represented by Craig Jones and Michael Newsome of NAI Robert Lynn. Terms of the lease were not disclosed.

SAN ANTONIO — Houston-based Greenstar North America has opened a 180,000-square-foot, single-stream recycling facility in Houston. The new facility, which is located at 1228 Cornerway Blvd., has the capacity to process 20,000 tons of material per month. The facility will serve the Central and South Texas regions and will employ approximately 100 people. Greenstar North America, which is the largest municipal recycler in the state, already operated another recycling facility in San Antonio. It is located at 3003 Anoil St. and processes 3,000 tons of material per month.
