FORT WORTH, TEXAS — ATC Logistics & Electronics has renewed two of its leases at AllianceTexas’ Alliance Global Logistics Hub, located in Fort Worth. The first lease is for the 375,000-square-foot Gateway 5 building and the second lease is for the 181,039-square-foot Gateway 31 building. Ryan Keiser of CB Richard Ellis represented ATC in lease negotiations, with Steve Aldrich of Hillwood providing in-house representation for the landlord. ATC has occupied Gateway 5 since 2005 and Gateway 31 since 2007. The company also occupies the 413,508-square-foot Gateway 19 building and currently employs 2,600 people at Alliance. It first came to the development in 1994 with the signing of an approximately 40,500-square-foot lease.

GALVESTON, TEXAS — Marcus & Millichap has brokered the sale of The Reef Resort Apartments, a 36-unit, multifamily property located at 8502 Seawall Blvd. in Galveston. The property has seasonal rates by the day, weekend and month, and it includes a swimming pool and a tennis court. Norman Eastwood, William Jarnagin and Michael Ware from Marcus & Millichap’s Dallas office marketed the property on behalf of the seller, a receiver. The buyer was a private investor from Texas.

ARLINGTON, TEXAS — Henry S. Miller Brokerage (HSMB) has completed the leasing of a 9,720-square-foot retail building, located at 2301 Superior Dr. in Arlington. The building will be occupied by XL Auto Parts, a local auto parts dealer that is planning to open multiple locations in the D/FW Metroplex. Jim Hazard of HSMB’s Arlington office represented the landlord, CRAJ LTD. The tenant was represented by Craig Jones and Michael Newsome of NAI Robert Lynn. Terms of the lease were not disclosed.

SAN ANTONIO — Houston-based Greenstar North America has opened a 180,000-square-foot, single-stream recycling facility in Houston. The new facility, which is located at 1228 Cornerway Blvd., has the capacity to process 20,000 tons of material per month. The facility will serve the Central and South Texas regions and will employ approximately 100 people. Greenstar North America, which is the largest municipal recycler in the state, already operated another recycling facility in San Antonio. It is located at 3003 Anoil St. and processes 3,000 tons of material per month.

KATY, TEXAS — Marcus & Millichap has brokered the sale of Grand Lakes, a 34,552-square-foot shopping center located in Katy. The center is situated on 3.2 acres at 5544 S. Peek Rd.; it was construction in 2005. James Bell of Marcus & Millichap’s Houston office represented the seller, a Texas-based partnership. The buyer was a Florida-based developer. The acquisition price was not released but the property listed for $5.75 million.

SAN ANTONIO — A new 100,000-square-foot Lowe’s Home Improvement Warehouse opened its doors last Friday in southeast San Antonio. According to the company press release, a store of this size represents an average investment in the community of approximately $12 million and creates up to 120 jobs. The store, which is located at 3302 Goliad Rd., will celebrate its official grand opening on Thursday.

SAN ANTONIO — CHRISTUS Santa Rosa Health Care and the University of Texas Health Science Center at San Antonio have announced plans to develop a freestanding, non-profit academic children’s hospital in San Antonio. Both parties have appointed representatives to a planning team, which has already commissioned a feasibility study to be completed by January 1, 2010. The results of the study will determine how the partners move forward, including the hospital’s location. Founded in 1869, CHRISTUS Santa Rosa Hospital is a Catholic faith-based, non-profit health and wellness ministry. The organization currently has four hospital campuses in South Texas.

SUGAR LAND, TEXAS — Eco-Dental, an environmentally friendly dental practice, has joined the tenant roster at Lake Pointe Village, a 170,000-square-foot retail center in Sugar Land. The retail center is located within the 190-acre, mixed-use suburban village Lake Pointe Town Center, a Planned Community Developers’ (PCD) project. The dentistry practice will occupy 2,000 square feet of retail space at 1570 Southwest Freeway, Suite 500. Eco-Dental owner Dr. Danny Nguyen represented himself, and Charlie Adams of PCD represented the firm in lease negotiations.

FORT WORTH, TEXAS — Vertical construction has commenced for Presidio Junction, a 300-acre mixed-use project located at the intersection of North Tarrant Parkway and Interstate 35W in north Fort Worth. The project will comprise more than 1 million square feet of retail and restaurant space; 1,300 apartments; and 750,000 square feet of fitness, hotel and Class A office space. Construction has already begun for 348 apartments units, which will begin leasing this summer. In addition, Lowe’s Home Improvement Warehouse has been announced as the project’s first major retail tenant. Presidio Junction is being developed by Newport Beach, Calif.-based LNR Commercial Property Group in conjunction with several companies. Gables Residential is assisting with the multifamily component; The Weitzman Group is handling the retail component; and Stream Realty Partners is listing multifamily, office and medical office spaces for the project.
